28-ft. Tiny House with Mudroom and Catwalk

The Gallaway Tiny House on Wheels — built by Modern Tiny Living — is 28 feet of gorgeous craftsmanship. There’s a tiny porch that leads into a rarely-seen-in-THOWs mudroom, where you can hang up your coat and put away your shoes.

Part of the kitchen is a breakfast nook with huge windows to let in the morning sun. While the color scheme is bright and white, the deep teal cabinets add a pop of color. Conjoined staircases (with oodles of storage) take you up to each loft, and a catwalk (complete with cat door) connect the lofts.

    Definitely need a cat for that cat walk. I like the kitchen sink with the integral drain board. Cabinet color looks great.

    There really is so much to love about this tiny home! The light look, materials used, storage. Honestly, I only have one complaint and it is a complaint I have about many tiny homes I see and that is the sofa is stingy. It isn’t very often I see cushion that are thick and plush enough to inspire coziness and comfort. Make that seat a bit deeper so it at least reaches the back of your knees and you can curl up to read a book or take a nap…and yes, I know space is at a premium but even a couple of inches would make a difference…and make the back cushions taller so they reach your shoulders and you can relax into them. The sofa is usually the least appealing part of most tinies and just a little more consideration for real relaxing comfort would go a long way. Even having said that, it is mostly nicely done. I just want something that looks more like a home and not a dentists waiting room. I’m not meaning that to be a major complaint, only food for thought for designers. Overall, this is a very pleasing environment and I could spend time in it, for sure.

      Donna Rae, your comment about the “stingy sofa” is, I think, spot on! I sometimes wish that the designers of these hard sofas and similar minimalist chairs should be forced to live with their furniture day in/day out for one year — actually sit on them for hours each week. That would be a cruel but well-deserved punishment for them. These comments are respectfully submitted. Stephan of Arkansas

        I agree about the stingy sofas in this and many other tiny homes. They are more like padded benches than couches/sofas. I know there are reasons for this—space, and in some cases, simplicity of construction for do-it-yourselfers. But it does seem like a drawback.

          Always trade offs and those trade offs usually include drawbacks but they are usually chosen because they’re still considered better than the alternative… In this case, cost…

          Really good furniture is very expensive, and furniture you need tailored to a given space even more so… While comfort can conflict with functionality and making the most use of every square inch of space… What’s optimal for a bed design is not the same as couch, nor do either make it optimal to be used for storage, etc. The results invariably involve compromises…

          Besides, it’s owner’s choice and when it’s custom built, the owner can also be the designer…

        I completely agree with you Stephan. If the makers of these sofas had to spend time sitting on them they wouldn’t be sitting there for long. I would rather skip the builders rendition of a sofa and put my own in.

    Absolutely beautiful! Love the floor plan, and the kitchen and baths are lovely. I like how the two staircases were arranged, too.

    I really like this one. I like the colors and enclosed cabinets and of course the cat walk for my little demon monsters. I understand about the couch but in my case, I haven’t had one in probably 10 years. I use my desk almost exclusively so I can be online and do art projects. The office space would be used more by me.

      Yes, same here, and you can always have an extremely comfortable chair to work from… Usually a lot more affordable than the really comfy couch.

      All depends on what’s the most useful in your life and how you prioritize those needs.

    I LOVE this design! It’s my favorite to date. It gives me space to included the 70+ year old furniture that my grandfather built. My minor changes would include incorporating more Livingroom space, i.e. smaller bathroom, and maybe the cabinet colors, otherwise it is a fabulous layout. Also applause to having a mudroom since I love to go barefoot at home.

    I also love just about everything about this one, but the sink has almost no workspace. Want to wash a few dishes? Where do you put them before you start? Where do you put the clean ones?

      Most people just put dirty dishes directly into the sink to contain the mess and not spread it unnecessarily. While this sink has a dry/drain area to the left… You can also opt to put in an over sink rack if you need more capacity and it won’t take up space like a counter drying rack or be as hard to keep clean and prevent other issues. But, with only a few dishes you can just wash and towel dry them to be able to put them immediately away… There’s also drying racks you can fold flat and put away when not needed to only take up counter space temporarily and you could just use the space to the left of the sink, as that includes both the countertop and a section of the sink you can use for that purpose.

        Although owning my own tiny house is probably a fantasy, I love planning it. For me, the sink is too large because it would make more sense for my family to use a portable dishwasher. I bought one for our apartment. Having it is wonderful! In a tiny home it could double as dish storage.

          I am just wondering where you would have space for a portable dishwasher to be stored in a Tiny? Seems like a built in would make more sense. Keep dreaming of your Tiny. My issue is where to put one? I am constantly searching for land. I do love the layout of this home. Good luck.

        Why is it people have such a difficult time washing their own dishes? Too lazy? A dishwasher is completely unnecessary as is a kitchen sink the size of a swimming pool. Who wouldn’t want counter top space? Perhaps it’s to impress others? It’s a tiny home!

          No, it’s generally for functionality. A dish washer is more efficient and helps save space on the counter top as it makes a smaller sink more practical and reduces the need for counter top space dedicated for storing dishes. It’s just not everyone’s preference, with the trade off of reducing under cabinet storage space, but the above issues expressed by “W” are examples of why someone may prefer a dishwasher rather than a large sink. While others may prefer to just deal with it and wash their dishes manually and dedicate counter top space for that usage.

          Either way, there are always trade offs!

    The uncomfortable “sofa” was my first thought, too. Other than that, it’s a pretty nice setup. A friend recently rented a tiny house for a few days and I visited for a couple hours. They had the same awful bench set up and it was so uncomfortable that we got out of there asap and walked to a restaurant so we could sit comfortably. Most of these places are wide enough that if they design it with the “living room” along the short side, they’d have the space for a couple comfy chairs with an ottoman between them or a love seat. No amount of cushions on a wood board would be comfortable enough because the wood doesn’t give. The good thing is my friend is considering downsizing drastically and she now knows for sure what she doesn’t want if she does a tiny house!

    Agree with the comments about the “stingy” couch. Would like it deeper and cushier because I often sleep on the couch if I have one. Allergic to cats, so would delete the cat walk. I prefer a stack W/D to a single unit, so would make that change. Love the kitchen and bathroom. Overall, it’s a great plan.

    Is there any closet space? And how do you work in an office space on your knees?

      There’s a closet built into the stairs, among other storage compartments. The builder’s website product page has more photos than shown here and you can see the closet in one of them…

      While you don’t have to be on your knees when sitting on a floor and there are some low to floor seating options, including ones that can be easily moved, as well as other ways to move around…

    How would anyone consider a catwalk a positive when the only way to crossover is on hands and knees or scooting on your butt? People by the thousands follow trends other people do instead of being original. Oh, everyone is doing catwalks. I better do that too. Just like how everyone MUST have dueling sinks in the bathroom, marble or granite countertops, etc. Pfftt!!

      Uh, it’s a catwalk for actual cats… Not people!

      Something to understand is a lot of choices you see, especially the custom built homes, are about what’s functional and practical for the specific owner, their specific situation, and preferences. Not everything is about trends, etc.

      Costs don’t stay constant for custom builds, along with varying quite a bit between different builds, and they’re primarily a custom builder. So they operate with quotes to provide an accurate pricing to the time period the quote is given for and the specific build you want them to do but their FAQ gives a general idea of how to estimate a ball park price as there is a $250 fee to get a quote. So you can figure it out close enough to decide whether you want an actual quote, preferably timing it within the time period you’d be ready to order…
