    Alex, this old school teacher is about to scold you. Do not apologize for the overall square footage not conforming to the invisible Tiny House Standards set by the narrow-minded few. The vast majority of us comprehend that there is indeed a tiny living space, with a big bonus garage for possible later conversion.
    It would have been wasteful, and downright stupid, to NOT enclose that space during the building process. For the time being, it can serve as garage, food storage, winter supplies, or roller skating. I’ll bet it would also serve as shelter for overflow guests craving that view.
    It’s a thoughtful plan that does not leave a big sprawling footprint. It’s very common in western North Carolina and Missouri to build this way to make the most of a sloping lot.

      I agree with you, Sally – I too noticed the slightly apologetic tone in the posting and would like to reassure Alex that – rigid purists notwithstanding – many, many people are reading this very helpful blog for the variety of ideas and layouts it affords us! Whether you believe a house is “too large” or “too small,” you never know where a great idea for displaying books or clever kitchen storage or some amazing convertible thingamabob will spark an idea for your own little personalized nest. Offer your opinion about the house, the location, the decor in question by all means – it’s nice to start a dialogue and get other’s ideas – but for heaven’s sake don’t shoot the messenger! He’s breaking a sweat to bring us delicacies of all flavors and from far flung lands.

      I absolutely agree with you Sally, you said it all very well, I do get tired of people that think there is only one way to be tiny or environmentally sound. Where this is they also need room for snowmobiles etc. — I love the idea of a roller skating rink — heck, maybe even a dance hall LOL.

    I love this! It reminds me of Germany, where the houses are built above the businesses. Very convenient. I would love to live in this home, and wake up to enjoy those spectacular views. And the 3 car garage? Perfect space for my car, a 4 Wheeler, and many off road toys! It’s just the price..a little steep for me!

    Sorry, not a fan of this one. Misses the mark on the tiny house concept of utilizing every inch of space. Such a waste with an empty 3 car garage. Okay, 1 I can see, for the car, but 3? Now we have created a void for filling up what is empty.
    Interior is a bit bland with flavors of the 80’s. While the view is great, one would need a move-in home in this area, as I am sure the price comes with the view.

      Lkat, you look like an artsy person to me. This is perfect for anyone with a major hobby like sewing (any fabriholics out there?), glasswork, book hoarding, weaving, or throwing picnics and food-sampling parties). Or those noisy nephews who arrive with all their friends. The adult/owner has their tiny living space above, while the garage hosts things that can’t be done year-round outdoors, and we can indulge ourselves in our beloved pasttimes. Look at it as an enclosed yard. All under one roof, with a tiny footprint. And yes, I’d pay extra for those views. The starry skies are spectacular.

      Heaven forbid that the owner (or potential owner) have 3 vehicles, right?? Wow… Maybe the owner wants a convertible for good summer days, a 4×4 for the winter and maybe a fuel-efficient or hybrid for road trips. Maybe even a motorcycle or two? And if it’s a couple, there’s likely to be his & hers vehicles, that’s two spots right there.

    Ok, I thought tiny house movement wasn’t JUST about the size but about the price as in affordable! This home is listed for $279,000 which is not sustainable living in my opinion. I wish Alex would stop being the ad guy for bnb’s and real estate listings UNLESS it is a true tiny house!

      “A true tiny house.” Kindly define that for all of us so he can add one more heading to the overburdened menu that no one seems to look at anyway. Then define “affordable,” so he can add that category, too. And I guess we’ll have to do that by state and possibly county, as value and income vary wildly. Then perhaps he can add a category strictly for BnBs or real estate listings, and monitor them constantly to make sure properties are still available, lest he anger someone with out-of-date information.
      You couldn’t pay me to host this newsletter, I don’t have the patience for people who want to define what everyone else should or should not see, per their own standards of living.
      Why not let others glean ideas or just enjoy the scenery? Some of the most efficient designs on here have been rentals.

        Exactly, there is no true definition of a tiny house! A tiny house is just an extreme example of living below our means. It doesn’t mean that’s the right solution for most people. That’s why I cover a wide range of homes… from tiny to small! For singles, retirees, and widowers, to couples, families, and beyond.

        Totally agree, Doris. We have two Harleys, a truck for business, two cars and a jeep for off road. This would be a perfect retirement home for us. The price is also indicative of Washington state and you do get some awesome acreage!

      Diana one of the main points is to show you and others who are interested examples of smaller homes of all shapes and sizes to give you ideas and expand your options in the future. I’m not an ad guy for bnb’s and real estate listings, but this is a tiny/small housing (real estate) blog! Comments like this aren’t helpful to anyone, so next time I’ll just delete it with no hard feelings.

      Diana, I couldn’t agree more. Completely crazy, especially when they say similar homes selling for $145,000 which is still expensive. Not familiar with the area but, I am a former realtor. Justify price!

        And who is ā€œthey?ā€ You couldnā€™t buy this in a crammed Florida subdivision for $145,000, and sure as H wouldnā€™t have a view like that. Washington State is terribly expensive, and this is a reasonable price for a new property with acreage and one-of-a-kind views and potential added living space already in place. Perhaps being familiar with the area would have helped you justify the price.

        Jim, I don’t know who “they” are but “they” were off by at least a hundred-thousand on “their” comparables. Doubt “they’ve” ever been to Washington State, just like yourself. Perhaps “they” should be the ones to justify their statement, in case anyone cares.

    I love this house. But I don’t think of the garage as a place for cars. It’s more of a shop set up. Or a woodworking area so you can work from home. It’s ideal. Live upstairs and walk to work.

      Roxanne, that is what I saw immediately, also. A work from home space, an auto or woodworking shop, etc. Heck, could even convert part of the garage into a small studio to rent out.

    Ladies, (Doris, Charlotte) first of all “they” refer to Zillow. Second, Doris let’s stay on topic, not sure how fl. got brought into the conversation but, if you are curious go to a site called “Florida Lake Homes Lakefront Property and Waterfront Lots for sale”. I found (in less than 5 min.) numerous gorgeous lakefront homes (2 bd. 2bth. min.) for sale under $150,000, which works out to be 135 per sqft. Anyway, if you take the time to click on the listing rather than skimming through the pictures, you’ll see that is Zillow’s claim. At the price this property is listed at, that comes out to be 356 per sqft, YES CRAZY! Let’s get real, what their advertising and selling is the location and view with 1bd. 1 bth. less than 800 sqft. I doubt most would be looking at it for the three car garage. Now, for un-savvy buyers who are unable to navigate the internet that may not register that that is extremely expensive, this why we often see “inflated markets”. If you felt so compelled to make smart comments directly back at me, put your money where your mouth is, and buy the property!     And by the way, I own property in FL. and WI. and have been to Washington state three times since 2010 to visit my sister, nephew and his family.

    Just another property I found with double the bed rooms, baths, and sq. footage. Not the same acreage but, instead of “water view” it has “water frontage” that should even things up, and take note of the price per sqft.

    I have 2 brothers and a niece north of Seattle and believe me $279,000 is a steal.
    Micro, tiny, small is all in the mind of the person living the dream of less. This house is pretty close to what I’m looking to build in Colorado. Yes even the 3 car garage! But I really need a 4-5 car garage. 2 small cars, midsized Car, pickup, tractor and tractor implements. Yes I need a tractor and a pickup, I have 35 acres.

      Instead of having a single super huge garage, why not build an outbuilding (barn) for the extras? 2-3 car garage under the house and then a barn for the pick-up, tractor & implements? Those don’t necessarily need insulated storage with heat & A/C, plus fitting it all under the house would likely make for a very large house square-footage. Although, maybe a 2000sqft garage with a <700sqft house on top + rooftop (garage roof) deck could be kind of nice…

    People, Is it possible to just look at the diverse housing /vacation options and embrace the joy of the owners and creativity of the builders who build them, rather than fault finding and bashing peoples square footage, space utilization, colors, materials, loft/no loft, flush toilet-/bucket etc, etc! Obviously we all have different preferences, different financial portfolios, and lifestyles… If a plop in a bucket works for you, great. If you must have a Bidet next to your flush toilet, go for it! Just saying, I am weary of seeing all the complaints about something that is not even your problem! How do people feel they have the right of blasting purchasers, builders and Artisans. A builder has the right to build and be paid for what his craft is worth. Why is that anyones issue if the purchaser is happy? Don’t want to pay a builder, build your own, really it is very simple. We can eat off a plastic plate for $1.00 or a hand thrown, hand glazed plate for $20.00. If I choose pretty pottery over say, monthly trips to the hairdresser, truly it is my journey and I get to do it my way. I am always excited to get this newsletter and enjoy all the small options for affordable living, however you define “your” affordable, is your business , filter with those lenses.
    What Alex does to put food on his table is also his Journey, his business.. Good Job, Keep it coming Alex.
