399-sq.-ft. SIP-Built Cottages for these Tiny House Villages


Today we’re excited to introduce the beautiful Eclipse Cottages, built with low-maintenance SIP panels and including rainwater catch base filtration systems, greywater reuse systems, and other amazing sustainable options! They come with a few layout options and plenty of customization color/finish-wise.

Right now, these cottages are only available to be placed in one of Eclipse’s three tiny house villages in South Carolina, but eventually, they will build and ship them to the general public.

    these options make having your “own” home possible – almost too many windows! Don’t know how I could wash the uppers! The size is perfect for one or two retired adults for down sizing in retirement.

      Well, keep in mind that it’s “ANSI 119.5 Certified Tiny Home”, which means it’s a Park Model RV. So still has the difficulty of finding a place to put them and being able to legally live in them full time as a residence.

      The SIP construction is otherwise very cost effective and quite a step up from the average Park Model…

        Ah, but what does full time mean in the States. Here in New Zealand, if I remember rightly, you have to vacate for a maximum of 1 week per year. Not sure if that means I week in total, or whether you can break it up into smaller lots.

          Pretty straight forward, full time means all year. However, restrictions vary but overall RV/Caravans are typically only meant to be used up to 4 weeks out of the year and anything on wheels tends to automatically fall into that category…

          Work around options include being nomadic, moving every few weeks, or finding an RV Park, etc. that allows full time parking… Some may only be seasonal but there are some full time locations. While most are rental lots, there’s a few that may allow purchasing of the lot to own the spot…

          Though, specific restrictions vary across the country, there are places that you may only need to vacate for a short period and then return for the rest of the year or for another set period of time.

          While residential properties are typically more restrictive and the RV/Caravan may not be allowed to be used or even allowed to be visible. So it often has to be specifically zoned for RV parking if it’s private property or something similar like for a mobile home that may fall under HUD…

          Options like boon docking on BLM land is free and allowed for up to basically 2 weeks or 15 days but if you just move to another spot then the timer resets and is an option for those who can live off-grid…

          Some states are more friendly towards providing long term parking options while others are more restrictive to even banning…

          To circumnavigate the restrictions and be able to establish more quickly without a legal battle, many tiny home villages are basically RV Parks that have been purchased and converted into a Tiny House village. Some will be mixed RV/THOW, while others will be strictly Tiny Houses and be designed to look and function like a regular community.

          Though, there are those who have actually managed to develop property that’s actually a regular community, just for tiny houses, and are on foundations but still few and far between…

          Legally, there’s a distinction between Tiny Houses and Park Model RV’s. So, depending on location, it can be harder to place a Park Model RV as most of the efforts to legalize tiny houses doesn’t apply to Park Model RV’s and Park Model RV’s are specifically not intended to be moved very far, being larger than road legal size limits, and tend to be very local to where they are manufactured.

          Though, some areas may have little to no restrictions or local code just doesn’t specify how it’s built and the structure may just need to meet a minimum sq ft requirement, which adding an addition to the Park Model may allow it to work but that’s pretty rare exception…

    Really gorgeous and light filled.
    I would be concerned about heat with the very high ceilings and the mini split at the top of the kitchen. Will the ceiling fan be enough to pull the heat down to the living area?
    Looks very well thought out.
    Bath tub or shower?
    Maybe I missed it, but I didn’t see a price on this for the basic model. The website doesn’t seem to have it either.
    Since this won’t be moved, might be nice to have a bit of overhang on the roof.
    Very spacious and so great with the windows looking out to those beautiful trees.

    The model looks great, but I have my doubts about the “communities.” I live in South Carolina. It’s a small state where if these are really more than RV parks there would be quite a bit of information floating around already. Since I’m a planner, stories would certainly be making the rounds if something innovative that would provide good affordable housing were being developed.
