Waterfront Tiny Home Vacation Community

Established in 2008, before the recent surge in popularity of tiny houses, we like to say, “We were tiny when tiny wasn’t cool!” We are a community of folks who enjoy and share lake living and recreation such as fishing, boating, and water skiing but don’t want to pay a mint for it.

We have a unique ownership arrangement because we converted an old campground to land-condominiums. This allows each community member to not only own their own tiny cabin on their own waterfront lot but also to become part owner of the entire peninsula and share common expenses to keep costs down. By using park model RV tiny homes in our community, the result is an affordable, low-maintenance, lakefront tiny vacation home with its own dock. Ownership in our community also includes a shared concrete boat launch, picnic area, bath house, and swimming area. The annual Property Owner’s Association dues (currently $800/YEAR) cover all electricity, water, garbage service, WiFi, and common area liability insurance and maintenance. Yes, even electricity. Each lot has a waterfront view with an average of 25 feet of shoreline.

Buyers at Coral Sands may purchase their park model RV from any manufacturer or builder as long as it is certified that it meets the ANSI 119.5 Standard for Recreational Park Trailers, has a minimum width of 10 feet, and meets certain color requirements. For the budget conscious, we have developed a relationship with Athens Park Homes to offer several of their floor plans at near the sticker price, exclusively for our lot buyers.

By definition, park model RVs do not exceed 400 square feet, but that does not include porches or loft areas that are under 5 feet tall. Almost all the floor plans include a separate bedroom large enough for a queen sized bed. Some smaller units are equipped with only a loft while other larger units have both a bedroom, a loft, or even a double loft. Most of our owners choose a floor plan that has a porch that faces the waterfront.

The waterfront lots average around 1500 square feet and are priced at $55,000 with a private dock. Park model RV tiny homes range in price from around $33,000 – $45,000 and up. That makes lakefront ownership possible for as low as 60% of what a traditional lakefront cabin costs. We offer owner financing, lease-to-own programs, and land/cabin deals. For those not ready to commit to ownership, we also offer a straight lease option.

Although Coral Sands Point cannot be used as a full-time residence, there is no limit to the amount of time, or time of year our owners may use and enjoy their property. Of the original 36, there are currently 12 sites still available, one of which already has a loft-only cabin that is move-in ready. Because our sales model recently sold, we have ordered another park model for that purpose that should arrive by early July. It will also be listed for sale as move-in ready.

    Would like to purchase a Tiny Homefor Naple, fl land I have. Do you know anyone that could build on there? Also is there any financing for these Tiny Homes?

      Seems to me that the rules are begging to be manipulated.

      Can’t live there full time? That’d be 365 days in a 12 month period. So, go away for 1 day and effectively you have nullified the moronic rule. And, technically you would NOT be living there full time.

      Legal? Apparently according to a lawyer… you can’t redefine full time as anything other than 365 days a year excepting of course leap years.

    It’s pricey but it sure is nice. Would love to have a full time residence like this. Great bargain with the HOA fees. Our townhouse fee is only $70 a month, which is great for our area, but none of the perks these homes have.

    This is exactly what I’m looking for… in the Delaware shore; bays area! Is this something that will begin cropping up? How does one begin such a community ? What a wonderful way to spend a summer!

      Cathy, your request intrigues me. I grew up in Delaware and would love to return, except for the cost of living. The 912 sf house I grew up in in New Castle county would sell for at least $120k, last time I checked, which was three or four years ago. I’d jump at a chance to move back.

      You might check out the blog “Tales from a Sears House” on blogspot. The blogger lives in Delaware and has a restored vintage mobile home located on Kits Hummock along the Delaware Bay. Granted, it’s not a tiny home community, but it shows some things are being done.

    If they could only create more year-round communities like this. Just beautiful. Since most homes could be modified to have sleeping arrangements on the first floor, it would be an amazing place to retire or care for a senior family member/friend, etc.

    I like this community, the lots, the houses, the colors. It would be perfect if year round.
