    Excellent tiny house. The only things I would add is some mini-walls in the loft for more storage and privacy. The second would be a ceiling fan for air circulation.

    I would hardly call it a mansion of tiny houses, but I would say it is a very beautiful tiny house, with a fair price for it’s small comforts which it will afford the lucky buyer… I wish the lucky owner or owners the best of luck and long enjoyment of their new tiny house…

    What are the dimensions on this build?
    They never include the dimensions.

    I’m sorry, but just how thin are those walls? What type of insulation are they using that they’re comfortable with walls that thin in /Arazona/? Aerogel?

    Really nice kitchen. I wonder if the stairs can be hoisted up and out of the way.

    if by mansion they mean terrible use of space, then that’s about right. I really have nothing good to say about this house, so I won’t say much of anything. 🙂

    Small but very nice, on the inside! I’m not too keen about the way the outside looks. We can’t all be choosy!

    Okay, this I love! The ladder / stairs blend in well and look easier to navigate. When can I move in?!

    Here is my experience with Mike & Mary Partanna of Uncharted Tiny Homes.

    They promised they could build my tiny house & utility trailer. Mike stated numerous times that everyone trusts him. They accepted my deposit. Then stopped building and communicating!

    TIMELINE:
    June 2019: I placed my order and sent my deposit (50% down / 50% on completion). They failed to provide their T&Cs (terms/conditions) until 9-10 days after they received my deposit. Per their terms, a full refund is only possible in first 7 days.

    June: I was told that both trailers would arrive in 9 weeks (mid Aug). But the home trailer didn’t, and they didn’t bother to inform me that it would be delayed one month. Then it didn’t arrive mid Sept, and again they didn’t bother to tell me. (Per T&Cs, they are to inform the client of any known delays). It finally arrived mid Oct, and I was told the build wouldn’t begin till Nov.

    Aug – Oct: Due to the delays, I created detailed drawings and plans to help with the build.

    Mid-Sept: I provided/reviewed the cabinets design with Mike. He said he would place the order at Lowes. I asked for status many times and was told all was good.

    Late Oct – early Nov: I had the final design reviews with Mike. He gave his input, advice, changes, and approval to every part of the final design.

    Early to mid Nov: Uncharted quoted detailed pricing on the entire invoice (over 100 line-items) and gave assurances that the pricing wouldn’t change. Specifically, I was told & promised many times over 3 months that the cabinet pricing wouldn’t change.

    Mid Nov: Mike asked for an extra $20K above the 50% deposit requirement. I said no and referenced the terms/conditions.

    Mid Nov: I increased my deposit to the 50% level, per the T&Cs.

    Mid Nov: They started building the house and utility trailer.

    Early Dec: During framing, Mike changed the placement of two windows & the front door. I pointed out the mistakes and informed him of the dimensions we had agreed to. He said he would correct it, but became very angry and loud, and demanded that I send him detailed measurements to everything. He said he would stop building if there were any missing dimensions. From that point on, he was rude, loud, demanding, and verbally abusive during most phone calls. He even hung-up on me multiple times.

    Mid Dec: He again asked for another $20K and said he won’t be able to finish the build without it. I again said no and referenced the T&Cs and his behavior. He immediately became angry & loud but promised to not increase the price of the cabinets, which he now says had cost him more money. He called right back, said he was going to re-evaluate how he charges me on everything, was now going to add the cabinet costs, and was stopping the build. Then said we need to have a sit-down review of all pricing, and hung-up. Then sent text saying I cannot call or text his personal cell anymore and refused to have any further communications until we have a sit-down review of pricing.

    Late Dec: In his office. He stated he did not order the cabinets. Calls it a “mistake”. He says I don’t have to order the cabinets if I don’t want to pay the extra cost. He says that there is “no agreement on the invoice pricing”, and states that “his prices are his prices”, and that he added the lower prices on the invoice “just to make me happy”. I told him he lied and pointed out that this is a bait-n-switch tactic. He states we have to come to an agreement on costs. I stated we did that in Nov and that I was not going to renegotiate pricing. I informed him that he is in breach of contract.

    Late Dec: I sent an email stating that I can’t accept any price increases to previously agreed on pricing. He replies that he is confused on which direction I am going.

    Late Dec: My attorney sent a letter demanding Uncharted honor their pricing and continue building. They have refused to respond.

    Uncharted Tiny Homes has taken my money and completely abandoned me. My only option now is to file a lawsuit.

      Aug 2021: This matter has been resolved to my satisfaction.
