The first “Micro Home” is available for sale in Palm Springs, CA at the Palm Canyon Mobile Club.

About 100 new homes will are scheduled to fill a vintage mobile home park in this popular resort community, creating the first neighborhood of its kind in southern California. A one bedroom home has 600 square feet with modern features, including clerestory window, sliding doors, full sized appliances, a separate bathroom and bedroom, all on one level. A 2 bedroom plan is also available, at about 800 square feet.

Placed on a traditional “double wide” lot, each space provides ample outdoor room for gardens, decks, outdoor kitchens, dog runs and more, rarely found in a comparable condo type home in Palm Springs. Starting price:  $126,000, significantly lower then the median priced home in Palm Springs, which is about $550,000.  Space rent:  $650/month. (The average condo fee in Palm Springs is about $550).

    ABSOLUTELY LOVE IT!!! LOOKS LIKE THERE IS ROOM FOR SOME OFFICE SPACE. THE LAY OUT IS JUST FANTASTIC. NOW IF A RAMP COULD BE MADE ON THE OUTSIDE INCLUDED ON THE PATIO PORTION FOR PEOPLE WHO HAVE WHEELCHAIRS. I LIKE THE SINGLE LEVEL APPROACH. MUST BE AWESOME TO BE ABLE TO LOOK AT THE STARS AT NIGHT, NOW ALL THAT WOULD BE NEEDED IS A TELESCOPE.

      I have lived near PS for about 14 years and believe me I would leave the desert in a heartbeat were I younger and more financially secure. The heat in the summer is unbearable and if you don’t mind $500/month electric bills for about 4 months out of the year then PS is the place for you. PS is changing for the worse…high rise hotels are going up downtown and the “village” atmosphere is totally non-existent these days.

      Hi Otessa- actually they could install a ramp; plus we will be getting some homes that will be installed “at grade” which will eliminate the steps.

    Unless you can own the land your unit sits on this is a no-go for me. I own the land under my current mobile home and that is the only way to go. Otherwise you are at the mercy of sometimes money-hungry park owners
    who will raise your rent at a moments notice. There have been several “horror” stories in the Palm Springs area of this happening and people either pulled their units out of the park or simply had to walk away from them due to being unable to pay the increasing space rents.

        Thanks for your comment- couple of things to note: There is a space rent lease that puts a cap on the max the rent can go up each year. And keep in mind too, if the rent gets too high, you can always move the home (granted it it not cheap!) but it is possible. Something else to consider, if this home was on fee land that you owned, I think you could expect to pay closer to $300,000 to $400,000 to live in this neighborhood based on comps.

    Very nice. But it doesn’t look to be 600 sq feet. Granted, haven’t seen the bathroom. But I have seen in California where they add exterior footage as part of the overall footage.

    But still very nicely done.

      They are indeed 600 sf for the one bedroom plan- there’s about 550 sf of outdoor deck space too. We do have a two bedroom plan that is 800sf and includes a 250 SF outdoor deck.

    I have owned in PS, I also have place in LA. But I really like the Idea & think the space inside is great, but I feel with the era of “micro Homes” the curb appeal/Structure architecture could be soo much greater.. Also, with the heat In summer , you need covered parking/storage.

    I think the idea is great! A real winner!!🏆

      Thanks for your comments- there will be a covered carport. And there is also room to add a storage shed too in the private yards.

    That lease rate is way too high. It is endless, it will go up every year the maximum they are allowed to, count on that. Also, the $650 a
    Month lease amount equates to about $136,000 in mortgage amount that could be financed for the same payment. Puts the real cost at roughly $260,000 for 600 sqft ??? Wow, very high !!! I would pass .

      Thanks for your comments James, you definitely make some valid points to consider- However median price for a single family home in our town of Palm Springs, is $550,000. And in this neighborhood where these homes are located, even higher. I’m not too sure about your calculations, but even at your payment with the space rent if you say its for an equivalent home of $260,000, that’s still about half the cost of a single family home in this neighborhood. There are less expensive housing options in other areas of Palm Springs- however to live in this neighborhood, these are actually some of the lowest priced homes available, even when you include the space rent.

      I think these are specially designed/built just for this community, so I’m not sure that that’s possible in this case.

    Great job, Paul. All the above concerns are valid, but if you love the desert, can afford the fee going up, etc., then these are great places. I’m a mountain girl, but also love the desert when it’s winter up here in Colorado, especially as I grow older. These are perfect places for “Snowbirds” and if you capitalize on making some of them ADA compliant, they will be even more attractive. 🙂 Love them!
