This is the Expanse Studio Tiny House by Tiny Heirloom which is not built on wheels, instead, it’s built on steel skids.
The cabin measures 20′ by 10′, so it’s about 200-sq.-ft. of space inside, with a full bathroom, living area, kitchenette, and front deck. They also make the Expanse 2.0 which is a 30′ by 10′ version with a bedroom, you can check that out right here.

I live in a similar size and it is great. This one’s interior design one would think they spend 30% of their time in the bathroom from it’s size. I do mine in 3’x4′. My kitchen is next to it 2′ wide against the wall .
You just can’t waste that much room in a TH, Vs I have a nice closet, a big desk, couch/bed, a recliner, fridge and another 6′ of wall space.
Plus on the long 15′ walls, the size of this without the porch, I have 2′ wide lofts I can put 10 large totes on each side is a huge amount of storage.
10’x16′ is the best size for 1 person and 8′ more each additional person can have what most people need and more without breaking the bank.
And I built mine under $4k in new materials, 16 hr labor as it took me and a good carpenter only 2 days to finish everything but painting, other light finish work.. Built on skeds too and designed to be moved by flat bed trailer or wrecker.

What’s the insulation and snow-load on your tiny?
If you ask about snow loads you live too far away. ;^)
And all I’m good for is running a crew of 2-3 as 80% handicapped.
Wood prices have went up shocking lately so add another $1k and another for extra insulation you’ll need.
Though living up north you’d have much better wood sidings, etc we just don’t have in Florida.
You’ll need a steeper roof pitch but then you’ll need a steeper angle for solar so works out.
The secret to low costs is a simple design and well shopped materials.
I’m looking for commercial property to build these for sale though mostly to show people how profitable it is to build them so they’ll start their own business doing it where they live.
