From the Buyer:

This was a wonderful builder and dealer to work with. They allowed us to make many custom modifications to their standard floor plan so we got exactly what we wanted…

We found this wonderful little community called Linville Land Harbor in the mountains of Western North Carolina with lots for sale at 3600 to 4000 ft elevation. There are lots for big stick built houses and lots allowing small park model homes less than 400 square feet. They provide water and sewer to every site.

Highlights

    • Purchased for $55,000
    • 399 sq. ft.
    • Two bedroom
    • 1.5 Bath
    • 144 sq. ft. bedroom loft
    • 120 sq. ft. screen porch

Please learn more using the resources below. Thanks.

As far as tiny houses go, I really like this one. I like the kitchen and downstairs bedroom space. I also like the front deck, but my favorite feature is the loft space. It’s big enough for “grown-up” world. Since there is no space for a living room downstairs, we would put in a living room space for us up there where we could watch TV, visit with friends, and just hang out. In addition, part of the space would be for sleeping, with some kind of barrier separating the sleeping and living areas. Plus, we’d add a few more windows up there. I actually could see us comfortably living in this house. I also like that there are stairs to the loft and not a ladder.

Those are some awesome ideas! It also sounded like the builder was willing to make adjustments to your specifications, so I’m sure you could get all that and more 🙂 — Tiny House Talk Team

As to the upper loft, the head space is 4’8″. Were it any higher it would have to counted in the sq ftg and for a park model it must be under 400 sq ft. This I learned from Rich Daniels after speaking to him about his Tillamook PM, google that one-heavenly:) I really don’t understand the built on deck/porch idea. Won’t more interior living space make more sense? You could build all the deck/porch around the TH once it’s placed. I can’t imagine moving a PM like you would a 185 sq ft pull behind.

Patricia there is an area from the kitchen to the front door which would be utilised as a living room – the kitchen peninsular bench has an overhang that allows for bar stools to use as an eating area so a few tub chairs would make the living area comfortable, with a wall-fitted tv and coffee table. It is a lovely unit.

This looks a lot like the “Chattahoochie” park model that was posted here some weeks back. This is still my favorite configuration. But the first thing I would do is cut down those creepy wooden bars in front of the loft! Who wants to sleep in a prison cell??!?

I would to…! I mean 55K is not to much to pay for this awesome house… For it’s size of just under 400 sq. ft. that is a great price from what I have seen as the going price on some homes, with just some off the wall novelty built in….! I mean come on some people are like children they think by adding some fancy toy or novelty they can bump the price to almost double, and nobody will notice it.. But as this house stands you can hardly beat the price….!
