24-Foot Rivendell THOW by Modern Tiny Living

You have to see this gorgeous custom build by Modern Tiny Living, named “Rivendell” by the new owner! (For those of you who aren’t Lord of the Rings fans, Rivendell is home to some of the elves in the books/movies).

It features the innovative MTL Social Area, which has three purposes: A couch, a table, and a queen-sized guest bed! Even better? There’s oodles of storage underneath and in the flanking bookshelves.

Love the glass door for just a bit more sunlight.

Here’s the social area! Those deep blue cushions are fantastic.

Now this is a place to relax or entertain.

As you can see, there’s storage galore underneath!

Perfect bookshelves for books and mementos.

Drawers pull out to make it easy to find things.

And for those rarely-needed items, hatch storage!

Now guests have a place to sleep (or you could crash here too).

Sturdy railing for getting upstairs.

Customer wanted a convection oven and microwave.

Have I mentioned that I adore Farmhouse sinks?

Now those are some storage cabinets!

This breakfast nook/table tucks away.

What!? Drop-down ceiling storage. Too cool.

I *almost* bought those very blue tiles for our shower (but went with the cheaper subway ones, of course, haha).

If you’re going to have a loft, the storage stairs are the best.

Can you believe this is a king bed? Love all those windows!

    I think I missed it someplace maybe but how much is this house I couldn’t find a price? I believe the design is fantastic you did a great job.
    The only thing I would wish would be a tub in the bathroom other than that looks good!

    I love this house. ‘Would move in by morning. But honestly, am I the only tiny house dreamer that believes it possible to have too many windows? I want wall space for books and art. And I don’t want to suffer a sunburn inside my house.

      Haha I do think so! I love windows, but one needs some “cozy” factor too.

      Note, windows can have UV protective films as well as other coatings like Low-E, etc. Double to triple pane can also have options like built in blinds that can be automated or smart windows that can go opaque if you don’t want to manually adjust each and it’s in your budget…

      While there are options to have shelving over windows, which is sometimes done for things like glassware where the light highlights them and shows them off like art or just practicality with minimum reduction in the amount of natural light…

      The windows can also be tinted or coated to be like one way mirrors for privacy but still let light in…

      In a few years we’ll also have other options like windows that can become TV screens and you can even interact with like a tablet. Or you can opt for a smart wall that builds a screen and combines that with a camera to make a virtual window out of the wall… Windows can also be decorative and not actual windows to give the desired exterior look but interior can be just walls if that’s what you prefer…

      Quite a lot of options becoming available that’s turning conventional thinking of how houses should be designed on its proverbial head…

    I want to know why in the bathroom that they don’t put the window above the toilet. If they did you could have a mirror above the sink.

      Good point! It’s a custom build so I assume the buyer wanted it that way, but I like your idea.

      There’s typically multiple factors to consider with any design choice… Here’s a few that apply in this case…

      Being in line with the door to the bathroom means light can directly reach the rest of the home from that window but that wouldn’t be the case if it was over the toilet and some people may prioritize natural light for the home… and it’s also a factor that having windows in your usual lines of sight help make the space feel bigger and more open, which can be important to some people who otherwise may consider the space claustrophobic… Finally, there’s also symmetry and how the windows effect the appearance of the home from the exterior and effects things like how well you can get cross ventilation going when the windows are open…

      Besides, it’s pretty narrow… If you close the door and had to stand in front of that sink there would be very little space between you and the mirror and it would be a little harder to bend down to use the sink with the door closed behind you… This layout lets the medicine cabinet be stored in the ceiling and only swings down when needed to be used and allows the most room to move about in the bathroom…

        Yes, they don’t state the price to this but it is a variant of their Kokosing model series, which starts at $79,000 or $800/mo*

    Can these legally travel from campground to campground? These are so much nicer than the typical RV and honestly cost less then what we were looking at for the size we need!

      Generally, yes, but mind THOWs are much heavier than equivalent size RV’s and not all locations will accept all types of mobile vehicles. Some places only accept Class A’s, for example. Some may have a size constraint, etc. So traveling can involve some detailed planning, calling ahead to see what’s allowed, etc.

      Some may be concerned about it being certified but Modern Tiny Living is an RVIA-certified builder…

      While other builders, like Tiny Idahomes, cater more to people who want to do RV’ing and can offer more hybrid options… So consider how you will be using it and how often you want to travel in it…

      Most Tiny Houses are meant to be kept in one location for long periods and moved rarely but there are exceptions as noted. While you can travel in anything if you have a powerful enough tow vehicle but travel costs can be cost prohibitive and there’s also maintenance to consider and the increased wear and tear traveling will cause…

      Alternatively, you could consider getting an older RV and renovating it yourselves to create your own hybrid at a more reasonable cost that won’t be as much of a long term investment…

        Yes we’ve featured lots of renovated RVs and I’m always impressed with them!
