The Karina Cottage

Check out this beautiful, quaint Karina cottage in Washington state.

Outside, you’ll notice a mixture of grey sidings and a burnt orange door on a covered front porch. The house sits on a lush green lawn and is separated from the sidewalk with a low stone wall.

On the inside, this house is crisp, clean and contemporary. The grey walls are accented by cream trim and Brazilian tigerwood floors. It comes with a woodburning stove and a ully functional kitchen with a butcher block counter. The first-floor bedroom is equally chic, and the house includes two wonderful spa-style bathrooms. Both include glass showers, but the master bathroom also includes a large tub for soaking and relaxing.

    Wonderful home Design. love it. Would need my bedroom on floor 1 but looks from floor plan that this is possible. Very nice

      All that I saw under the House Features was on the 2nd point it says: • 800 sqft extra deep crawl space with concrete slab for dry storage.

    There is so much to love about this medium sized home. But when I see the square footage, I cannot help but think how times have changed. Back in the 40s my parents bought a small Cape, 24′ x 30′, with kitchen, living room, bathroom, and 2 bedrooms. At that point there were five of us. My Dad refinished the upstairs into 2 more bedrooms when we became a family of six. The arrival of two more children prompted a re-shuffling of the downstairs that now included a dining room and the addition of a 14′ x 24′ living room. 1400sq ft total, ONE bathroom for a family with 5 daughters and one son. How on earth did we manage to grow up?

      People think they need a bathroom for everyone, it seems. I raised two boys, and we never had more than 1 bathroom. My oldest boy came up with the idea that everytime one of us needed to spend any length of time in the bathroom, he would yell out, “anyone need the bathroom?” And if anyone did, they would rush in, do their thing and rush out. Cooperation works wonders.

      1606 sq ft and that does not appear to include the covered porch.

    Indeed – this is a very nice and space efficient plan. The plumbing is well coordinated and the traffic pattern allows for a sense of openness as well self-contained rooms.

    Since the plan has three full bathrooms, and the equivalent of three good size bedrooms, one could easily economize by deleting the small bathroom in the bedroom over the living room.

    This is certainly not a “tiny” house and may not be what some people consider a “small” house.

    But size is all relative. These days, one might claim that they are “down-sizing” by moving into a 1600+ square foot house.

      So, so true. When I was a kid/teenager the average house size was between 1100 & 1200 sq ft. Nowadays they are 2200+ sq ft and with practically no section outside that you can use. Goodbye to bbq’s. Boot the kid to the nearest park, or the lounge where they can learn how to become couch potatoes extraordinaires in very short order.

    I like it very much, but I’m not sure it counts as tiny or even small. My home is a 3 bd, 1 bath 864 sq ft, built in 1958 and my entire cul de sac is made up of similar sized houses built around the same time. I have 3 boys, and competition for the bathroom only works some of the time. I’d be ecstatic with an additional half bath….

    Are you sure you want to start down this path? Presenting a ‘quaint’ 1600 sq ft house on tinyhousetalk? Really? It makes my 1150 sq ft house, (2 bd, 1 & 1/2 bath) look positively huge. I’m looking to go smaller, not larger. Not telling you what to do, just letting you know, as an avid reader, my interests.

    I have a ? dose the 13.6 ft have to be from ground up or from the top of your trailer I know there is about maybe 5″ from ground to trailer

    Most houses these days are HUGE compared to this. Most People I know this would be a huge step-down. Everyone needs to relax, for crying out loud!

    I absolutely love this house. Yes, it is a bit bigger than most small homes, but we have 9 cats and one of the bedrooms—probably the smaller upstairs one would be their room. We’d convert it by taking out the closet and bathroom, except a counter and sink. We’d put in places for them to sleep, eat, and use their boxes. Other than that, everything about this house is very pleasing, especially the beautiful upstairs bathroom.

    I don’t find anything about this house small or quaint. 3 beds, 3 baths, in 1600 sq.ft. is a nice size, but hardly small or tiny. It’s all very modern and roomy, and certainly high end for being a ‘cottage’.

    Are there Tiny House communities in the Ashville area. I would prefer to own the property.

    Is reasonably priced land available?

    Are these homes site constructed or factory built and transported to the homesite?

    Never fails to amaze me how some of us are so offended by seeing photos of lovely homes that are larger or more expensive than the usual tinies. Like it’s breaking some laws. Skip over them if you aren’t interested. No reason why the rest o us can’t enjoy them.
    This one is charming and thank you for including it.

      Totally agree… probably people who comment like this drive cars like Suzuki’s and complain about people who have Ferrari’s. Classic case of jealousy much?
