Why This Woman Downsized

  • Lindsey never used all the space in her previous home.
  • She works a lot so she wanted something easier to maintain.
  • She wanted to live with what she needed (and not much more).

More Highlights on this Story

  • Lindsey does a deep clean of her 557 sq. ft. home in just 1 hour.
  • Her utility bill is just $56 per month.
  • Her dog enjoys the extra space in the yard thanks to the small cottage.
  • Lindsey even has her own raised bed garden and little henhouse.
  • And she’s enjoying all of these benefits all while living in the city!

I agree also… only one thing to make it perfect, and that is a set of stairs instead of the ladders… but then we have all heard that wail many times 🙂 Otherwise, I can’t think of another thing I would change. Thank you for posting it!

          ditto>>> NO ladder….yeh stairs.
Elevate the bed a bit more and tons more clothing/storage space….a 2 step-up onto bed.

“Otherwise, I can’t think of another thing I would change.”

I can. The one thing, apart from stairs to the loft, is I would make the larger bedroom the width of the house. Would give more room for very minimal extra in costs.

Looking at the plans and then the pictures, the two don’t seem to mesh. I do however love this design, the wife does as well. Great work on this one.

      April 30, 2014, 4:07 pm

She had her builder do some modifications to the design for her so that might explain why the plans and photos are slightly different.

I love it, except for the upstairs sleeping loft. Can’t do stairs anymore and especially can’t do a ladder. Other than that it’s absolutely perfect. 🙂

I was about to scream because of the steep “nosebleed” loft, then I spotted not one, but two bedrooms!!! What luxury. Lower taxes, lower overall costs and maintenance, and a room for crafts when company wasn’t around. Really love this. Congrats to Lindsey and her pooch.

Many thanks Alex for a newsletter featuring Small Houses as apposed to Tiny Houses. I find these offer just a little more room especially for older and retired people who maybe don’t wish to drag their home around anymore. I fortunately have one of each, however I love returning to my Small house after being on the road. This is one issue will be kept for later perusal.

Thanks Brian! I like to feature both tiny and small homes because although tiny houses are fascinating to all of us they’re not realistic for many but small ones are and we can enjoy lots of the same benefits from them 🙂

I would have beeN one of your customers and later in a few well I like a basement and with a good cement walls for insulation because I would like it to be up North and my little house would be on top of that happy ever more I could do much with that.

This is darling! I’d like to know about the electric ductless heater/ac units that fit on the wall. I’d to know more about them, ESPECIALLY the price..!! We have lived for 30 plus years with space heaters..!! (We have no ducts) This was something I was going to change…but, alas, illness changed that. It happens…!! But we are at a point in our lives when I truly regret not taking care of this situation earlier….and we wouldn’t be burdened with this NOW. We do monitor the heaters often, and they have done an adequate job… I can’t help thinking that they are not efficient, and we could do better.

I had all but given up any thought of this matter, but I keep seeing these lovely little wall heaters/ac units hanging like artwork in the TinyHouses that I peruse every day… Is there any idea of a price …we do have a small house!?

    Thank you! Go TinyHouse…!!

Where can I find land and or small homes right here in Oregon only.? I enjoy seeing all the brand new way of living for people and I think it would be perfect in Oregon.

      March 18, 2016, 6:34 pm

Hi,I love this home and I too am looking to find a place here in oregon new build or old doesn’t matter. What matters is downsizing and being able to enjoy life. Unfortunately my health has gone downhill and I need a bedroom on the main floor. Any information would be most helpful thank you so much in advance,Washington would also be a option.

This is the very house I have been seeing in my daydreams when I think about making the change to a small (if not tiny) house. I first saw it on Pinterest about a year ago, and stopped my attempts to design my own. this one is PERFECT. Lucky lucky woman!! Smart one too!

    April 30, 2014, 10:49 pm

I could live very comfortably in this house – room for my hobbies. As for the loft, I’d put in attic stairs with a railing and access it that way. At my age, ladders are out.

    May 1, 2014, 12:16 am

Seeing Lindsey’s lovely home when you featured it inspired me to play not only with the Tumbleweed Whidbey design (as I also wanted stairs to the loft), but using the Loring and B-52 as inspiration (I love craftsman styled bungalows) I am working on coming up with a home around 500-600 square feet. I have already drawn in Lindsey’s wonderful kitchen layout which is one of the best I have ever seen in a small house. Brilliant! If I had the money to do it I would be ordering plans, hiring an architect, buying land and building! I go to sleep at night dreaming of having my own little house. Thank you for featuring this again. I never tire of studying all the lovely details she designed into her home.

I drew up my own floor plans for a small house built into a large garage/shop building. No bedroom, but one could easily be set withing the space. I designed one end as walkin closet, stacked washer/dryer and large bathroom….altogether. The kitchen in on the other side of the bathroom wall, which lessens plumbing work. I even have a tiny pantry and office space carved out, with storage all along the back wall. I am more excited about doing this than anything before! I am alone now, and getting rid of everything that is non functional. I am tired of “stuff”! I love my floorplan!

This is basically what I want to OWN. ITS PERFECT!!! Currently I am renting an old shotgun house at around 555 sq. ft., and I am lucky in my location because I am at the back of the property and I have already been able to start a summer garden. I have a TV so I can watch movies via DVD but I don’t have any cable or internet and I LOVE IT (the library is 1/2 mi from my house). I am outside until sundown after I get off of work everyday and I wouldn’t have it any other way. Thank you for posting all of these amazing tiny homes, they are a huge inspiration to me!

This is stunning! Not your ordinary tiny house. Love it! With all this beautiful craftsmanship, I can imagine LouAnn spent somewhere between $50-100K just with the build. As a tiny house enthusiast, I would be remiss to ask about the cost, and was she able to get a mortgage on it. Is this information posted anywhere?

    • Alex
      May 1, 2014, 6:34 pm

I haven’t found if she was able to get a mortgage or not or find the exact cost but I don’t see why one wouldn’t be able to get a mortgage on something like that as long as it were approved by the county you are building in.

      • Jane leichter
        March 6, 2016, 6:28 am

The mortgage comment really hits home. While we had great credit scores, none of the banks in our area would touch any of our energy saving small home plans because they lacked “comps”. And unlike many of the tiny homes, we met all local building codes. We went from 1100 to 750 and finally have had to build a 480 Sq ft arched cabin for cash. Our kids say we will be happy to have no mortgage. When we recover from using every cent we could scrape together, I’ll let you know! We are still roughing it as I do finishing work but will post our little place when it is complete.( how do I post a picture of the exterior? )
It is very accessible as my husband uses a wheel chair. I pour over every post on your site for ideas, Alex. Thanks for helping to validate. I have many activities as an outdoor sports person, organic farmer, alpaca owner, weaver, etc. Seems like many of the tiny places are not suitable for folks with so many activities. Life would be quite boring without looms, alpacas, workshop, farming and paddling , although right now I’m consumed with construction activities. We continue to downsize in every category. Like most farmer/ outdoor sports types, we keep pretty busy. Our non farming friends are surprised by our daily accomplisments.

        • Kelli
          September 13, 2016, 7:41 am

Wow, Jane, I’m so surprised by this and will really start looking into this here in my area too before I get too far along in my planning. I didn’t expect that I would run into banking issues at that type of square footage (that 750-800 range is what I am thinking of building too) as long as it was a foundation and stick-built home. I assume they would treat it as any other type of appreciating home. I find that really interesting… and extremely disappointing that you experienced this and actually had to downsize from the house you needed. But, I’m thrilled for you to have a home that you’ve just paid for in cash… that is HUGE!! And maybe over some time, you all can just put that extra money aside for the sq footage you needed and do a small “addition” in a few years if you still feel you need it? And how cool that your kids already know how bomb their parents are for being mortgage-free!! 🙂
P.S. Do you ever watch Tiny House Nation on FYI network… that Zach Giffin is just a genius at figuring out how to store all kinds of hobby and activity/interest items in tiny houses (in lofts, convertible furniture, hoists up to the ceiling, little mini storage sheds attached to the exterior of the house, etc.)

        • Jane leichter
          September 13, 2016, 10:33 am

thanks for your comments. The beat got on. As we looked for a mortgage to succeed our “land” loan which was a three year balloon loan, we found that, even though we are on a lovely mountain lake, on 4 acres, because the value of the land exceeds the value of the house, it is not eligible for a Fannie Mae loan. We had to find a bank that keeps the mortgage in house. If all goes well , we will have succeeded and hope to close this week . There was no respect for an older couple trying to stay within our means, and live small. This is also true for anyone of any age who wants to live small. The new tiny homes built in serenebe in Georgia are an example of lovely, low cost homes; they had to secure special financing. Check them out..Rural Studio, out of Auburn University.

I am turning 65 this month and I am in huge financial difficulties. I own a 4 bedroom house and use two rooms only. I have not worked full-time since I lost my son to cancer and recently lost 50 % of my vision last year, so income has been significantly reduced, and I am trying to exist on 700./ month pension and savings. Needless to say the savings are running out fast. My mortgage is 1100/month.
I desperately need to find myself a small house somewhere, but here in ontario(south) there is no such thing as tiny houses! or tiny house communities. I am restricted due to monthly eye injections and can’t move out of ontario. I thought of renting, selling and even tearing down my old shed and building in the back yard. I have no one to discuss this with and so I’m throwing this out there. What am I to do???

I live in Vancouver, and I know of many women who have this problem. My sister-in-law rents out her entire house, mostly to students, has a Murphy bed in the living room for herself, and her office in the dining room. Kitchen, bathrooms and laundry are all shared. In between students, she posts the rooms on airbnb. The tourist traffic she gets from airbnb is time consuming, but she makes good money at it. The answer is to rent out your bedrooms. Perhaps rent out the entire house, which may give you enough income, along with your pension, OAS and GIS. I have a pension and the rent from a suite on my ground floor, and I still need to rent out my upstairs bedrooms, but I don’t mind. I like having young people around.

      August 27, 2014, 10:37 pm

Also look into the co-housing movement, which is different than co-ops. It may be your answer, as well. And be glad you live in Canada and own a house!

I offer my condolences on ur losses. I think building ur own tiny space n ur back yard is a great idea n then rent out ur main house for additional income. Being on site u can make sure ur large home is taken care of. I too am down to being an empty nester n have health issues n only use a small portion of my home n I am breaking ground n the spring on a 28×20 gambrel barn style w a small kitchen bath laundry living n dining n master bedroom on the main level with 2 bedrooms…1 for grandkids to sleep over n and the other for storage on the second floor. Good luck n keep us posted.

From a banking perspective, you should get your home in as good of condition as possible. Put it up for sale immediately. While on the market, find social agencies in Ontario that can advise you of housing options for your condition. Get signed up for any help or housing available. Buying or building anything in your situation is next to impossible and will seriously impede any chance for you to live comfortably at all. Even on government assisted programs and in subsidized housing, you will be stretching ends on $700 a month. For your own peace of mind, the time to act is yesterday!

    • LouAnn
      May 17, 2016, 7:11 pm

I realize that your post is from 2 years ago, and I sincerely hope that you have found a solution for your housing needs. If you still have your home you might consider contacting a local trade school or even a high school to see if they would take on the project of building you a small house for the cost of the materials. I have heard of several schools doing this. Sometimes they auction off or sell the house. It is very valuable learning for future construction workers and woodworkers.

move closer to ottawa there are smaller towns where you could find a small house around 950sqft for under 100,000
the farther east you go the less expensive it is

I love this place! It’s so cozy looking, and so well thought out! Every space is used to it’s fullest, with a bedroom that isn’t a loft! That’s a plus! Who wouldn’t want to live here where the tiny house really looks like a home!

I am a big fan of small homes built on a foundation, and this one is adorable.

Every time I see this beautiful cottage, my heart sings. It is almost perfect for me with only minor changes. The design changes she made are awesome. I wish I could afford to build this. That makes me very sad.

I just love the creative use of space. We have just stayed at a vacation rental tiny house on Park Lane, Little Rock. It was so well finished and a great use of space. We loved it. I don’t Luke the ladder on this one but think as a spare bedroom it works fine. I don’t think they have tiny houses in the UK yet

I love the idea of tiny house living, the complete use of space and storage ideas, how good they make them look with the furnishings and finishes…BUT I hate that whole families of parents and kids of 4, 5 or more think they have to downsize to under 400 sq ft. Parents need privacy for intimacy, girls as teens need privacy for certain times of the month, boys fart are loud and gross and there are times when if someone has the flu, you do NOT want to be around them. And sometimes crawling up and down ladders in the middle of the night can be dangerous especially if someone is dizzy with the flu. or not being able to stand up, moving around on your knees in a loft space will get old especially if someone has back or other physical problems. And One, just one bathroom when periods start, diarrhea, nausea or others are waiting in line 0r have just stunk it up. GAG! I also wonder about storms and high winds, air conditioning, heating and when bad weather keeps everyone in with the sniffles. There are reasons why people moved out of caves and why people want larger spaces with separate bedrooms and more than one bathroom. But it does give an idea for the reality show of all reality shows…the Duggars go tiny house living!

When I found this home, I KNEW this would be the home I will build! I am 65 and disabled from spinal damage. I am a tiny house yuppie from the beginning. And i support leaving as small a footprint as possible.
There’s Nothing I would change!…I will add a small glass Bay Nook off kitchen to paint in and have breakfast..
I wish there were a few more pics esp. of front BR to get better idea of the spacing. Also more info. on products (i.e. paint,
appliances, flooring, roofing, etc). And cost to build. VERY IMPT.

I will say after looking at hundreds of tiny and small floor plans
This the only one I liked !!! I wish I could pick her mind for a
few minutes.lol. She has the greatest home! GOD BLESS!

I am back. Didn’t know where else to ask questions. Is this plan 915-16? It is different in a few ways. i.e.Window peak thing on roof (forgive ignorance) set back, kitchen has wall and appliances diff. places etc.
If I buy these plans for $750+ are they going to be the same layout? It mentions she made a few changes. But I cannot get
To her site to ask her any specifics…I am going to build this
House as I said in prev. Message! I am very excited to retire
and live in this amazing tiny small house along w/ my 4 babies,
    2 doggies, 2 kitties!
But am confused with 2 diff. Pics. That’s a lot of money. Anyway to find out why they are diff.? And what changes she made to original? I know that’s 3 questions. I need HELP !
THANKS and GOD BLESS! Barbara B. from Panama City Florida

Hi Barbara, I’m afraid I can’t answer your questions, but you could go to Tumbleweed’s “contact us” page and ask them there since they sell them 🙂 — Tiny House Talk Team

Just love the WHIDBEY Tiny House, It has been in my bookmarks since my first introduction to The Tiny House Movement. I am a senior and really liked the option in these 1st designs of option with a bedroom on main level. Just loved looking at them from time to time.

I wonder if you can even find plans for the Whidbey, B-52, Enesti or other small houses Jay Shafer designed when he was with Tumbleweed. It seems that when he left Tumbleweed to found Four Lights Tiny Houses, Tumbleweed renamed all his old designs, i.e. Fencl/Cypress, and discontinued the small houses. At least I haven’t been able to find those plans on the Tumbleweed site.

As for this house, I’ve loved it ever since I saw the original article, I can’t remember where. Whether it would work for three people + dog is something else. But I like it anyway.

This is one of the best tiny homes I’ve seen….however, many older people who desire to downsize to something like this would have a hard time climbing a ladder to the loft. Stairs would be an improvement.

I am starting to see a trending new pattern in what is a Tiny House…! As this house is almost if not double the width of what was once considered a tiny house….

I have been put in a situation where I am considering having a tiny home. My husband of 28 years, left me and my son (in college) financially ruined. So ironic for my last name to be ‘Welfare’ isn’t it! We have a beautiful home but can not afford it anymore. I am a retired school teacher so you know I do not make much.
Would you be willing to share about how much this cost you?
Congratulations and I wish you many years of happiness in your tiny home!!

I live in Florida. I built this house, it is 735 sq ft. Front room a bedrm, back room a spare rm with alot of cabinets. Bathrm next to kitchen is my pantry. Bathrm next to closet before the main rm. I felt the original just didn’t have enough storage. I had to add wooden rails to the open Loft but I like them. Also by law couldn’t have as large of windows. Because of the hurricanes we deal with. All in all I love this house. Many stopped by during the build and wanted to know where I got my plans. Thanks tiny house!

I commented a year ago that Tumbleweed had discontinued the small house plans, but they are available on houseplans.com. This’ll take some space (sorry, Alex!), but let me see if I can list them all.

I’m going by the pics of the homes in Jay’s book, matching them with the pics on the site.
