    Cute–if you can stand MO politics! It HAD been on my “Short List” of places to think of retiring but—-

    I went to the web site–which is NOT Zillow BTW—and could not find the tax figures. That is going to be a crucial part of where we decide to end up.

    Also the listing says it does NOT have a fireplace–could what I thought was a FP in the corner of the bedroom be some sort of heater? It does seem to have some sort of field stone basement too.

    The list price is $67k which seems a bit steep for this–altho a LOT of the interior has been recently updated–and it is on a TINY lot.

    On Zillow I have seen LOTS of nice places for far LESS than this—some in need of work and some that seemed–on the listings anyway—to be in OK shape. Depends on your needs I guess! And on Zillow you usually get a property tax figure.

      It’s cute but I also think it’s overpriced. Seems like the photographer deliberately avoided any of the neighborhood, parking or yard, and concentrated on the interior, which makes the alarms go off for me.

      I don’t see anything “turn of the century” about it, either.

      I did some shopping for a hobby farm in Missouri a few years ago, and for this price, acreage should be available. Prices in the country are cheap because of lack of industry, lots of rocks in the fields :-), and the ice storms. The same could be said for the small towns.
      With this one, I do have to wonder about the photo choices. What’s wrong with the neighborhood? Why not show a potential buyer and let us make up our minds about what we consider a problem, right?

        Thank you all for the comments! I just wanted to let you know about the photo choices. Unfortunately, when I listed the property all of the pretty trees around the property had lost their leaves and, in turn, were making the distant pictures look bleak! So I opted to focus more on the structure. The home was built in 1910, and there is original hardwood under the carpet and the original trim! Across the street is a church, and next door is a beautiful historic home that was built in 1898 and was recently refurbished! I have plenty of pictures showing more of the yard, if anyone is interested please feel free to email me at [email protected]., even if you are just curious!

          Kinsey, Thanks for writing back. If you can, post those exterior pictures on the original listing and show potential buyers the charm of the neighborhood. Sometimes interiors are a matter of taste, and distracting. Very clean little place; an interesting neighborhood would help distinguish it. Thanks again for your quick response.

    Put the address into google maps and hit the satellite view to see the neighborhood. Nothing particularly scary about it, except that Ash Grove is close to Springfield. *shudder*

      What’s the old saying about not having a second chance to make a good first impression…Based on what I first saw, I didn’t want to go any further with a Google search. Photos in the initial presentation showing a church and a restored home in the immediate area would help with marketing. Is there a sidewalk? Can the cat run loose? Where do you park? When you sit on the porch, what do you see? Cool hippie neighborhood? 24/7 Recycling center? Just a few more exterior pictures would have told us. Otherwise it’s just another cute house, with stucco, in Anywhere, USA.

    Wow I do love your house and it seems so very reasonably priced. This should be easy to sell. I don’t understand how your realestate works in the USA but it would be hard to find anything better here in Australia for the money. Nicely presented and I hope you get sold quickly. Cheers from Aus.

      @Brian If you have always lived in Australia I can see why you think that. I live in Australia now but I was born and raised in Tennessee. I tell people back home I live in a $50,000.00 house that I paid $500,000.00 for. I live in a 900 sq ft house on a 1/2 acre block of land with the normal 1980 tiny bedroom double brick house with no insulation, single pane windows and 2 sliding glass doors. Granted it only gets down to 10° or so in the winter but the a/c costs in the summer is ridiculous. If you are used to Australia housing and land costs you would think that is cheap. But I have lived in both places. That’s a 40,000.00 house at most. And it’d still not be s bargain then. Shayne in Perth

        I used to buy these all day long at the tax sales for $300. You can get this same house in North Kansas City as a Bank of America repo for $35k. Also, City of Kansas City Missouri has free abandoned houses, if you can prove you can accomplish the rehab. Pays to do your homework. Annie in Kansas City

    Even though the kitchen cabinets aren’t my style, I think it is a darling little house and quite livable. If I could pick it up and move it to my location, I would consider it. Thanks for sharing.

    I live REALLY close to Ash Grove. The area is great but outsiders are NOT accepted. I love that a lot of the area is conservative, with value placed on family and community.

    The house is way overpriced – there is nothing remarkable about it. There are lot of houses like it that can be had for less and with more property. I really want to build a tiny home – but I think for $67k I could build nicer AND smaller, and be much happier with the result.

    To me this is not a tiny house, nor is it a cottage. It looks like a plain Jane box with big ugly furniture. And the price is ridiculous. Around here in VA, you could buy small homes like this, only with much more character, for ¼ to 1/3 of that price !
