I had to show you this tiny and luxurious backyard office that’s for sale by Gary Wagoner who shared his 8×12 ROOST tiny house design with us recently.

He’s selling this backyard office to raise money to buy a trailer to build out his latest ROOST design. With an asking price of only $1,700 I think this is a great deal if you’re in the Kettering, Ohio area.

It can easily be used as a tiny guest cabin, hobby room, music room, man cave, a tiny writing cabin, or we can just keep calling it an office. 😀

“Massive 7,6800 sq in custom house extension for your enjoyment!

This completely custom, one of a kind, totally watertight and fully insulated super room is ready to move onto your level property from west Kettering.Within the open 96″x 80″ floor plan (a whopping 7,680 sq in because every one matters), is lots of room for you and your imagination! Make it an extra room for guests; a sewing or hobby room, a musicians practice room, an above ground Man Cave, or an anything you can fit in over 500 cubic feet of finished space.Currently, it’s a wireless laptop office that looks out at a garden. You can add a work table, more bookcases, or a couch. It easily handles any size bed or bunk arrangement – visit IKEA for other ideas. The structure is built from 100 year old, true 2x lumber rescued from deconstructed Dayton homes. The full-size glass door, all 4 casement windows, the wide oak flooring inside and the oak exterior siding and more all came from Habitat for Humanity’s Re-Store. New is the roofing system, 5″ foam insulation in the ceiling and floor (R18). The swivel chair and solar desk lamp are new from IKEA. The walls are packed with 4″ of rock-wool insulation (R14) wrapped with sheathing and Tyvek. In addition to its outstanding thermal values, rock-wool has great acoustic properties making a perfect enclosure for musicians and audiophiles.

As a backyard office, it is 100% tax deductible. Costs less than a few month’s rent at an office complex.

There’s a nice transformative feeling as you close the full length glass door behind you, open the 4 awning windows (especially in the rain), sit back and relax to your entertainment system. You are surrounded by drywall finished walls rising to a height of 90″. Your feet rest on the 5″ wide Mannington oak floor. Re-purposed closet doors are now a desktop and floating shelves. The corner cabinet is from a Wright State University lab renovation. There is a 3-light track and individual wall outlets in place and ready to connect to your AC service if desired.

Way too Cool to be a “shed” (unless you like to brag); the only shed thing is the hidden 1:5 pitch shed roof. Beautiful red Onduro corrugated roofing over a 1-piece membrane keeps it dry and watertight. Now in it’s 4th Ohio winter with no leaks, drips or runs.

This is one little, tight, backyard room. You can see detailed construction pictures of this custom built room. I will help you layout the space level and large enough for an 8’x7′ out building, is all you need.
Compare this to a Big Box backyard barn. The Kit price may start around $600, but totally finished will typically cost twice that. You end up with a pressed board barn for $1500.

This exterior room exceeds building code for residences. At local construction costs this quality building would be over $5300. Considering the quality of materials and craftsmanship in this one-of-a-kind building; I am offering it for only $1,700 or best offer. (Half down holds it during site prep, balance on pick-up day).
