Unique Langue d’ Oc Cottage in France

This is a small cottage in the heart of the National Parc Naturelle de Haute Languedoc in the south of France. It’€™s situated in a tiny monumental village on a hill top with a small chapel of 1000 years old and beautiful views over the hills. The cottage itself is a 17th century stone farmers sheepfold / sheep stable which had been abandoned for some decades. It’s now been transformed into a small house. It’s been renovated in the original regional style using only ecological materials and traditional building methods. It took 10 years of hard work replacing the roof, partly rebuilding stone walls, adding windows and insulation. It’s 890 sq. ft. are divided over 2 floors and a loft. The first level has the kitchen with a door to the garden, a fire place and the bathroom with a bath tub and a compost toilet. The second level (street level) has the living and a staircase to the loft. The loft has room for a double bed.
The region is tranquil and has a rich history. Nearby is a lake with healing water that’s being used for skin treatments. The city and airport of Montpellier are at one hour driving distance. The cottage is for sale for 119.000 euros (approximately $132,500)

What an INCREDIBLE find! This is a place one dreams of. Not all of the upscale luxuries are necessary, the beautiful rolling hills and ambience makes this well worth it…

This makes me want to pack lightly and move today.

    Location, location………

And a great price compared to most National Parks, at least in the USA.

This is wonderful! I could live in this home. But I love the USA too much to leave. Moving through it seems like a dream though.

….I could be very happy there. It is simple and beautiful inside and out. It meets my criteria for a wonderful tiny home. The design is great and the setting sets it off like a jewel. It would be marvelous to spend the twilight years of one’s life in such a home and place.

Nice place! A beautiful country not too far from my birth country. Although it is too far for me to live away from my family. So I will just admire it from afar and enjoy the sights. Thank you for sharing!

I love stone houses, and this one is wonderful. To make it even better it is in France. If I were younger and had a lot more money, this house would be mine.

I agree it is beautiful. Money and age is a factor. Even if I do not speak French it is still attractive.

Trish Dee, you and I would be competing for this home. I ABSOLUTELY love this little stone cottage. It has always been a dream to live in France and this little village with the small church (I am a retired minister) would be a perfect place.

The cottage is perfect just as it is, except I might do a tiny bit of updating in the kitchen to make it a little more modern. I love to cook and bake so would probably put in an island and a little more storage for my KitchenAid appliances, my Vita Mix, and all my cookware. I would also take out the counter with the cooktop and put in a professional stove and oven. Then I could bake to my heart’s content.

I wonder if it’s still for sale since the original post was from 2013. I’ll sell my tiny house and move in a heartbeat! Love the historical element and tranquility of the area.

What a wonderful way to immerse yourself into the French language and country culture. My husband and I both have EU citizenship. Other than the cost quoted , can you tell me what else is entailed in buying property in France?

What is the process for buying a home in Italy from the US? Is there and address or contact person to meet with if I wanted to travel over there to see this place? Any information would be appreciated.

    • Vicki King
      February 3, 2017, 9:33 am

Its in France, not Italy, they are two different countries. All you have to do is google the purchasing and immigration requirements for that country ( France) however I believe a prior post said it WAS for sale three years ago but alas, not any more. It is fantastic!

Patricia Schneider….Yes, we would be competing for this house. I don’t speak French, but it is on my bucket list. I’ve dreamt of living in
a small village there as well. Stone houses are my passion and I’ve collected a few special plans for those over the years. When will I win the lottery? LOL!

What is the thing in the living area in the corner next to one of the heating units??
I love this house and seems like such a deal. But what about property taxes and other basic costs to live there?

  • Duke Zimmer
    May 12, 2017, 6:42 pm

Be careful what you wish for. While the cottage is cute, French taxes are not and can eat up as much as 45% of a residents’ income. For example if you earn between 26, 819 Euros and 71, 898 Euros you’ll pay 30% at the national level and anything over 71,899 Euros will be taxed at 41%. Ad to this local and property taxes and pretty soon you’ll wish you were back in the US.

Only slightly higher than the country I live in, but I also get a quality , free education for my children, and universal health care. So I am happy.

EUROPE HAS SOME AMAZING ARCHITECTURE. IT IS REFRESHING TO LOOK AT A HOME WITH A HISTORICAL PERSPECTIVE, INSTEAD OF THESE MODERN HOMES, WHICH ARE NOTHING BUT BLAND, AND NO SPICE TO THEM.

Alex…we are not scared of dates, I noticed you took the dates off the links. I saw this before and I am absolutely thrilled to see this gem of a house again. 😀 These are so nice in the middle of what has become commercialized cookie cutter THOW’s.

I would like to ask how the electrical was done – wired into the walls because that is what it looks like and not a surface install. Perhaps the person who this lovely house belongs to can answer?

    • Alex

Thanks for letting me know, Denise! And glad you enjoyed it again. It’s one of my favorites. That’s a good question for an electrician… You’ve got me wondering myself. 😀

I did buy a small (50 square metres) house in rural France that is now our holiday home. I spend time there with my dog, and sometimes with hubby and our adult children!
There are lots of small stone houses available all over France. This area is much more expensive than the area we bought in, where houses are available for €40,000 or so. Our house has plastered walls, but we also own barns with stone walls that could be converted. However, we are aware that this would be expensive and we haven’t got the money at the moment.
We love our little house and have had many happy holidays there.
