This is the quintessential Laneway House. It possesses all the elements fundamental to a small home. The house is liberal with its floor plan, with a focus on single level living. It has one bedroom, a large open space for living, dining and cooking, and a smaller workroom. Being a single level home enabled the design to maximize its footprint while also retaining the large tree on the western property line and using that area for on-site parking.

      This is definitely my all time favorite. Sure wish I lived in New Zealand so I could meet this mother and daughter and maybe get a tour. Love it!!!

    A very well done unit. I have just updated a unit in a seniors park that I am using a Vinyl Plank that looks lie this floor and am very happy with it. I feel there is a huge advantage to laneway and mother-in-law housing in cities with the possibility of Air B&B functions.

        Senor parks and Tiny homes seem like a natural fit. Here is Arizona there are many senior mobile parks and a lot of them will allow Tiny homes . You have to remember anything under 400 sq.ft. is considered a tiny and that includes Park Models.         There are many Seniors parks in the south and west that I have been to while RVing the eight years doing my book research. Park Models can be found in many of these at reduced costs as you are seldom buying the lot. The BEST parks are HOA owners parks so the speculators can not keep raising space rent. When they raise the space rent beyond the Social Security income and the owners are forced to sell or when they check into care facilities some good deals can be found and I am seeing some of these units go for as little as $500 plus the moving costs. I am currently remodeling one out of pocket and being a senior’s sole income social security it will take some years to finish to taste. I have posted all the upgrades so far on the tugboatwilly.com site if you have an interest. I intend to finish the whole job and market under $25K next year.

    Really nice house with a nice finish. Though I can not make out the layout from the photos. Would be nice to see the plans.

    since no one knows the cost, I would guess having it built would be around $250,000 plus $250,000 for the lot where it sets. the homes you see surrounding it run over $750,000 and they are right up against each other. The area is jaw dropping beautiful and the price is ridiculous and it wouldn’t surprise me if the owners also have a summer cottage by a huge lake near the mountains.

    I’ve been checking homes in Newfoundland for decades and a shack near St Johns would cost $200,000 and unless there is a bidding war. The bed and breakfast in Flat Rock right off the ocean once called Tide’s Inn sold in 2007 for $750,000 and it had no yard at all.

      All house prices in Canada are insanely high. Marginally worse than New Zealand.

      Why? Lack of buildings plus FOMO.

      New Zealand now has a shortage of houses for sale, and with it a shortage of buyers due to people unwilling to pay “stupid money” for a house. Interestingly there are quite a number of houses that aren’t selling… and this is in the middle and upper lower end of the market.

      People who currently have a house are saying “what’s in it for me?” And that’s a very good question. Sell a house, pay outrageous real estate commissions, and buy a new house. Why go through all that hassle? Why not stay where you currently are? Its what we are doing. Unless we win Lotto then of course all bets are off. LOL

        I agree about the commissions.

        This land owner of 2.5-3 acres is “house locked in” from surrounding neighborhoods and cannot reach the main road for a sewer line, however a strip of his land rides up against the back side my 1 acre which most likely will lose about 20 feet due to the widening of said road. I would still have 50 feet left in the front but most the homes by me will be lucky to have 20.

        Someone will be knocking on doors to see who wants to sell, most likely the land owner behind me. I figure he can build 20 homes on his 3 acres each home selling for about $200,000, cost to build plus laying the sewer pipes $60,000 per unit, profit of $140,000 each or $2.8 million total but he can’t get anything unless I sell my acre so his crew and reach the road….

        Now I can see them offering me about $180,000 since my home is showing $135,000 but they don’t care about the home, raze it for the land and maybe throw on 3 more homes to boot….. But that offer would be nothing more than money to relocate and buy another home with no pocket change at all. You better believe that I’ll hold out for about $300,000, don’t want to anger the man and be forced off by some fluke of the law.

          In you situation, yup I’d tell them I’ll sell. Tell them you’d want $5 million. Worth it to see the look on their face.

      Jackie, this lane way house is in Vancouver and those houses you see around it aren’t $750K. They’re 3 million and up. A lot in that area, no house or a tear down will run you $2million and change. Then you still have to build the house.

      the build most likely cost around $200K for the lane way house and its a way for many to afford a house in the area or to hang on to what you have. The property taxes in British Columbia can be high, especially in this area given the cost of housing. If you’re a senior you can defer your property taxes, but if you’re not, you have to pay them. Some property taxes easily run you a thousand a month, hence the need for a lane way house.

    One of my favorite Laneway houses. These should be standard in every larger lot over 10,000 sq.ft. especially if there is an alley involved. A great space for college kids getting out of the nest and after they are encumbered with a family of their own, the parents can move in and rent the big house. The only reason I can see that this is not common would be the “Bigger is Better” syndrome. Although with the current mandatory three jobs per household for renting a two-bedroom apartment AND Food I don’t see any way for the 95% to afford the plan. Even the factory-built Park Model that would fit well and have the same amenities at 25% of the cost would be a stretch today. I can totally see this style in my “J” Wall series as the shape of the 12′ wide section is perfect for seniors with vision problems and hearing issues….Not mention SO much easier to clean and pay for utilitiees. A nine out of ten in my esstimation(no half bath).
