The 345 sq. ft. “Kate” model features standard complete items plus numerous upgraded items. Exterior upgraded items include a custom glass front door with built-in mini blinds, upper low-E slider windows with screens, cedar impressions siding and a copper metal roof. Climate controlled by an 18,000 btu split heat/AC unit, the interior of the home features upgraded items include 2 king-size sleeping lofts, permanent stairs to both lofts with built-in storage & railings. The gourmet kitchen comes complete with white cabinetry, upper shelving for storage, pantry, full-size stainless fridge, propane cooktop/oven, oversize sink with gourmet faucet and glass tile backsplash. The bathroom features a 36″x36″ shower with large rain head, standard residential-size toilet, washer/dryer combo and a closet with hanging for storage.     This is so pretty inside, with every amenity one can imagine. But the exterior is bland and dull. I would think that since these are so hard to park that they should be made to look as engaging as possible so as not to offend neighbors.

      What one considers bland another may consider a classic design. Personally I would rather have this than some of the crazy exteriors , for instance a rusty metal exterior. Imho this will fit in as opposed to offending neighbours.

        I agree with you. And I know each of us has our own ideas. I just thought the interior is so complete. I think I would have liked something that broke up the just flat walls. Even on big houses, I like maybe a porch to break up a flat front of a home. This is so nice on the inside.

      Depends on the neighborhood and what style buildings are there… I don’t know the specific name of the style bu I’ve seen neighborhoods with houses that look like this… But some neighbors may complain no matter how it looks…

      There’s also the question of whether you want to stay in one place or not… Easier to tow designs aren’t always the most eye catching…

      Or alternatively, it may just need to match the main house if you’re using it as a Accessory Dwelling…

    I really liked this but could not find out any particulars. How long is the trailer, how much does it weigh. how much headroom in the kitchen and bathroom. How much head room in the lofts. etc.

          The info is there… sort of. Took a few things to get it but from their website we get this info:

          The Kate

          Our newest 28′ model is available and ready to tour!

          So, doesn’t tell you how wide it is… but you can probably get a rough idea using a bit of maths, and factoring in the 2 sleeping lofts into the square footage which is given in the blurb as being 354 sq ft. Not sure what the maximum width is in the US but 8 ft to 10 ft seems to be a not unreasonable figure to use for calculations.

    I LOVE THE SPLIT LEVEL. I WOULD PREFER A BATHTUB, AND SOME TROPICAL COLORS, BUT THE LOFTS, WITH THE SAFETY RAILS AND GUARDS ARE MARVELOUS. I DO LIKE THE REFRIGERATOR. YOU COULD USE ONE LOFT FOR THE BEDROOM, AND THE OTHER FOR A COMPUTER OFFICE AREA. GREAT IDEA. GOOD IDEA TO HAVE PETITIONS ON THE LOFTS, TO PREVENT FROM FALLING OVERBOARD. BUILDERS PLEASE TAKE NOTE, PASS IT ON!!!

    As a general rule, I’m not a fan of big THOWs. That being said, this is probably the exception that makes the rule. The duel staircase is TDF!!!
    And there is storage everywhere. The two lofts are gorgeous and the kitchen has all the whistles and gong. I love the bathroom (no smashed knees) and the exterior is sleek and chic. I can honestly say, if I had a place to put it, this would be a serious consideration. [We need code and regulation reform to accommodate our Tiny Houses!] Great job, guys!

    Absolutely Lovely! Love the interior style of this tiny home. While it’s of course small, it gives the appearance of roominess. The stairs are perfect for someone like me who’s afraid of ladders. I love that the stairs are for both lofts. Usually you see one loft staircase and the other loft is relegated to ladder access. I would probably make the second loft a den/office/hobby room. The Kitchen and bath are perfect. I could see my self living there.

      It’s pulled back in a pony tail….! LoL….! This is an old picture of me as well… When sitting in my office I pull back my hair and put it into a pony tail some times… And I wanted to change the photo, did you like the other one better, I’ll put it back up…!

    Pricing isn’t based solely on appliances… Custom cabinetry can costs thousands by itself, for example.

    Things like the copper metal roof aren’t cheap features either… This THOW is suppose to be around 345 sq ft and a roof of that size would run you close to $9000 between the cost of the copper and the labor to install it… Even if the roof was closer to 250 sq ft, it would still be over $6,500.00…

    If they opted for triple pan low E windows for the best insulation, then the Windows could have added a couple of thousand to the price as well… Some high end windows can be well over a thousand each…

    The Maple Floor goes for around $10 per 5″x7″ panel… Even in a Tiny House that can add up quick…

    The front door is a custom glass with built in mini-blinds… Again, not cheap, especially if also a well insulated product and that’ll raise it to over $1800 to possibly over $4500 if it’s really a custom, possibly tempered for added durability, glass as well… So appliances aside, there’s still plenty that they didn’t appear to cheap out on…

    Generally, anything over 300 sq ft easily jumps over $50,000 even with non-premium materials…

    So while I agree it is a pretty steep price, it’s not really just a good paint job either ;-p

    On their site they say prices range between $25,000 to $75,000 but they also offer off-grid options like water tanks, gray tanks, black tanks, and Solar options… So there may be features they didn’t show in the video as well…

    Anyway, they do offer cheaper configurations and those savings may be used for better appliances if that’s your priority…

    The interior had me. It is styled to perfection. It is practical to have the lounge facing a TV spot, but I do love a more open lounge with larger window. The moral is maybe to adapt this interior finish to another floorplan. I love the kitchen but I think it would work better for me as a galley kitchen. The exterior didn’t grab me, I would prefer to see larger windows/patio doors and maybe a pale grey finish with a slate grey roof tile.

      I read your post and instantly thought “poo brown?” it was steel blue, my favorite. Went and looked and yep it was brown. But they do all the customization you want when they build it. Color change? simple.

    I see a serious hazard in the stairs. In my opinion, every stair must be the same dimensions in rise and run. Non-uniformity invites a very dangerous and damaging fall, especially when the stairs will be used, maybe in gloom or darkness, by someone who has just wakened, and is hastening to the washroom. Sometimes bare feet are a tad sweaty, so please add non-skid surfacing to the stairs.

      Keith, you know that you can always add non-skid pads to the steps. they are inexpensive at lowes, Home depot, and a little more expensive with grangers. Grangers has the most sizes but I was able to find what I need at the home stores mentioned. Best for you to do it since they will need to be replaced periodically and you might as well learn how and where you can get the ones you want.

      The only one’s I feel sorry for are those who may believe that it should cost so much in order to live tiny.. As they are the one’s who truly need to be educated as to the ways of unscrupulous contractors, builders, and manufactures who would otherwise take advantage of them, and have them pay exuberant building cost’s, and that it is normal to be paying such cost’s…

        OK Zach, how much does your company charge for a 325 sqft. THOW at 28-30 ft. length and up to r50 in the floors and ceilings with spray insulation in all walls using steel studs. Solar off grid with more customization.

        Nothing has to cost anything if you don’t want it, but for those who want a specific kind of house with specific designs, materials, and features then those are things that are going to cost whatever they cost… Going tiny doesn’t change that simple fact!

        An analogy would be someone who buys a luxury sports car is going to pay more than someone who just wants a basic car… The same thing applies here…

        Wanting to live a certain way doesn’t mean there’s only one way to do it and no one is suggesting it should be…

        While the value of something is not always apparent if you’re looking at only certain aspects of it… Value comes in many forms and they’re not always easy to see but they’re still valid, it just doesn’t have to be what you consider of value and if no one considers it a value then no one will buy it and that’s just the way it is…

        Our homes are 100% custom. We have standard pricing that starts as low as $25,000. Nothing in this home is standard, it is all upgrades. A couple comments above, James D. did a lovely breakdown of cost. Considering that homes in the area where we are start at around $150,000 for a 2 bedroom, WITHOUT the size and quality appliances and materials used in the Kate, paying $85,000 for a 2 bedroom tiny home that goes wherever you want to take it isn’t so bad. Also, with the phenomenal financing we have in place, you aren’t going to be paying anymore than $900 a month, and we have seen as low as $312 a month. Renting a one bedroom apartment with less square footage and again, not as nice as this home, will run you about $950/ month. And you cant take that with you. No, tiny home builders (us and all others included) are not taking advantage of buyers. If anything, all the people building tiny are helping cut costs for buyers and offer affordable,luxury housing.     overall I like the interior of this Tiny Home. I would forgo the oversized fridge and opt for a more standard top fridge/bottom freezer or top freezer/bottom fridge model. Also i would require handrails on both sides of each set of stairs. I don’t do ladders well, and may THOW’s that might use stairs do not have handrailing.

    The price is steep but this house is without a shred of a doubt among the five best tiny houses I’ve seen – and I’ve seen over a thousand.
    The foolish flush toilet of course I’d throw out, and the rainshower head is way to impractical for me, so it would go too. All the rest is nothing short of amazing. Great company!

    I think the interior is very beautiful, especially the kitchen and bedroom. I even like the exterior color, which is not poo, but as was said, a lovely soft gentle fawn. And please leave Odessa alone. Although it’s customary to use caps to express anger, I think we should be able to read them without offense. Free country, remember. We don’t always need to conform to someone else’ rules. It doesn’t hurt anything. I often use them because they are easier to read with my vision challenges.

    It’s beautiful, BUT, designers have to start thinking in terms of older owners. The stairs are great, but lofts still require crawling in and out of bed. As our society ages, I believe there will be a bigger demand for tiny homes. It’s a way to maintain your independence, but less work, and in many cases, you can live in a community, or on your children’s property.

      I COULD NOT AGREE WITH SUSAN MORE, ARCHITECTS SHOULD START THINKING OF OLDER OWNERS, AS WELL AS PEOPLE WITH DISABILITIES, AND YOUNG PEOPLE WITH CHILDREN. PRICES MAY VARY WITH PEOPLE WITH CHILDREN, BUT IN VIEW OF THE HOUSING BUBBLES, THIS MAY BE THE WAY TO GO. SET UP DIFFERENT COMMUNITIES WITH DIFFERENT NEEDS, MAKE IT THE SAME AS OTHER COMMUNITIES, BUT MAKE IT MANSION TINY. THIS CAN BE ACCOMPLISHED, BUT AS WE ALL KNOW BY NOW GOVERNMENT AND ORDINANCES DO NOT WANT US TO HAVE ANYTHING. THIS IS SOMETHING WE CAN ALL CAMPAIGN AGAINST!

      I do think it’s very important for builders to build for older owners, but I’m actually going to do a post of this home “lived-in” by the man it was custom-built for. He’s younger and chose the lofts, so in this particular case, the builder was just meeting his requests.

      I am so glad you like the home! YES! I agree, there is a growing demand for tiny homes! As for your concern with steps and lofts, I will tell you that most of our older clients opt for us to build them a main level bedroom, or a goose-neck bedroom. They are all custom, and this is just a model!

    There is a lot to love about this THOW. The kitchen is magnificent, there is a ton of storage, and enough space in the bathroom to bathe and dress. Most of the changes I would make would be cosmetic, different exterior color and some pops of vibrant color for the interior to break up the white & grey. I’d also figure out an outside handrail for the stairs and maybe a drop-down outside deck.

    I really like this one. Especially the color scheme inside. One thing I would add is a window somewhere across from the couch, so you could see outside while you’re sitting there. That would be perfect.

    This is an awesome design. The comments by others on making tiny homes accessible for the elderly made me wonder – could an elevator be installed in a tiny home? I too agree that the outside doesn’t match the high style of the inside, but I realize it can be customized to each buyer. Overall, great job!

      I think you COULD install an elevator, but I think it might be easier to build on a longer trailer and have a downstairs bedroom 🙂

      Mazie you could but it would take up most of the room of the Tiny. Would not make much sense. The better idea would be to put a chair that rides the wall up the stairs. I bet those could be designed for the Tiny since they have them for house stairs already. Might be a little more steep but usable and people could also use the stairs just as easy as long as the climbing seat would be able to fold up which would not be a problem either. Good idea though.

    LOVE, LOVE, LOVE this space. I’d think if I was in side that it would not feel like a tiny house at all.
    Both bedrooms are looking so good, inviting and roomy.
    The light color tones are my favorite when pulling it all together to showcase the interior with my own favorite colors . I like to dress up my space throughout the seasons .

    You’ve given so much thot to the inside of this TH but the out side leaves a lot to b desired. I be never seen such an uninteresting exterior on any TH. For 85K I do think you could come up with something much more desireable. Now as to the interior–I love it! –But, after we’ve slept in our big loft, bathed in r oversized bathroom and cooked in our giant sized kitchen–where do we eat?–do we stand in the kitchen or balance a tray while sitting on the steps or sofa? My other question is this. Why is so little thot given to where one is to spend their leasure time which is one of the reasons for buying a TH in the first place. Visiting with friends, reading , watching tv or just staring out a window. In this Katie plan you have a small sofa facing storage compartments and a blank wall. Some how I would not find that arrangement conducive to doing anything. Might I make the suggestion that much larger window b placed further over from the front door giving more light inside and also making a cozy spot for two chairs to face each other with an ottoman in between. Swing arm wall lamps could b placed near each chair. How about having a little drop down table at each chair for drinks. Having said all this, there is no comfortable room for even having two other people to visit. Perhaps in your next project you might consider giving the living space extra thot and thus making your beautiful TH. that more livable .

      Hi Katy — This house was a custom build for a man who I have actually spoken to 🙂 He showed me pictures of the inside and the living area and it actually looks quite cozy now! I hope to post them soon so we can all take a look, but he wanted to take better pictures before I made a post!

    Otessa may not know writing in capital letters is considered “yelling”. There was a time when I was in the same boat. I was writing in capital letters to allow myself a break from having to wear my eyeglasses until someone informed me of the above.
