I just had to share this amazing piece of property with a beautiful 768 sq. ft. tiny barn cabin already on site that’s for sale (UPDATE: SOLD). And the best part is… You can bring up to 3 tiny houses and/or RVs with you.

    I am in LOVE with this property! However, I am with Nila Ridings; the fact that there is an HOA makes me very uneasy. I would not buy unless I had an opportunity to speak with the seller and find out just what kinds of restrictions the HOA has in place, especially with regard to pets, RVs and so on.

      Sally Schrock the CC&Rs and by-laws on HOAs are registered with the county. Reading them will still not assure you that the most insane won’t happen and you’ll be financially responsible for it. I have been heavily involved in HOA education and legislation for the past seven years. I have heard the most horrible stories and nightmares one can imagine. I have lived in one for nine years and it has been a living hell. Not one pleasant day of life in here. I want out but my loss will be around $200K and that is cash money that I have put into this place trying to keep it standing.

      Every HOA is just one vote away from being just the nightmare millions of us are living in. HOA legislation has been controlled by a group called the CAI; Community Associations Institute. Very few HOA homeowners have even heard of this horrible bunch which poses to be the “protectors of property rights” and is nothing but a lobbyists group that keeps the homeowners from having rights by contributing to political campaigns and lobby the legislators. HOAs are full of embezzlement, kickbacks, despicable people…and once you buy in…those low life people become your business partners in the non-profit corporation..the HOA! HOAs are destroying lives all across America. Over 60 million people live inside of one and they have no idea of the risks they are liable for. Everybody seems to learn the hard way. I am trying to change that by providing education and directing people to sources that are telling the truth. There are many websites trying to educate homeowners and potential buyers…some are giving totally wrong information but http://www.neighborsatwar.com is excellent.

      Keep in mind the restrictions can be changed by the board and in many cases they are doing it without the consent (votes) of the homeowners. They know your only recourse is a lawsuit and they also know they can take the dues and fight you all the way to bankruptcy with legal bills.

      You are smart to stay way from HOAs and condos!

      And that’s what you should do. Pursue it yourself. Investigate it yourself. $30.00 a month? Sounds like road maintenance and garbage service to me. Somehow I don’t think that little HOA is on the level of the upscale HOA who set off Nila’s ranting about for the next fifty pages. But she certainly wants you to think so.

    We have a cute 700 sq ft cabin (if you count the loft) in the Lake Cushman area. We have owned it for over 10 years. This is an easy going community with summer people, working people and retirees. Some residents have been there multiple generations.

    Am not a person who likes HOAs but this has been a great one. Definitely depends on the involvement of the community and what they want. The Lake Cushman Maintenance Company (HOA) maintains 5 really nice parks and 4 boat launches on the two lakes and drive around security checking on non-residentially owned cabins. My main disappointment is that all cabins are on leased land (originally 100 yrs.).

    Great access to the southern end of the Olympic National Park and Hood Canal, surrounded by Olympic Forest. Better enjoy rain because it is in a temperate rain forest. Gardening is pretty much out (except for natives) because it is all glacial till. That means moss on top of gravel.

    Sally, pets are supposed to be kept leashed and general county rules about pets. There is a coyote problem and cougars screaming some winter nights during mating season so you should keep pets in line of sight. You don’t put your kitty out at night.

    RVs are kept on properties year round, lots of park models as well as small cabins but some Divisions have differing rules so clarify with the Maintenance Co.

    I don’t have personal experience about HOA but my mother was in one and it was NOT good–and they were pretty lenient as far as HOA’s go on some things.

    A few of the rules::

    You could not park your RV—which cost more than the HOUSE BTW!!!!—for more than a certain number of hours–so you could not load or unload it after perhaps 6 months on the road. You certainly could NOT park it at your house even in a garage.

    You could not put anything remotely “political” on your lawn–no candidate posters etc–some won’t even let you have FLAGS or those cutesy banners with a butterfly etc on them. No seasonal decorations.

    If one member of a “couple” was under a certain age–you could not live there. Now–when my mother and her husband moved to this HOA he was past the “Age limit” and mom was not. I guess because it was pretty clear that my mother was not going to bring home a few babies they “waived” this. The neighbor across the street however—His wife died. HE met one of the caretakers for another older person in the HOW; they fell in love and got married and–shocker–had a baby. Because she was TOO YOUNG they had to LIE and claim that the kid was hers and NOT the fathers–kinda awkward once the kid was toddler age. And they were threatened with eviction but because of the real estate situation–they could not sell and move. Just something to think about.

    You might be bound to paint your house–YOUR HOUSE!!!—some color you don’t like if the HOA decided that IS what you WILL paint it. You can’t put on different SHINGLES on if they say you can’t. If the shingles they LIKE are discontinued tough luck! A friend of ours was DEPLOYED when his HOA house was damaged in a storm; his caretaker went to the store and was told–the shingles are no longer made; this is the closest approved color etc. Nope! The HOA actually tried to have the new shingles RIPPED OFF and left his house OPEN to the Northeastern winter weather.

    You might not be able to have your grass over a certain length–they can have it mowed and add this to your “bill” or start to evict you. (some towns can do this also! IT’s NOT just HOAS!!!) You might not be able to have your garage DOOR open. Or ANYTHING in your driveway. You might not be able to hang your wash outside—even on a temp line that gets retracted after use. Some areas have made THIS illegal to restrict so check first.

    Like I said–not an HOA fan and I know I could NEVER live in one. I would feel compelled to fight every restriction just because I believe in individual rights–and if I buy it–I get to CHOOSE how to use it!

    If I WANTED to live on an Army base–I would have enlisted.

      I greatly appreciate your comments. I posted additional information earlier and it was not approved by the moderator.

      You are 100% correct. Unfortunately, what you are addressing is the “small stuff” in HOA living. The big stuff is the massive embezzlements, bullying, and in some cases homeowners have been pushed over the brink and have walked into board meetings and gunned the board members down. They killed them because they could not take the bullying anymore.

      HOAs are very closely aligned with being in prison. I say this because I just finished a book about a woman that went to prison and her description was so close to some of the stories I have heard and what I have lived it gave me chills.

      Dr. Gary Solomon wrote HOA Syndrome. It can be found on the internet and it is truly a real depiction of what living in an HOA does to the human body, mind, and spirit. My experience of living in an HOA has been so severe I have lost all the pigment in my skin from the prolonged stress. My doctor told me I have a form of PTSD. This is just another crucial aspect of HOA living.

      Financially, they will bankrupt you with fines and legal fees. And they will do it over the smallest of things. For example, flying the American flag. There is a law that allows us to fly the flag. You cannot imagine the number of people who have spent a fortune fighting these bullies in court to have the right to fly the flag. Larry Murphree from Jacksonville, Florida has recently been tortured by his HOA over the American flag. And Ingrid Boak of Lexington, Kentucky at 75 years old lost her house to foreclosure for not paying $300 in HOA dues. She didn’t even know she lived in an HOA! She thought the bill was for a swimming pool membership. And then the big one…Las Vegas the FBI investigation that busted all of those people in the big HOA scam and four of them have already committed suicide! Others are in prison and some are awaiting trial. There is also a case in Wichita, Kansas where a board president beat a condo owner with a crowbar. That case has been in court for over two years. The list goes on and on and on and on and on!

      I recently saw something on the internet that I thought could not be more true. It said, HOA=Hitlers of America!

      I love the Tiny House Movement and I would love to live in one but not if an HOA is connected to it in any way, shape, or form. No how. No way. And I see some of the Tiny House Villages are forming…and sure enough making them HOAs! It makes me so sick when I read that.

    Rather surprised at the rants on HOAs. It stands for home owners association. It lets you know what to expect from your neighborhood and you and neighbors have the right to change rules just like any democracy.

    Anyone at any time can have horrible community members or elected officials or great ones. When you have common shared areas that need to be maintained it is important to have shared beliefs in how this will be accomplished and best put into writing to avoid misunderstandings. That is why HOAs. A cooperative is another form of the same thing with rules, etc. but you have to be voted in. You should always know the neighborhood and its rules before buying.

        With no intentions of being rude here, I will say I would never present myself as an expert on Tiny Houses. On that same note, I don’t think it’s wise of you to make the above statements about a subject that you clearly do not have the extensive knowledge of that I do. All HOAs are just one vote away from being a nightmare and destroying homeowners lives. It’s been proven over and over again. There is not way to do the research before buying because the rules are changing in HOAs faster than a moving target.

        To help you educate yourself, I suggest you read neighborsatwar dot com and listen to onthecommons dot net. After that I’m sure you’ll have a level of knowledge on the subject of HOAs that you never dreamed existed.

    As I mentioned I do not know a lot about the HOA’s from my own life; but what I have seen would keep me far far away! Just not that type of person. The first time some one told me to do something I would be sure to do the exact opposite!

    Tho I don’t at all disagree with what you are saying here I would ask–bad tho they might be–please do NOT equate Homeowner Associations with Hitler in any way shape or form. Hitler and the Nazi Party had a deep agenda that intended to exterminate entire classes of people from the face of the earth–my own Jewish family included–as well as the handicapped–me again—gays; Gypsies; the mentally ill—there were six million Jews killed and hundreds of thousands of others who also died to serve these people’s insatiable hunger to kill.

    This does not equate to some one being told to paint their house a certain shade of taupe or face a fine.

      Very sorry to learn your family members were victims of that horrible dictator.

      Sadly, that mentality exists in the HOAs. If you studied them like I have and learned what has been done to many homeowners you would see that if it was legal for board members to exterminate the homeowners they did not like, they would do it. My own HOA president wrote a lengthy article in the community newsletter calling homeowners (who wanted the dues spent on repairing the houses as opposed to the wasteful things she was spending money on) pariahs. That newsletter was used against her in a jury trial and the faces of 12 jurors were total shock when she proudly said, yes those people are nothing but pariahs! There is a case in court right now in Wichita, Kansas where a board member took a crowbar and beat the condo owner. Sending him to the hospital in an ambulance. Dr. Gary Solomon wrote HOA Syndrome. He explains the psychological changes that take place when someone who has never held a position of power acquires it with becoming a board member. He also explains what happens to the homeowner who becomes a victim. It is very interesting and most definitely true. I have been told by my doctor that I have a form of PTSD from living in my HOA. The prolonged stress has caused me to lose all the pigment in my skin. It’s a disease called Vitiligo. All other causes have been ruled out in my case.

      There a homeowners who have lost their homes to foreclosure over a dog that weighs a pound too much, paying their dues short $1.50 yes, that is one dollar and fifty cents, and growing vegetables rather than fruit. This is just the tip of the iceberg so to say on the HOA nightmare stories. There are hundreds of thousands of stories of people who have been abused by their HOA board members either by bullying, physically, or financially. They get drunk on their power and cannot control themselves and there is no government agency or anyone for the homeowners to go to for help unless they are physically injured. They can hire an attorney and the HOA will run them into bankruptcy on legal bills. The HOA has all the dues to use for attorneys against the homeowner…and they do it. If you countersue, their insurance company steps in to defend their behavior and that puts the homeowner trying to win against a multi-billion dollar insurance company. Who can afford to do that? Very few.

      HOAs have no governing for the most part. And what little is on record is watered down to the point it gives all the power to the HOA. The organization, Community Associations Institute (CAI) poses to be there to help the homeowners, but in truth it’s a lobbying group that keeps the legislators under control. And they contribute to political campaigns. Operating under the guise of being the “caretakers” of property values. They also control the media and that is why you’ll rarely hear a story of an abused homeowner by an HOA. If the media was free to report, the news would be full of stories every single day. You’ll see many of the reported stories on neighborsatwar dot com.

      In my opinion, HOAs are the biggest threat to the American homeowner today. They will not stop building them until our citizens stand up and demand our federal government to put an end to it and of course, stop buying into them. There are over 350,000 HOAs in an American today with over 60 million people living inside of one. And they are building them as fast as they can. The CAI has surveys done that ALWAYS result in homeowner loving their HOAs. Of course, they do. The surveys are done by the very organization that is promoting the propaganda. Do we really think they are going to come back saying 9 out of 10 victims of an HOA hate living in them? Only when a true independent study is done and every HOA homeowner is surveyed will the TRUTH come out. A TRUTH that needs to be told sooner rather than later. We must get them stopped because the HOAs hold far too much power over the homeowner and the shysters are embedded in the industry. The embezzlements are outrageous and the punishment for it is just slightly more than a slap on the hand. HOAs are private non-profit corporations with unlimited power and they are using it to destroy homeowners. Those who are learning about HOAs keep asking, “how can this be happening on American soil?” I’ll admit I never thought it could either but it is. The blind faith and trust that the government is going to protect us is one the American people need to set aside and learn for themselves what is truly happening in the HOA industry.

      Please don’t take things so far… It’s not necessary. This is a happy place. Plus, assuming that all HOAs are bad, to me, is like assuming all Pitbull dogs are bad. It’s just not true. Or worse yet, it’s almost like being racist. Let’s just not do that. That’s assuming. Take a good look before you assume. Please. Otherwise we’re just bad mouthing.

        I am sure that when some people buy into an HOA or condo association, they look at making their own lives easier by letting someone else set the guidelines for everyday use. It never occurs to them to ask questions about privileges we Americans take for granted. The “politically correct police” are everywhere and determined to create a society that borders on Marxist control.
        TOO MUCH GOVERNMENT CONTROL REMOVES FREEDOM.

    Thank you Alex—this indeed has gone too far and altho I am sure HOA’s are to some very evil entities—they do not in any way equate to the government sponsored horrors of the Shoah.

    @NILA—IF this is that important to you you might want to do something like a DIARY on one of the web sites like DAILY KOS or the like. This sort of rant does not belong here other than as a post to alert possible HOA buyers to the fact that there might be some with worse management than others.

    And sad to say–I don’t think that ALL media is being paid to “Look the other way” as people are beaten-=-=or that people are being beaten in a systematic way to shut them up. There are many investigative journalists who would be interested to hear from you.

      Unfortunately, I’ve spent seven years and tens of thousands of hours studying HOAs. Because this form is living arrangement can and is destroying the lives of innocent people all across America it is important to share the knowledge I’ve acquired. Ignorance about HOAs is EXACTLY why so many people have fallen victim to them. There is no such thing as a good HOA. All HOAs are just one vote away from having a rogue board member that gets drunk on their board member power and everybody goes down the drain because of it.

      Readers have options to read or not to read subjects that are of interest or not. I read this blog because I have an interest in tiny homes and like this site, but when I saw the attachment of an HOA to this one the alarms starting ringing.

      Comet, countless highly knowledgeable people in the field of HOAs have tried discussing the HOA subject with the media. Myself and many others have had lengthy discussions with many investigative journalists from the local level to national television level. Ward Lucas wrote the book, Neighbors At War! The Creepy Case Against Your Homeowners Association because he spent 40 years as an investigative journalist and anchor in the television industry in Seattle and Denver and was never allowed to air an HOA story. Very few journalists are allowed to discuss the abuses and horrible conditions that homeowners are suffering in HOAs. You say, “There are many investigative journalists who would be interested to hear from you.” Please provide me the names of these people and I will be eternally grateful for your help. 60,000,000 (sixty million) Americans are living in HOAs and they need to know what I am sharing and I don’t think all of them are reading this blog.

      The day that education is not a good thing in America is a sad day for America.

        You are not educating, Nila, you are ranting. You are also generalizing your topic into black and white, and no self-respecting journalist is going to listen to someone who can’t present their agenda with some moderation. You probably have an interesting personal story to tell, since you are SO angry at HOAs, but constant rebuttal and raving never won over anyone. As a young widow, I encountered some rural HOAs with male chauvinist idiots who gave me the “Now, now, little lady” treatment. I simple elected Not To Join, and went elsewhere to live, and I’m glad I did.

        If HOA horror stories are going to be your lifelong passion, fine. Just don’t expect everyone else to jump on your very loud bandwagon. I personally don’t have time for angry people who love being Professional Victims and want attention all the time. I am an old woman, and in my life experiences, I would bet you broke the rules or policy yourself, and paid dearly for it, and now you’re on a campaign, all because of your own actions???
        Those bad decisions are always hardest when you did it to yourself.

          Lucky for you that you did not buy into an HOA and went on down the road. Millions of Americans have been duped into buying into HOAs OR there is no other option in the area where they live. After all, there are over 65,000,000 Americans living inside of the 350,000 HOAs in America now.

          Those who wish to learn about HOAs greatly appreciate the information I share. Those like you chose to judge others (wrongly, I might add) and think you know it all. Until you have spent the time learning and studying a subject to the degree that I have please express your opinion at will but withhold your judgement of me.

          I have never been a rule breaker. I have always followed the rules and respected laws. Do I have a deep hatred for liars and thieves? Yes, I do. And HOAs all across America are full of them. Do an internet search or just spend some time reading neighborsatwar dot com.

          When those with such strong opinions of others who they do not know step up and start spouting how wrong somebody else is, I immediately think of those that tried to expose Bernie Madoff and Jerry Sandusky. We now know the truth and in time you will, too. I’ve learned one thing in life and it’s listen to those who are screaming the loudest and longest with documented evidence to prove their point. They may and probably do have a message that should be listened to. If they are just fabricating insanity like the Westboro Baptist Church it’s okay to discount them and still respect the fact they have a right to express their opinion because they are Americans.

          Sorry to disappoint: I’m a retired school teacher and part-time RN, thus I have zero tolerance for drama. Go do some volunteer work in the children’s unit of a burn hospital; it will give you some perspective about courage, without the “screaming the loudest and longest” you thrive on. You have no idea.

    I cant believe people don’t realize how bad HOA’s are-they seem to be set up to take the place of code enforcement.I sold a Fl home years ago with an HOA.My only requirement when I bought my current home was NO HOA. The people who run them get power hungry,so good luck if you go that route.

    Are all Tiny Houses a part of HOA? I didn’t even know what HOA was until someone here explained it. Do they have to be built by HOA standards? All I want is to build a tiny house in my back yard for a studio/ guest room. Here it sounds like maybe it’s not a good idea.

      The answer to your question is, no. As a matter of fact, very few, if any HOAs would allow a tiny house to be constructed in the backyard of an HOA restricted property. CC&Rs=Covenants, Conditions and Restrictions are the declarations which a buyer agrees to when they buy into an HOA property. In most cases the CC&Rs do not allow basketball goals, swingsets, farm animals, tree houses, clothes lines, out buildings, storage sheds, travel trailers, boats, motorhomes, or even sidewalk chalk to be used temporarily on the driveways. If a homeowner becomes wheelchair bound they cannot have a ramp installed on the house. The list is endless of all the rules and it can be added to at any time by the board members. In addition in many cases a board member might very well violate those rules but they will selectively enforce them with other homeowners. The board has the legal right to fine, lien, and foreclose on your property. People have lost their homes to foreclosure over have a dog that weighs a pound over the limit or underpaying their dues by as little as 99 cents.

      It is very sad to read the HOAs have started to infiltrate the Tiny House Movement. I was hoping this day would never come, but it’s here.

      If you are building a Tiny House in your backyard the first thing you should check is to be sure your home is not part of an HOA. Most people know if they are but there have been some rare cases where the HOA was not active and suddenly somebody decides to activate it and the entire neighborhood ends up in a feud. You county can tell you if you own deed restricted property. If the answer is, no the next call you make should be to the city, if you live in a city, or the county of you live outside the city limits. Find out what their restrictions are on parking a travel trailer, motor home, boat, etc is. There will be restrictions about where it can be parked and sometimes size limitations. Or it has to be behind a fence. Once you know you’re not going to have a problem with parking your Tiny House behind your own….you’re cleared for construction. If it is a permanent (not movable) structure be sure and get the size restrictions and ask if you need a building permit. It is always good to get the city/county restrictions in writing and keep them in a file. Write the date that you picked them up on them. If the city/county changes their rules then you can beg to be grandfathered because you created the Tiny House before the codes changed.

      I hope it all works out for you to have a Tiny House whether it’s on wheels or a slab. I can’t think of anything more fun than having an adult-sized playhouse or guest house! Enjoy!

    No HOA. But will need a permit to build. I want to really investigate tiny houses, I need a separate studio . I could use it for guests also, because it would be more private, and my grandson could use a separate space when he comes home from college in the summers. We wouldn’t need much of a kitchen but a bathroom is a must. I’ve been studying diagrams and house plans. Hope to start next spring. Thanks for the info. Ellie

    I appreciate hearing what Nila is saying. This site is a happy place and I am happy to hear about the pitfalls of HOA. Better to read it here than to move in and then find out. I check into Tiny House every day and love the site. So thank you Alex for allowing us to express ourselves honestly!

      Honestly? The word “endlessly” is what keeps popping into my mind as I sift through this thread. I would hope anyone interested in the property would investigate for themselves, and investigate that particular community’s HOA rules to see if they’re agreeable with what you want in a community, not rely on the extremely angry rant against all HOAs that Nila presents.

    I have to agree with what Nila is saying — HOA’s are really not something you want to get involved in. I have not, nor would I, live in one, however through work related experiences I have had the opportunity to sell to/be involved with a number of them and people can and do all the time lose their properties over things that should never happen. Unfortunately, most of the time the people who are on the “Boards” are not the people who should be. The qualified people have jobs and are otherwise occupied, leaving the unfit to manage managing your investment. I have not had occassion to deal with any HOA where there were not major problems due to the manner in which they are run and because of the people who mostly run them. My advice to people is to never get involved in one. I do not know why one would want to pay for the privilege of paying rent forever anyway — property taxes etc. are bad enough, why take on more?

    I am from Washington and have friends in that area in HOA’s, do not know which specifically, but they are not happy they got involved and are selling.

    That aside, for the size of the property and the poorly designed small barn, which would take a fair amount of money to correct the design (unless you do not like cooking or eating etc.) and while the outside amenities are not bad, the property is overpriced for what it is and where it is. Also, it is cold, it snows in the winter and it is expensive there with really no major towns for shopping etc. and to go to Seattle is a long trek and Bremerton is just not that booming.

      Thank you, Chris. Nila went from slightly informative with an obvious agenda to deranged by the third post, not to mention way off topic. After the tenth or twelfth rant response on this one thread, it became obvious she has a major rage issue with HOAs because of her personal experience. It did not become obvious to her that she overdid her sermonizing to the point of alienating, instead of educating.
      So you lost your butt and were pushed to the point of breaking by a HOA. Get some therapy, start a Nila’s HOA Blog, and go share with people who are interested in the HOA worst case scenario horror stories. You have the right to express views on the Tiny Houses shown here, but a nonstop tirade is intrusive and defeats your purpose. All you have done is bore me with your personal agenda. I have lost two husbands and a son and daughter. Are the readers on Tiny House supposed to listen to me rant nonstop about it? We all have problems. Some deal with it better than others.

    While this may not be the place for a lengthy conversation on the pros and cons of living in an HOA community, I commend Nila for her passion! I workef for various property management companies over the years and have knowledge of HOAs and their CC&Rs and the ludicrous fees imposed on the residents of HOAs. You must gain approval for anything you wish to do on YOUR PROPERTY! If the board decides its time to reroof the properties, you will be charged a fee….even if your roof is not replaced. You need a new screen door? It must be approved by the board and look like all the others.
    Nila is only trying to educate and save potential buyers from great remorse!
    That being said, if not for the presence of the HOA and the rather high asking price, I find this tiny cabin and property to be very nice and being familiar with the area, I would be happy to live there. Thanks for sharing.

    I continue to get emails regarding this blog which brings me back to respond. I’m thankful the topic has not died and gone away.

    Hats off to those of you who have stood up to Doris and her issues with education about HOAs. I’d guess she’s peddling condos or is a Realtor and nobody spews out support for HOAs like those trying to make a buck selling these nightmares to the innocent and ignorant people that simply have not educated themselves. In fairness, part of that falls on the fact there is very little truthful education out there about HOAs.

    My information is not only based on my personal experience but I interact with HOA experts on every day and have been for over seven years. People like Doris do not intimidate me because I know from her comments she is either a Realtor, property manager, or has some financial gain by supporting HOAs. I’ve read through all of these comments and greatly appreciate those who are professionals in the industries that work in conjunction with HOAs and have stood up in support of what I have shared. Together, I hope we have saved at least one person from making the horrible mistake of an HOA or condo purchase. I have provided numerous resources for all those interested in educating themselves to read and a radio show for listening with podcasts.

    Most of us know, you can’t fix stupid and some people wish to remain in that state of mind. All others know the difference between education and ranting. While most people who do not wish to read something simply move on to something else, others seem to be too stupid to know how to do that.

All that psyche ward experience makes you a much more tolerant person I could ever be toward the unbalanced. School children are murdered in their classes, and this Thing craves attention over her housing woes. So sad.

        Perhaps you should be reminded that American soldiers have and are dying fighting so you can have the freedom to spew your ignorance and sarcasm?

        Perhaps those people who are murdering the children in the classrooms grew up in a hate-filled HOA? Did you ever think of that possibility? HOAs are historically known for not allowing children the freedom of riding bicycles, having swing sets, tree houses, basketball goals or playing ball, riding skate boards or roller skates, using sidewalk chalk for hop scotch and disallowing trick or treating. They are frequently pretty much forced to stay inside on a computer and play video games that are often times violent and anti-social.

        Give that some thought and do some internet searching. You’ll find media coverage on every incident I just listed pertaining to children and HOAs.

        By the way, your efforts to insult me didn’t phase me at all.

    Big Valley Village Council has worked very diligently to iron out the details involved with creating a Tiny House Subdivision. All of that work now means the Village of Big Valley is the first municipality in Alberta to allow property owners to have a house between 300 and 650 square feet in an R-1T Zone.
    This exciting and ground breaking legislation has drawn attention from Tiny Home enthusiasts from across Canada and even from the United States. The 22 lot subdivision is now at the stage of accepting deposits on lots. The Village will continue accepting pre-sales over the winter months with the intention of breaking ground and installing services in early spring of 2018.

    Big Valley has 22 individual lots surrounding a central park in a residential district which allows homes between 300 and 650 square feet. Lots range in size from 30 ft x 80 ft to 45 ft x 80 ft with prices from $43,000 to $46,000. Prospective buyers will need to turn in an offer to purchase agreement with a 10% non-refundable deposit and will be able to select their preferred lot on a first come first served basis. The agreement also states that buyers will need to have a home on the property within one year of the property being serviced.
