This is way too expensive for the size. I would not even think of paying that much. They are very proud of it for sure. It is nice no doubt, but $38,000.00 for a 16′ is a little much to me. It is not $38,000.00 nice for sure. I have a 22′ trailer that will not even come close to costing that much.

It is a lovely home. It looks like it could be pulled with a truck and some vans with tow capability. It seems a bit difficult to maneuver within the home. I love how people omit the bathroom or sleeping loft pictures. I see some outlets on the opposite loft and I have no idea how you can get up there. Thanks for sharing!

This is a really nicely done tiny house…nice layout and colors. I think it is the perfect size if one is looking to go tiny in comfort. The porch adds a very nice dimension to it. Not many tiny houses have a functional porch that can be a living area. I love it. I would probably give about $24,000 for it, though. I think that is a fair price. Really lovely…

I LOVE this! the use of space is fantastic. the only change I would make is converting the seating area into a bench/double sided stair case. ladder wouldn’t work for my dog.

Well If it were a 24 feet house I could see asking that price. Nicely done.

I think folks making harsh statements on the $38k price tag for a 16’ x 8’6” THOW are being a little too critical. We have all heard about (or not?) the huge price increase in lumber and shortages of everything else from the proverbial kitchen sink to the window glass in the building industry. Five years ago this house might have been only $20 or $25k, depending on the finishes used, but not today. Whether the prices ever come back down at all is an open question. $35k seems pretty right on the mark for this house, and I like it a lot for a number of reasons. My only – personal – concern with it is the ladder. I know a ladder of some sort is about the only access to the lofts that are going to fit, but there are a couple of other ladders I would prefer that allow a more sloped climb, and even a little tiny bit of storage built in, even in only 16’. But that’s for me. For a young person, this might be very cool indeed. The kitchen and bathroom are certainly generous in size, and more storage pieces could be added in both. I would – again personally – prefer a loveseat over two chairs, and barstools over low seats for the window ledge pull-up counter – which was a cool idea over the bookcase. I might want to enlarge the exterior storage, if weight permits, to enclose electrical, including perhaps a battery or two, an inverter, and etcetera for solar power. If not all that, then surely certain tools and household stuff that won’t fit inside. That would all be over and above the current price of course. Good luck to the builder. Amd I hope you sell quickly!

Totally agree about pricing, Kathy. Prices for everything have skyrocketed and unfortunately a $20K home is simply out of the realm of possibilities these days unless you reclaim all the materials.
