It’s custom built on an 8×18 trailer with 10,000 lb axles which includes brakes.

The bed will be a pull out design under kitchen [full size mattress]. The house will have many option in kitchen-large fridge and cook top or washer/dryer combo with cook top and small fridge, or stove and small fridge. Here is features in house-Heavy duty trailer with trailer brakes, water barrier under floor framing,house bolted to trailer with custom brackets,floor insulation,3/4 inch tongue and groove sub floor, 3/8 wall sheathing, tyvek wrap, cedar exterior, low E windows, red metal roof and cap. 110 volt and 12 volt lights,knotty pine interior,reclaimed pallet wood in kitchen,birch cabinets and closet, under kitchen floor storage,ceiling fan,32×32 shower,flushing toilet, bathroom sink,r value estimated at 22,electric hot water on demand, floating floor, sliding door for shower room, loft storage, grey water and black water outlet, and lots of other storage features.

    See, now this is only $5,000 more than the little 120sf “meditative space/bedroom” offered in an earlier post, which didn’t even have a bathroom or kitchen – or a means to have electricity or water. So this is a much better deal and there’s lots to like about it, I think. All the loft haters should be in hog heaven, and I like the metal and wood combo exterior. Would prefer a door rather than the need (apparently) for a curtain to hide the bathroom, but that’s a small quibble. All in all, a nice little TH at a not bad price!

    Agreed Deadrock ! A nice sliding barn door instead of the sliding rice paper door would be beautiful and more ‘sound’ proof 😉 I love all the storage spaces, for me cabinet doors in the kitchen are better than open ! Beautiful studio !

      The sliding door is plexiglass with cloth, over 1/4 inch thick.

    Lovely! And way cheaper than the house I have planned for my back yard. I’m going to have to look into this option, for sure. I wonder if he delivers? I’m super paranoid about driving cross-country.

    I love the dark wood insets to the light wood cabinets! It seems to me that a lot of thought was put into many of the features and functionality, taking inspiration from other tiny houses and putting a different spin on them.

    My main question concerns seating options in the living area when the bed is “tucked away” during non-sleeping hours. Any living room-type furnishings/seating would have to be moved out of the way each night to make room for the bed, but I’m not sure where it would go. Perhaps hanging furnishings that could be winched up toward the ceiling to make room for the rollout bed? Laugh if you want, but that could be a very ingenious option. Otherwise, it looks like chairs would need to be shoved into corners or moved into the kitchen, unless a skinny profile bench on the other wall is the only seating option in an otherwise empty room.

    Thoughts? Ideas?

      By leaving the foot of the bed out about 2′ a couch is created! Genius, eh?!

    I like the storage space in this tiny home, however, I would have liked to have seen it furnished to get a better perspective on the actual living area.

    Just about perfect. Of course, nothing’s going to be perfect unless the buyer custom designs their own TH, but this only needs a few tweaks for *my* personal needs. Just a suggestion for TH builders: a combination bathroom sink-toilet tank would be the right choice for a bathroom which is far away from the kitchen (plus it’s more eco-friendly). I have two questions about the tin shower: 1. How is it water tight with the screws/bolts in it? 2. Is the tin sealed with something to keep it shiny and easy to clean? The shed is a good idea, but does it have a door?

      The screws for shower have a rubber washer, same as the ones on roof. Yes there will be a sliding door on shed [working on this Sat.] We have decided to use a sink that fits on back of toilet and uses water before it enters tank [no water waist]. You can see this at home depot-Touch free/space saving adjustable tank retrofit sink. Thanks

    I am a huge fan of the “Minim House” type of layout. This really has all of those good points, and, for my taste and needs, a better planned bathroom, and far more storage with the closet, the huge pull-out drawer, the narrow wall bookshelves/pantry, and the roomy storage loft. I like the sliding door that exposes the pantry and alternately the bathroom. For the question asked by another commentor of where the living space is, I think it appears there is room for a chair or chairs that might need to be moved to the wall in order to pull out the bed. But the best seating is this: pull out the foot of the bed a couple of feet, add two sofa type cushions for a raised up seat, and pillows for the back, and you would have a grand sofa! Next good news is that there appears to be plumbing for a washer dryer in the kitchen. Yay! And incidentally a combo unit would provide more counter space on its top, or allow a built in above it for the microwave or the Breville convection countertop oven, or more pantry storage, possibilities are endless. While I would like a better view of the amenities of the “deck” above the bed, the kitchen with integrated eating counter appears adequate, and maybe more so. It does look like there is space for only an under counter refrigerator, but maybe the washer dryer could be moved here and a larger refrigerator put in its current spot. I really like this tiny house, and for all that you are getting in it, I love the price!

      Thanks Kathy! Yes the kitchen is large enough to put some chairs and table up there when you sleep. That is the downside of not having a loft. When we took another house we built to the Tumbleweed workshop here in Houston, the folks that saw the loft liked it but the older folks talked about not having about loft.         Well, Dennis I am one of those people who would have applauded the no loft approach. My knees and balance issues would never work on a ladder! I think the slide out bed is the best approach yet for downstairs sleeping. Since I sent in this comment, I realized there is a video too. And now that I have seen the kitchen “deck” I realize that it is really on the more-than- adequate end of the spectrum. I love it. Lots of space for everything one would need. Nicely done.

          Kathy – I am also a ‘no steps’ person due to disability. There are a few things that could be done to make this more accessible. Suggestion: Put in a ramp to step up to the kitchen area in this one. For every foot of raise, put in 6 inches of ramp…underneath could be tiny storage! Or whatever… I am probably one of many 60+ people who dreamed of a tiny place of my own since childhood… now that all my own kids are grown, I want to make it come true, even if just parked on my own acreage and used as a studio …. but accessibility is a sticking point. Since I have worked with mobility aids professionally, and am an advocate for accessibility for disabled people, I would love to find a builder whom I could advise as to what is needed to make these wonderful tiny homes more accessible. Heck, maybe I could get a cut on the price of my own tiny accessible home!

    Perfect! Lots of counter space. Lots of cabinets to put kitchen appliances. Glad you clarified about the bathroom sink; I watched the video 3 times looking for the sink, but saw your comments for plans to put in sink. Love washer/dryer hookup. Love the hidden storage behind the steps. I like the sliding door just the way it is; it ties into the two-tone theme.

    Excellent job!!
    You’ve obviously been paying close attention to the needs and wants of many people dubious about lofts. Having the door on the side seems to open up so much more space than putting it on one end – I really do love this house and if I had the money, would be making my way south.

    I love this and everything about it!!! I have looked and dreamed for a few years and this addresses all my needs. I too love the sliding bathroom door as it is. Where are you located? And do you take custom orders or is this my one chance to get what I want?

    Great Unit….lots of storage and nicely appointed. Only change I’d like is perhaps a small shelf along the floor/head of the bed and small reading lights attached. Love it inside and out…..Great work 🙂

    I am so impressed with what they have done with this house. They are really good about using the space to make it seem like it is bigger than what it really is. Also, I am amazed at all of the storage space available. they have my heart sold on this idea. It would be great to travel over the USA in.

    Love it especially the flushing toilet but I have a question…where does the “matter” go in a tiny home? And would I have empty it?

      This would need to be parked were there is grey and black water disposal system. Or use a septic tank.

    I’m mid-process on my TH – I also put my bed under the kitchen floor and my kitchen lay-out is similar. I’m currently stewing over the dead space in the lefthand corner of the kitchen. Can you get access to that space under the counter or is it being used for something? This is great and has given me lots of ideas! Love the kitchen folding counter.

      With ours Nancy that space is really not available when bed is pushed in it is only a few inches from wall. Our space is on right side only. Love to see your progress and ideas. Send me some pics please.

        I was talking about inside the kitchen cabinets -not below the kitchen floor. As you’re facing the sink, the space in the left hand corner inside the cabinets. How do you access that? Sliding trays? Building a corner cabinet was beyond my carpentry skills so my cabinet layout is similar to yours and I haven’t figured out how to make that space accessible.

    I can see the love and thot put into this TH and I love it! The deep hidden storage behind the steps is genius: I’ve been wondering where to store empty luggage (& this cd b the place), since part of the attraction *to me* abt TH Living is that I could *then afford* to travel more and actually live *away* from it–essentially creating more living space (via my lifestyle) by expanding my living space to include hotels, parks, visits to friends and family etcetera as I live “outside” the TH floorplan itself. This is “Beyond The Porch” expansion of living in a TH. I hope that I explained it clearly. For me, part of TH Living is that I don’t stay “holed up” in my house all the time, in other words.

    For me, I wd add the bedside light/space someone else mentioned, for meds, alarm clock, a book, etc., and abt the furniture in The Great Room: I personally wd add drop down tables that, even when left down, cd hold the current art or sewing project I’m in the middle of while I slept without disturbing it.

    But scary to me that it can’t be off-grid. TH politics being what they r, I want to be able to fly under the radar for zoning codes and not always need hookups in order to stay living in my TH.

    And for me, I would round off the “headboard” that serves as the bar kickstop too: that pointed top looks scary and interrupts the visual flow. A nice artsy curve here or there on it would enhance the look and the Feng shui (spelling??) however: All in all: ingenious. Really love it all. I always liked the look of shiny tin, too: bounced/around and reflected indirect-light really increases the felt-sense of space and increases the sense of wonder and magic. I applaud u for putting your heart and work out there for all to see.

    Btw, what is the counter top made of and *could* a washer/dryer combo fit in the tiny-fridge space??

    Thank u for sharing. The price is good. We Anericans hv the luxury of having THs that aren’t shanty-shacks like the bulk of the world’s THs. We get greedy, wanting them cheaper and cheaper, but in that case, build a shanty from garbage discards and get what u pay for. That is just a realization I am coming to: that we think of ourselves as virtuous TH Escapers of the overblown Anerican Dream, but really it is this same American Dream that even gives us the freedom to chose a TH as a First World Option. Just my two cents.

      Hi Jessica, thanks for all the input. Yes on headboard thought about different design,we talked and talked about it for sure. You could definitely change that very easily in design phase or even now. I agree the Tiny House is there more a place to call home after traveling and living life outside the home. This house can be very easily used off grid, we have water pipes in shed that can also be used to pump water from rain system and also a propane water heater connection.The electric can be used with generator. Grey water used to water gardens and remove toilet and install a compost. That is really an easy thing to and we thought about those issues during building process. About the interior tables and items you spoke of,those can be added anytime. If you work with a builder [or build your own] and plan/discuss these items anything is possible. Luggage? in this house maybe store over bathroom in loft area. The counters and cabinets are made of maple, even closet. The small spot there is an option for a small fridge,no it would not be enough space for washer. If you wanted washer dryer combo you would have to use the space provided in this plan and use smaller fridge. For of grid most people would use a different option than having a washer and dryer,would have to give up some of those options. Thanks for looking and having your comments posted.

    It isn’t too plain, it is ready for color customizing. And yes mine will have a comfy reading chair, folding wall-hung table and ceiling hooks for hammock chairs for guests

    Also, in mine, where your cool under-step pull-out drawer is located is where my 35 gallon water tank lives. So that’s an option for someone wanting off the grid capability. Just less storage. sigh.

    With the bed under the kitchen,my concern is that if you had a water leak your bed would be ruined. Plus there is no room really for living room furniture because of the pull out bed. I don’t want to have to move furniture every night to go to bed.

    Dennis, I love your build. Have been interested in Tiny Houses for a few years and suddenly your’s seems just right- no loft! I visit in Lake Jackson often and would like to see your house.     this is close to perfect for all considerations. It is beautiful, finely crafted, accessible for most, well planned and affordable. If I were living in the USA, this would be my choice for a tiny house. Excellent job Dennis!!!!!
