255 Sq. Ft. Dakota Tiny House: Built like a House, Works like an RV

I’ve been wanting to introduce you to Dakota Tiny Houses as well as show you one of their very first builds. The Dakota design is 30′ long by 8’6″ wide and 13’6″ tall. I’ll show you the floor plan down below. There’s even a 3′ porch in the front and inside you’ll find just about everything you’d normally find in a normal home or fully featured RV.

One of the best parts of this tiny home is that it’s actually very livable even if you’re not a minimalist. There seems to be plenty of space for most of your favorite belongings, don’t you think?

I also like that there’s plenty of windows so when you’re in here it feels bright and spacious. I think some of you will also like the fact that there’s no sleeping loft in this model. That means high ceilings and a more spacious feeling throughout. And yes, there’s an actual bedroom in the back.

In this one, they installed a tilt mount on for the TV so you can watch while you do the dishes or cook.

Again no loft in this one instead you’ve got enough length in this house (30′ long) to actually have a first level bedroom that you can stand up in! That’s nice… I like the storage cabinets and fan too. 🙂

Pricing for Dakota Tiny Houses

The price tag? I hope you’re sitting down. The price varies depending on the options you choose but according to their (old) web site, the average house they build ends up costing about $55,000.

    WHERE WHERE WHERE do those expandable STEPS to the porch COME FROM??? We are looking into RV living but as a physically challenged person this has been a huge stumbling block—none of the stairs/steps we have so far seen come CLOSE to expanding like this!!!! And the makers seem—uninterested altho their target market is older people!!!!! Any info greatly appreciated!!!!!

    I like it a lot, not too happy with the price but most of the options and functions are better for seniors than most….of course with mine I got a CAT diesel, ability to tow a car or truck and an 18′ slide out kitchen/living room for that price. But I like it a lot for those that can’t manage a big motor home.

    Not bad – very nicely developed. Still – hardly a stitch of storage. I would have to resort to putting my underwear in the kitchen!

    I am glad to see some designs with same floor bedrooms. We are getting older and cannot live like a college student. Loft storage is one thing, but not crawling up to bed or sleeping on a mattress on the floor. No wheels either. How about some “small” home designs that are smartly planned and affordable, instead of tiny?

    Look s good I have to admit. BUT, after 6 minutes of blowing your own trumpet I turned it off. I dont want a testimonial from the builder I want a testimonial from a buyer who has gone through the process and lived in it for a period of time.

    I wanted to see the house and all the detail not someone standing in the kitchen/living room rabbiting on about other people and what other people want. If you are looking at this video you are already interested in tiny house living, you dont need to oversell the concept.

    I LOVE, LOVE this Tiny House.. I have been trying to explain to family and friends that you can do this and not live like an uncivilized animal. The finishes are worth the 55k. Even adding additional resources to go off-grid, a $60k mortgage is less than what many substandard apartments rent for now adays. Why to go, it would be nice to see more Tiny Home developers team up with good design sense…

    Are there any closets or such space? Did not see any in the floor plan. Just wondering. I would cut down on some of the full size (which are very nice) accouterments. Looks like they built it around the super large TV

    Nice enough, but again there’s that basic old style trailer layout of stuff lining the walls and a hallway between, largely determined by having a rear entry door. It would never work for me for long term living and at that price you want to get it right. A lot of these layouts focus on individual functions but fail to take into account overall livability. What I want to see opposite my main sitting area is a large window or even a set of French doors, not a big blank wall with a TV. This may be the ideal setup for some people, but for me the “lounging” area is where I spend a lot of my indoor waking hours and needs to be the most open part of the house, not tucked in a corner as an afterthought.

    When you’re in the kitchen or bathroom you’re usually busy and focused on your immediate surroundings. When you relax on the couch you might be just letting your thoughts wander, you might be enjoying a storm outside from the comfort of your home, you might be reading, whatever. That’s the time that you most appreciate having as much open space around you and as much vista as you can get. Not enough large windows either. Looking at space outside adds to the feeling of space inside.

    Nice design, pretty efficient use of space, and my only comment is why is it ,I see a lot more a frame roofs on most designs why is it I do not see more dutch style roof/loft designs. Can someone fill me into that information?

    I agree with one of the earlier commentators – its very RVish … I have to say I prefer the charm and creativity of the self builds and with the loft bedroom up above. If its going to look like an RV off the lot – you may as well just buy one – and with a pop-out to boot!

    Seems to me that if you put the door on the side instead of the end, you’d get more room for your couch area at the end instead of cramming it up against the long wall and then trying to put furniture across from it. Not enough room this way. Also, if you put the door on the side, you could take in the porch area as inside living space.

    This is easily the best tiny house I have seen thus far. I have to check out their site to see if the sell plans. I wonder if they can alter the plans to remove the porch to allow for more living space? It would mean a full sized fridge and removing the awkward placement of the sink.

    I’m curious wouldn’t the ac unit which is right over the top of the front door outside drip from the condensation…?

    With all the available resources at your disposal why you went with a standard kitchen, and a over stuffed RV sofa is beyond me.
    This is NOT worth $55,000.00
    There is no real storage, space or dining.
    What you created was a tail gate party wagon.
    Not impressed.

    Hrm. I feel like this is a classic example of putting BIG stuff in a tiny house. Big TV, Big countertops…where’s the storage? This seems realistic as a guest lodge, but not as a permanant home. It’s too clunky for my taste. I’m taking note of the sink-over-toilet concept, but here it looks like you’d be forced to lean forward to bump the back of your head. Maybe there’s a better way of executing this? I’ve also seen a toilet that has a built in sink in the holding tank which runs when you flush, also serving to fill the tank and a place to wash hands. It was imported from Japan or China I think. Very common there.

    Question please: Can that same style of retractable stairway not be used for a loft? Just seems to make sense as another alternative to ladders. hm ty.

      Great idea although I’m not sure it would be long enough for that but sounds like a great product for someone to create.

    First, I was wondering if you’ve lived in your tiny home, and second, I didn’t really see a picture or anything in the video that showed the bedroom, is there a reason you left it out?
    I love the idea of an overhang in the outer entry area but dose the lower area expand? it didn’t look like you could set a chair on it. One comment I red was that there were no stairs, couldn’t that be a slide under feature?
    I didn’t see a place to sit and eat, or a good use of space for food, eating items like cups, plates, pots and pans, no talking about your produce, dose it have AC and heat? are the windows triple glazed for cold weather? Did you think of screen on the windows as well or a screen door and maybe even a dutch door? I don’t know what else to say other then, if your going to build a tiny house and try to sell it, live in it for a year and let us know how that works out.

    Does this company exist any longer? I can’t find it. Their website is non-existent and their phone number is a construction company who’s website domain is for sale.
