399-sq.-ft. SIP-Built Cottages for these Tiny House Villages

Today we’re excited to introduce the beautiful Eclipse Cottages, built with low-maintenance SIP panels and including rainwater catch base filtration systems, greywater reuse systems, and other amazing sustainable options! They come with a few layout options and plenty of customization color/finish-wise.

Right now, these cottages are only available to be placed in one of Eclipse’s three tiny house villages in South Carolina, but eventually, they will build and ship them to the general public.

    these options make having your “own” home possible – almost too many windows! Don’t know how I could wash the uppers! The size is perfect for one or two retired adults for down sizing in retirement.

      Well, keep in mind that it’s “ANSI 119.5 Certified Tiny Home”, which means it’s a Park Model RV. So still has the difficulty of finding a place to put them and being able to legally live in them full time as a residence.

      The SIP construction is otherwise very cost effective and quite a step up from the average Park Model…

        Ah, but what does full time mean in the States. Here in New Zealand, if I remember rightly, you have to vacate for a maximum of 1 week per year. Not sure if that means I week in total, or whether you can break it up into smaller lots.

          Pretty straight forward, full time means all year. However, restrictions vary but overall RV/Caravans are typically only meant to be used up to 4 weeks out of the year and anything on wheels tends to automatically fall into that category…

          Work around options include being nomadic, moving every few weeks, or finding an RV Park, etc. that allows full time parking… Some may only be seasonal but there are some full time locations. While most are rental lots, there’s a few that may allow purchasing of the lot to own the spot…

          Though, specific restrictions vary across the country, there are places that you may only need to vacate for a short period and then return for the rest of the year or for another set period of time.

          While residential properties are typically more restrictive and the RV/Caravan may not be allowed to be used or even allowed to be visible. So it often has to be specifically zoned for RV parking if it’s private property or something similar like for a mobile home that may fall under HUD…

          Options like boon docking on BLM land is free and allowed for up to basically 2 weeks or 15 days but if you just move to another spot then the timer resets and is an option for those who can live off-grid…

          Some states are more friendly towards providing long term parking options while others are more restrictive to even banning…

          To circumnavigate the restrictions and be able to establish more quickly without a legal battle, many tiny home villages are basically RV Parks that have been purchased and converted into a Tiny House village. Some will be mixed RV/THOW, while others will be strictly Tiny Houses and be designed to look and function like a regular community.

          Though, there are those who have actually managed to develop property that’s actually a regular community, just for tiny houses, and are on foundations but still few and far between…

          Legally, there’s a distinction between Tiny Houses and Park Model RV’s. So, depending on location, it can be harder to place a Park Model RV as most of the efforts to legalize tiny houses doesn’t apply to Park Model RV’s and Park Model RV’s are specifically not intended to be moved very far, being larger than road legal size limits, and tend to be very local to where they are manufactured.

          Though, some areas may have little to no restrictions or local code just doesn’t specify how it’s built and the structure may just need to meet a minimum sq ft requirement, which adding an addition to the Park Model may allow it to work but that’s pretty rare exception…

    Really gorgeous and light filled.
    I would be concerned about heat with the very high ceilings and the mini split at the top of the kitchen. Will the ceiling fan be enough to pull the heat down to the living area?
    Looks very well thought out.
    Bath tub or shower?
    Maybe I missed it, but I didn’t see a price on this for the basic model. The website doesn’t seem to have it either.
    Since this won’t be moved, might be nice to have a bit of overhang on the roof.
    Very spacious and so great with the windows looking out to those beautiful trees.

    The model looks great, but I have my doubts about the “communities.” I live in South Carolina. It’s a small state where if these are really more than RV parks there would be quite a bit of information floating around already. Since I’m a planner, stories would certainly be making the rounds if something innovative that would provide good affordable housing were being developed.

    Love the layout and spaciousness of it. One question though, I see the ceilings are made of metal. Is there any insulation behind that metal, or is that the roof? It seems like it would generate a lot of heat in the summer and allow in a lot of cold in the winter.

    Not sure if this is meant to cover that, but if so then that’s fine: R35 wall ceiling custom formula closed-cell insulation Floor Space.

      Whole structure is made from SIPs (Structural Insulated Panels). So much better insulated than most regular structures.

    I just did a few workups on this one…There are about eight different motifs right out of the hat. A nice Red Barn style with wrapped porches, A nice seniors bungalow with a front porch and a Juliet Balcony outback and 9′ walls, you could even make a flat roof version for the SW and a spray-on adobe texture (out of a texas company), modify that standard floorplan and you could have my 1.5 bath unit with ease. You need to hammer these guys and get them to expand out west in the Fire Zones…Look at it as a service to humanity…Feel free to use my stuff…

    Very impressed with this home in almost every way, however, it is a deal breaker for me to not have a window over the kitchen sink.

    I paid a deposit for one of these Eclipse homes a year ago and another deposit on a lot in one of their communities. After lengthy delays and waiting for almost a year, they cancelled the contract, despite the fact that we spoke exactly one week prior to the cancellation and they offered me my money back – but I refused and told them I wished to continue waiting. They wrote a check and sent it to me with a letter saying “we don’t think we’re a good fit.” !! Clearly, this company has zero ethics. They didn’t even pay me interest on the $20,915 they had for a year!

      Uh, you weren’t making a financial investment that you can expect a return on, you weren’t giving them a loan or anything like that, but were trying to purchase a product. So you don’t get interest on your money back when they cancel the order.

      The rest can be reasons to question them but not paying interest to you isn’t one of them because no one does that for a refund. You’re actually lucky to get back all your money because many charge non-refundable fees and processing costs. While they’re only required to meet what the contract states, which is why you should always read the fine print…

        To James: Really?? There was nothing in the contract allowing them to cancel it. What they did was not only unethical but illegal. I mentioned interest because that was the LEAST they should have done as a courtesy to me after I had been waiting a year. DON’T BUY FROM ECLIPSE!

          You can hate them but it’s not illegal, fact is there are time limits on contracts and construction contracts typically have a “Termination for Convenience” clause, among other ways they can terminate a deal and just give your back you money. Like Impossibility of Performance (you already noted delays that could fall under), Breach Of Contracts (which apply to both parties), Rescission of the Contract ( “we don’t think we’re a good fit.” can fall under that)…

          Federal law also includes “cooling-off” rules that allow you to cancel certain types of contracts. Often, these include:

          certain home improvement contracts
          contracts that involve a lien or mortgage on your house
          contracts with credit repair clinics
          contracts with health clubs
          contracts with membership campgrounds
          door-to-door sales
          timeshares

          You get the idea… There’s also responsibilities you have under consumer rights laws and the law isn’t one sided. So the other party has rights too!

          And again to James, the self-appointed expert-on-all-things: THERE IS NO PROVISION OF ANY KIND IN THE CONTRACT FOR EITHER PARTY TO BREAK IT. Period. It is a very simple, short purchase agreement and specifically says “”Seller and Buyer agree that this sale has been closed and acknowledges THERE IS NO RIGHT TO RESCISSION AND/OR WAIVES ANY FURTHER RIGHT OF RESCISSION.” Further, Article 1170 of the Civil Code states: “Those guilty of fraud, delay, or negligence, in the performance of their obligations, or those who, in any way, contravene the tenor of their obligations can be held liable for damages.” If I was wealthy enough, you can bet I would have hired an attorney and filed a lawsuit. (No further comment from you is needed.)

          Sorry, but you can’t dictate the law just because you don’t like the outcome. Both parties have rights, not just you! Even contracts have their limits and Article 1170 applies to both parties!

          First, a deposit doesn’t bind them to complete the deal if the deal requires final payment, but you never paid the full amount, and as they refunded you, you can’t claim any damages. Second, Article 1170 is specific in how it’s applied…

          Quote”[1] Fraud implies some kind of malice or dishonesty and it cannot cover cases of mistake and errors of judgment made in good faith.[2] It is synonymous to bad faith in that it involves a design to mislead or deceive another.[3]”

          Unless you can prove those conditions, you have no case! There are also provisions in that same Article for contracts to be voidable and the remedy of the party is to seek the annulment of the contract, which from what you stated is exactly what happened.

          While, again, no, you don’t get compensated just for waiting to purchase a product. Fact is it cost them money, not you, for all the delays and they’re already at a loss giving you a refund. Businesses don’t run for free while everyone waits for the order to be completed, they literally need money to run the business and stay open for any length of time.

          Most businesses also have a limited time they can remain open without closing sales as they’ll eventually run out of money to keep the business running. So you pretty much got that part backwards… Again, you’re lucky to get a full refund because many charge non-refundable fees because it cost them money for every failed sale. Some even put into the contract that the deposit is non-refundable. Again, both parties have rights!

          Besides, if they keep on having delays and can’t complete any orders then you don’t have to worry about anyone buying from them because they’ll already be out of business…

      No, sorry but pointing out facts is not trolling! Claiming that is just another example of you discrediting yourself.

      Understand, you’re not helping your case by insisting on things that aren’t true. They may indeed have done something wrong, I’m not telling you that you can’t say they’re not a good business, but you’re pointing to the wrong things to make that claim and if this did go to court their lawyer can easily use that to discredit you and have the case thrown out.

    It should be noted that the homes being built by Eclipse no longer look like the ones pictured. In fact, the photo showing “Office Space” isn’t even of an Eclipse cottage. There are no longer exposed beams. There is no longer any stained wood trim. And the list goes on.

    Oh wow, lovely! This is super roomy and that high ceiling is great… I wonder about opening up that ‘office space’ into living space… I’m not keen on the location of the fridge… so odd and out of the way… an under the counter fridge(s) might work better… not sure… make an option for the tiny tall table in the kitchen to open wider for seating 4 maybe… hmmm … dreaming here! 🙂
