While waiting for an entirely-custom luxury tiny house can be rewarding, it’s not always practical. That’s why Tru Form Tiny is now offering pre-built economy units that are efficient and affordable — but still gorgeous! Available as 18 and 22-foot models, they have a Scandinavian feel that’s sure to make you feel at home.

Right now, there’s is one M2 left available for delivery in June, but they are accepting orders for our next M2 build for delivery within a four-month timeline. These units feature a loft bedroom, compact kitchenette, and 3/4 bathroom. The shorter unit is $84,350, while the longer one is $93,250.

    They are attractive, but at those prices they are definitely not “economy units”!

      Economy is actually relative, it’s not the same everywhere. Specifically, they’re based in Eugene, OR, and most of the west coast states, just like CA, are higher priced markets. Additionally, they primary cater to those seeking high end custom builds, which often dominate in these high priced market states…

      So, compared to their over $100K models, these are lower priced and for an indication of the kind of market they’re in consider both have even already been sold…

      It’s one of the reasons to often consider where in the country a builder is located, not just for convenience of proximity, but for the market they’re in and which part of it they’re catering to…

        James: It is also helpful to remember that housing, in general ie whether newly built, previously lived in for many years, or tiny, is always more inexpensive in the South. I built from personal drawings a smallish (1200 sqft) house in San Antonio Texas. When I later moved to the Bay Area in California, I found that my little house would have cost EASILY three times what it cost me to build in Texas.

          Well, not always, as there are expensive places to live in the South. Like Southlake, TX has an average home price of $1,145,193, for example.

          It’s just generally true but mainly in West Virginia, Mississippi, Arkansas, Oklahoma, and Iowa that have consistently the lowest housing prices in the country.

          While the ten most expensive are Hawaii, California, Massachusetts, Colorado, Washington, New Jersey, Maryland, New York, Oregon, and Utah.

    Personally I don’t like the two tone look.

    And the price is definitely not attractive. At all.

    Heating & cooling residential mini split (valued at $4,100) What? In my country I could get it for approximately half that price in “NZ dollars”. Price gouging in the extreme?

      Well, depends on the model unit and how complex of an install it is because they don’t all cost the same and you’re not just paying for the unit. The present national price range for a new mini split system, including installation, can range from $1,500 on up but the average is $5,100 for total finished install…

      The average cost for a ductless system, minus installation, can range from $700 on up…

      Brand of unit also factors as some of the more value-based brands include LG, GE, and MrCool. While Fujitsu, Carrier, and Mitsubishi are example of higher end brands that will cost more.

      For most THOWs, it’s typically a 12,000 BTU unit and they range $923 – $3,238, Mr. Cool being below average starting at $659, for just the unit.

      Then there’s the installation costs and the national average for mini split installation costs ranges from $300 up to over $2,500. Mind, this is usually done by a licensed professional HVAC installer. So, as you pay the builder they’re paying the HVAC professional. While Installation costs can be broken down into two main categories: labor costs and cost of materials.

      The cost of labor is what a HVAC company charges in order to carry out the installation job. Labor costs can run from $300 up to $1,500 or more depending on the specifics of the installation job. Most units require specialized equipment to do the install properly as well.

      The cost of materials includes extra materials that are needed to install the mini split system. Mind, these are materials that are not included with the purchase of the system itself. Examples of extra materials would be extra conduit, wiring, and refrigerant lines for systems that have large gaps of distance between the outdoor unit(s) and the indoor unit(s).

      There can also be custom modifications that need to be performed to carry out the installation job correctly. The custom mods will likely involve materials that aren’t in the general scope of work.

      Thus Cost of materials can range from $0 up to $1,000 or more.

      All of which is just the normal cost of getting a mini-split and having it installed but builders can also offer other things like multiple zoned units, so it may be more than one interior unit, such as having a unit in the bedroom as well as the main living space, or aesthetic considerations by building something to help hide the unit or augment it with ducting or other modification. Along with other considerations as making sure everything is done right to ensure manufacturer warranty applies, which can effect the installation costs as well, as not all manufacturers have the same recommended installation details to follow and some will be harder to follow than others.

      So, keep in mind this builder is a high end custom builder. Meaning they’re typically not going to get the low cost model for their client for the default option and they have a high standard of quality to meet to ensure their clients have little to no issues with their homes.

      This model doesn’t seem to have the Mini-Split installed but others I’ve seen had a Lennox Model and they start at $3,200.00, just for the unit… A basic install can be as little as $400 extra, but that’s often not the only cost involved in especially a custom built product… So it seems about right, IMO, for this specific builder and what they usually put into their products…

    “Travel Trailer” to me implies it’s towable.

    On their website, they say:
    > Also note that these are not light weight RVs

    They also strongly caution against moving it much. Sounds like you move them once, so it’s not really a travel trailer.

    Don’t get me wrong, they are great looking units. When I saw the title I was thinking it would be great for burning man! Lovely for a small unit!
