If you’re looking to downsize, but under-400 sq. ft. is just too little, consider the Shilling 768 sq. ft. ADU (accessory dwelling unit) by Wishbone Tiny Homes.

This was built for a client on land that already had a larger home on it, and includes two bedrooms (one upstairs, one downstairs — also a loft!) and two baths. Wishbone Tiny Homes is located in Asheville, North Carolina, and they offer a number of ADUs in varying sizes. If you have friends or family that could allow it, you might be able to build an ADU on their property as one option for going tinier. Enjoy!

Beautiful burnt orange door takes you inside.

Quaint kitchen with all the basics (even a dishwasher!)

The ladder moves to help you reach high-up cabinets.

Nice island for extra counter space and some seating.

Living room area with a comfy couch.

Separate mudroom leads into the main area of the house.

Here’s the loft bedroom for your guests.

Subway tiles in the large and spacious shower stall.

The extra square footage allows for a stackable unit. Yay!

Stairs take you down to the master bedroom/large den/office.

Could serve a few purposes if you so desired.

    I am in NC and have met this guy and his Dad. Did he say what construction costs were on this home? I have thoyght of doing similar, only smaller, on my lot.

    Love the color of the doors, the shelving in the stairway, the sliding doors to the storage and the light colored flooring in most of the house.

    Was not too fond of the stairs going down to the Master, until I saw it was en suite and then I was converted! I do have a question about the main level bath-from the angle it looked as though the shower stall has a tub appearance??? If that is the case, I would find a place to put my clothes on the main level and then come upstairs to shower! Cute, cute, cute, but I think instead of the orange I would go with blue or some kind of purple, maybe even a muted red. I guess each owner could ask for whatever colors they choose!

    I’m not one for roughing it and climbing up and down ladders is not appealing. This little gem ticks all the boxes. It has a lovely atmosphere, pleasant surroundings and has everything you need to live comfortably. My kind of place. I’m basically a five star sort of person…hehe….

    Uhm, no it doesn’t. It helps you to reach on top of the high up cabinets.

    That aside, I feel that 6 brackets for the bookshelf (knick knack shelf) is pretty much overkill. 3 brackets would be ample… even with heavy books on the shelf.

    Interesting layout though… food for thought.

    This is the first time I have seen a basement in a tiny home! It’s really nice! Love the fact that they have a bathroom on the same floor! This tiny home is really nice! Thanks for sharing! Really enjoyed viewing it! 🌹🌷🌹

    Love the design and the layout. I have been looking at all kinds of tiny house options, so visited the website. I’m afraid $200,000 for an ADU, even if it is 800 sq ft, is to me, very expensive. $200-350 per sq ft is more than you will pay for regular housing. It’s not a cheaper alternative, that’s for sure.

      it depends upon where you live. In places like Seattle, Victoria, and Vancouver, B.C. they’d kill for a house like that with a price of $200K. 400 sq. ft. condos go for $600K. Houses in Vancouver and Victoria B.C. start at a million and they aren’t this nice. It depends upon the price of labour in your area and the cost of materials. From what I’ve been able to gather the price of homes in some American states is quiet low compared to places like San Francisco or Seattle. $200 a sq. ft. for house/condo is unheard of. In White Rock, B.C. a small ocean side community outside of Vancouver, lots can run you a million and a half.

    Great use of the lot! Love the ample roof overhang. Lovely interior layout! Awesome lower level. You could put a little hot plate down there too. Shelving and closet designs really add to the space. Best tiny home I’ve seen yet!

      Andrea…I would put a Keurig and a small microwave and possibly a dorm fridge downstairs too! 😀

    Yes, this is a lovely home but —
    It does seem to use an awful lot of tiny-type appliances and furniture for a house as large as it is. My house is considerably smaller [611 sq ft.] It was built in 1946 and was pretty standard for the time. It easily accommodates appliances built for the larger houses we see these days. [OK, yes, I did have to buy a counter-depth fridge in order to get it through the doorway — but that one modification was sufficient, didn’t cost any more than a standard fridge and it’s plenty large enough for my needs.] And all my furniture is built for standard housing and fits with no problems. Sure, I have fewer _pieces_ of furniture than I would in a larger home, but that’s not a problem either, for a girl on a budget.

    The one included feature that I would love to have is the open floor plan. Sadly, 1946 hadn’t discovered the concept yet and, as much as I would love to, I can’t afford to go knocking out the load-bearing wall.

    Still, there’s nother plus for my situation: an already-built house is cheaper, by far. Mine cost $45,000 [plus about $15,000 more for repairs and to bring wiring and such up to date.] There is simply no way to build new construction for that price. So, if you’re looking to go tiny-ish, may I suggest taking a look around the older neighborhoods in your town? Psst — they’re also likely to be better-built than newer homes are.

    I built a 450 sq ft house and that house has more counter space then this one. Even added a small island. Kitchen counter space is super important

        How do I put photos of house here. .?Not very computer literate. Usually there’s a camera icon I click on and then able to put photos on.

    loved the ideal, but i would not have the living room in the kitchen. i would change up the plan some. loved deck.

    There is no denying that this has curb appeal and charm. The interior materials are so pleasing, quiet enough that you can add all the color and character you want with your furnishings no matter your style. All such fabulous attributes. I do, however, have some issues with the functioning of the interior. I think I would skip the basement if a better place for the stairs can’t be found. They just steal too much space from the living room and kitchen, which are both minuscule and cramped. Yes, in a pinch, you can make it work but if you are living in this structure, having a feeling of spaciousness is a must. There’s almost 800 square feet in this place so there should be a way to have the main living area someplace you can spend a lot of comfortable time. Not having a look at the floor plan, it is difficult to know how things can be switched around to accomplish that. This small house has lots going for it. Charm, curb appeal, quality materials and color choices that can fit all color schemes and lifestyles but it just needs a bit of reworking. A good start.

      Well, the stairs don’t actually take away from the living space because they’re in the bump out that’s part of the entrance. They basically took what would be exterior stairs and enclosed them to make them part of the conditioned space but is otherwise not part of the living space.

      So the only things taking away from the open living space is the enclosed spaces for the 2 bathrooms and the bedroom. While mind, the 768 sq ft is total space but this is 2 levels so it’s actually closer to 384 Sq Ft on each floor and those are fairly big bathrooms and bedroom, along with storage spaces, for what’s then left for the open living spaces… For a better idea of the layout…

      To be fair, it could be that other models made by this company would accommodate my needs and preferences better. They deserve looking at, for sure.

    I’ve often told my husband that I could live in our 400 sq ft single wide w/2slide outs summer place if it was on a basement to give us somewhere to get away from each other once in awhile – say if someone had a bad cold/covid or just couldn’t sleep – this set up is great and if the porch area was enclosed it would be even better.
