This is a 16×20 cottage called the Adapted Starlet Cottage in Gainesville, Florida.

Historic Shed was approached by a client in the historic Duckpond neighborhood who wanted to add a tiny cottage in the backyard that matched their historic home. So that’s exactly what Historic Shed did for them! The tiny home offers about 320 sq. ft. of space inside where you’ll find an open living area, kitchen, bathroom, a small storage loft, and an upstairs sleeping loft. Pretty nice, right?     16×20 iIthink is the same dimensions of The Second Wind Cottages being built in up state New York for housing the homeless… Really nice little floor plans these cottages have for being so small plus they have a front door and a back door. with a full kitchen area and full Bathroom as well. Anyone who has the time I suggust to go check them out and read what the story is behind The Second wind cottage project…Easy to find just Google in Second Wind Cottages or check them out on You Tube as well..

    Really cute house. Love the loft and the bath is pretty cool, too. However, I really don’t like those upper kitchen cabinets. They don’t go at all, and the sink in the opener is deal breaker for me. A person who cooks will spend about 90% of his or her time at the sink, and that sink is pretty inaccessible, and awkward to reach. Move the sink to the other end, change those cabinets and include some over the frig, and open ones in the corner, and that little kitchen will sell better. Just my opinion.

    Cute, but the ladder just ruins it. Is it that hard and that costly to install a stairway in these things?

    i agree with the corner sink. Move the washer dryer out of the bathroom an put the refrigerator in that area in the kitchen facing toward island. Put European washer dryer unit where refrigerator was. The stove and (include an oven) can be moved next to the washer. The sink can then be moved closer to the stove. This would a drawer dishwasher somewhere in the bottom cupboard space. All the upper cupboards would then be for storage. I have also seen refrigerator and freezer drawers that might be better if a full sized one not required, then using a countertop.

    Stairs are always better than a ladder. Most people over 13 shouldn’t be climbing ladders after dark or having cocktails.

    I agree with Starling! Adding a stairway would be better and it allows more storage. Ladders pose a lot of questions for me. I can see myself hating to get up to use the bathroom when I want to catch a few more winks. Going up and down that ladder increases accidents. My husband is way to clumsy, he can slip on carpet covered stairs. Other than the ladder, I really enjoy this house. The layout is pretty good. I love the robins egg blue exterior.

    .. I think this design is a good one and could easily be adapted to suit individual needs .. What sort of costs are involved and how transportable are they for a kit build?

    The kitchen needs to be reworked . Stairs to loft would be better.

    Good potential. I too would like stairs. I’d like to see the loft with walls, smaller pitch on roof and more window and electric lights.

    Just a thought… I would like it to be higher in the air with the ground covering cemented level under the house. This would make for ease of repairs should any be needed. I could use a creeper like for the auto underbelly which would be easier on me under there. Also would provide
    an extra bunch of storage space for perhaps large rubber containers or water catchment containers? 🙂 ok, a couple of thoughts 🙂 God bless you all, nice job on the little house. Happy Trails!

    Love this. I’ve been working on a 16×20 Gambrel roof tiny house plan and this gave me some things to think about. I’m going to make my loft area bigger and add a shed dormer on the side so I can have actual stairs up to the loft and have egress from the loft. My bath/kitchen area will be similar but a foot or so deeper and the fridge will end up under the stairs. I love the light, bright look of this!

    All this house would need for me is a covered screened porch…! Other wise it’s an ideal house for me…! I could live the rest of my life in a tiny house like this….
