We started our Journey to living tiny a few years ago and have loved every step of the way. We decided to share the beauty of our land and our lifestyle with others … and Vintage Grace was born.

We opened our doors early last year. We currently have 4 residents (including my husband and I) and would love to have more. The Residents own their park model home and they lease pad sites from Vintage Grace. We offer services and amenities (some in progress) such as Community Store, Greenhouse, Community Center and Tornado Shelters.

We take the word community to heart… and want to create an environment where the quality of living and our services are beyond remarkable!!

    The home is beautiful, the price is right and the park is so pretty and peaceful looking with great amenities that you won’t find in most communities similar to this one.

    Vintage Grace and Kathie Brown has taken away many amenities and advertises amenities on the website they no longer have. They have taken away the Community Center with the kitchen, guest bedrooms, living room and large gathering table, washer and dryer we were told we could use but now they only use it for themselves and their family. They have been reported to the county appraisers office that it is not a Community Center but the landlord’s private home. They try to mitigate that by pretending to sleep in another home onsite from time to time. They literally spend all day every day in the “Community Center”.

    All the resudents know what they are doing but some are afraid to say anything due to fear of retaliation.

    They promised a patio cover for the patio building with seating etc….never happened. They took away the greenhouse, the community garden and refuse to keep the area fenced so we could keep a dog park. Instead, it appears they want to take away yet another amenity so they can place more homes here.

    They tell you(it’s also in your lease) that they are the sole determinant if what you say is acceptable or not and if you complain and they dont like what you say…they will refuse to renew your lease. Free Speech anyone?

    They violate Texas Property code by refusing the home owner to sell their home to an approved buyer unless you pay a “marketing fee” of $1500 which is not part of your lease and they intentionally fail to disclose this when you sign your lease. Also against property code and may be potentially fraud.

    There are too many choices and communities now being developed for these types of tiny homes. Do your research and protect your investment. Communites with true community centers, walking paths, homes set on concrete or crushed gravel pads instead of the bare dirt they have here, crushed gravel walkways to your home instead of the required concrete sidewalks they require here which cost thousands of dollars, etc.

    Home values in this community are unfortunately dropping due to the lack of amenties and excessive restrictions. For example, if Kathie doesn’t think an orange colored planter goes with your home paint color and you put it on your own private porch…she will demand you remove it.

    You may not want to move your tiny home here. It seems on the surface to be an awesome place but you may regret your choice later.
