Extremely simple and essential, but incredibly rich in atmospheres ( quiet ).

The house is cute on the outside, but the inside looks completely unfinished. I can barely see the rooms from these pictures. Also there is no insulation or real walls inside. I know in certain spots in AZ, that the weather is either very cold or very hot.

Yes it’s certainly unfinished as is — would need some renovations to be a four season cottage.

You won’t see “rooms,” it’s a one room seasonal cabin offered by the Forest Service. It’s simply a rustic cabin with lots of possibilities!

This is in a beautiful area, to say the least. Elevation of Mt. Lemmon is about 9150′, and there’s a ski area up the mountain from this cabin a ways. Big question here is the fee amount and duration of the Forest Service lease. As a former commercial USFS leaseholder, I’d caution any potential buyer to look extremely carefully at the lease terms. While they’ll usually honor the length of a lease, they can and sometimes do refuse to offer renewals in the future, leaving you to remove the structure …entirely at your expense. Many leases negotiated over the past 2 decades include unpredictable fee value escalator clauses, which are based on potentially dubious market values generated by the USFS itself. Beware, be aware.
