16×34 Kanga Cottage: 544-sq.-ft. Cabin w/ Tiny House Style

This is a 16×34 cottage cabin by Kanga Room Systems which is part of their Cottage Studio Luxe lineup. It’s a beautiful small home with tiny house-style, but more space. Kanga (Instagram) offers a variety of structures from tiny-to-small. They also offer kits, studios, sheds, cabins, tiny homes, and the like.

This one is approximately 544-sq.-ft. on the main floor, plus there’s loft space which is used as a second bedroom but could be used as storage, office space, or whatever else one would like. The main level features a covered porch (16′ x 6′), a spacious living area with vaulted ceilings, a kitchen, a bathroom, and a full bedroom. What do you think?

          It’s there, but the one on the website has the porch on the side rather than on the end, like this one.

    I love this! The only thing I would change would be putting in a window over the kitchen sink.

    It’s great! For me, I would want stairs (even pull down stairs) to the loft. I could do without that ladder/shelf unit.

      That was my first thought as well. I think I would want stairs with shelving that accessed from the side rather than the front, or a closet under the stairs. I think it would make more sense to put it along the side rather than right in the middle of the room, and shift the ventilation to the middle. Other than that, this was a nice layout and more of what I could see my family in rather than a THOW. Was there a washer/dryer anywhere?

    I like the stairway. It’s probably for kids or younger people upstairs and they can climb this type easily going down belly down the stairs walking backwards which comes easily to children and young adults or fit and trim younger adults. The bottom bedroom is for the adults who are older and need to be close to the bathroom. Kids would love that loft as they are in a world of their own. Nicely done and good use of materials. The bottom bedroom windows could be spaced to fit what size bed would be going in the space.

    I love this. I couldn’t get up in the loft much, if at all, but I could have a guest or store stuff.
    I’d give the dining room table a miss, and put a desk there.
    Pity the bathroom isn’t on an outside wall, because my cardinal rule is that a bathroom has to have a window. Could perhaps be moved there.

      Bathroom and kitchen do have one exterior wall each, only the wall between the kitchen and bathroom is interior, there’s just no windows there for this layout. So, if you add a window, it would just have to be on the same wall as the shower. While you can eliminate an upper cabinet in the kitchen to place a window over the sink.

    I love the Kanga floor plans and have been familiar with them for some time now.
    I checked their site because I was impressed with what seemed to be an extremely tasteful and ingenious mod to the floorplan.
    However, I now think there’s been a mistake. The layout for this house mimics, exactly, one of the plans for the 16×40 cottages, not the 16×34.

    Regardless, It is a beautifully appointed home. The owner must have a real eye for interior design. Its just lovely.

      The units are essentially kits. So owner ultimately decides the layout and can scale the same layout to different size units. Plans just show the default configuration but they are not limited to that outside of the exterior dimensions.

      Unless you’re in Texas the units are also sold and shipped like a kit for buyers to set up themselves or hire a third party and just have to follow local rules for what you can and can’t do with the layout…

          Inside Texas is only a limit on having them be the contractor to install and set up the unit without needing a 3rd party. Outside of Texas they can only ship the kit and they’ve been doing that for years…

    Love it! But you have to have land to put it on. So you have to have a mortgage,property taxes,home owners insurance. So your not saving money.

      That’s not really how it works… The amount you pay for a mortgage, property taxes, insurance, etc are not going to be the same for all properties and are largely based on what the calculated value of the property is reported to be. So a lower cost property will result in lower mortgage, lower property taxes, lower insurance, etc.

      You have land with just a tiny home on it and nothing else is going to be calculated to be lower value than a property with multiple structures, larger structures, etc. that increase the calculated value. Having a smaller home can also allow making use of a smaller plot of land, etc.

      Other variables include location, local economy, local requirements to meet such as level of infrastructure, etc. Carefully choosing a location, and all the details can make a very significant difference in costs.

      Even the exact same constructed house can be up multiple times difference in cost by just being in different locations. Along with how any structure can be built from very minimal costs on up to extremely expensive construction. So there’s lots of variables that would effect the costs and will determine how much actually has to be paid.
