This is a beautiful — and fun! — unfinished Tiny Arch House that’s for sale.

It’s been an ongoing project for this family, and they are now selling it in order to pay some debts. It has a beautiful shingled exterior and an unfinished inside that includes two lofts, and could include a bedroom. We are selling the Tiny House that we have been working on for the last 2 years. It has a special Tiny house trailer built by Ronco Trailers in Vista, CA. My husband built an extra-strong foundation and hand-cut all of the frame. Thousands of hours have gone into the building, but we need to sell to pay debts. The outside is finished with Cedar Shingles and double pane windows, with a custom built door, and the inside is partially insulated, wired for electricity, and ready to finish exactly how you want it. All done, this will be a warm and cozy cabin anywhere in the world!

      I agree. Tiny homes are becoming extremely overpriced. If you can’t build it yourself or have friends who will donate their time for free, hiring a company is out of the question. I’m turning 65, don’t have building skills on that level, friends who would donate their time for free, so I’m rethinking my decision of a tiny house. I’ve seen 500 sq ft small homes for sale, all over the country, for less than the price of a tiny home. Yes, I’d have to pay taxes and insurance, but I plan on staying in it for the rest of my life. Not enough states are becoming “tiny house friendly” quickly, and many of those communities are places I wouldn’t want to live (fracked water, oil pipelines…).

          Hi Large Marge, 160 sq ft is too small for me! That would be a great size for someone right out of college paying off student debt. For someone wanting to retire and stay put, I want something in the realm of 400 sq ft. Thanks so much for asking.

        The way to do it cheaply is buy the materials and hire a carpenter, etc by the hr to do what you can’t.
        This shouldn’t cost over $4k plus trailer.
        Though I’d build it off a trailer and wider. If you need to move it just hire a flat bed tow truck or trailer. Wide load permit is cheap/ Tow truck driver has one already.
        I just built a nice 10×16′ for 3k , $1500 for help as handicapped which seems the perfect size.
        Just the bath, kitchen in the rear and the rest open studio.

          Hi Jerry,
          I’ve seen lots of plans for sheds and even garages that would make great tiny houses. I don’t need a bunch of walls, just one large open space. I’ve been looking at those more than tiny house companies because they’re charging an arm and a leg! Problem is where to put it once it’s built. I live in CA, and my options are building an ADU and living in someone’s backyard. I have no problem moving, but where? I won’t move to a fracking or oil pipeline state. Got any ideas?

          Hi Janet,
          Well Florida doesn’t have fracking and lots of cheap land if you know where to look.
          Another is buy, build a ‘houseboat’ and live free on the water or on land. I use to live in boatbuilding yards in Costa Mesa.
          Another is be a ‘guard’ in an industrial area.
          Buy a run down mobile home trailer on land, tear it down to the frame 1/2 at a time and ‘repair’ it.
          The sun is great, 77F today here in Fla with great fishing, enough solar matching your load going off grid is cheap, easy.
          I bought my land 25 yrs ago but selling it and doing it again in St Pete because I need to be by a university for labor, etc.

        If you’re planning on staying put, there isn’t much reason to consider a THOW. You’re right, there are plenty of serviceable already-built small cabins in rural areas. Even in a high-tax state, the taxes on a 500 sq ft house under ~$60K will be very small, much smaller than the cost of lot-rent or hook-ups for a THOW. And at your age you probably need 500 sq ft anyway, to get the first-floor bedroom and enough storage so that you don’t have to buy food every other day.

      I was going to say it is a STEAL! It is well done framing, practically finished exterior, finished roof, and wiring, and windows and doors already set, and looking so pretty. He doesn’t say, but the floors are probably finished, too. It is a beautiful house, and very unique. The trailer is strong, and the house easy upkeep. I think the price is a steal, and hope it sells soon! Good luck!

        Marsha, I agree also. They are probably not asking much above cost. SMH at the comments above saying it’s overpriced. They have every right to recover their costs plus charge for labour/ and make a profit. I wish them the best and hope they get all they are asking – there is a lot of good quality work that went into this. I would love to finish this one – it’s a creative build and has a lot of potential.

    IMHO, this unit isn’t grossly overpriced all things considered. I base that opinion on the amount of labor that went into the build so far & an estimate of material costs. With labor alone, I’d wager they don’t even surpass minimum wage for the work they have done. This is a nice start for someone.
    Regarding costs, the sad fact is real world incomes have been declining for 3 decades in comparison to the cost of living. Everything seems grossly overpriced. It’s a great time to have a minimalist outlook.

    I only see two, maybe three windows in that space. so dark. I’m all about micro spaces, but there needs to be more light.

    The pictures showing this tiny house, do nothing for it, we could have used a couple more pic’s to give us a better idea…!

      There is a good deal of pictures on their blog. I went there in an attempt to discern how they built it out to this point.

    Would have been interesting to see the finished product. Can’t picture it without the whole inside shown. Like the shingled roof on the outside.
