Mini is not on my list of words to describe this tiny house.. At 400 sq. ft. it leaves the definition far from the imagination of the usual description of a tiny house.. As is the price of $85,000.00 ..!

agreed! small-ish and expensive, not tiny and financially liberating!

Nice for a getaway. Having to walk through the bedroom to get to the bathroom? Probably not having visitors.

      JT,
Reading your comment, our thoughts immediately playfully went to ‘overnight guests of the opposite gender’.

Of course, just for a cuddle. Nothing untoward, naturally…

Weird…In the same square footage I do 1.5 bath,w/d, d/w, separate living/kitchen/bedrooms(+loft) but then I believe in doing what you need and not much more…I suppose being in the Senior design mode I am seeing things different but we ARE on a Tiny House site. At my 4 Fathoms Designs pages in in the books I write I try to make function as well as aesthetics count for each inch of space. Most people have never lived in an RV for years to experience “NEED”…

but not everybody is trying to cram every possible option into a tiny space. this looks like a very comfortable tiny cottage.

Perhaps you should read the “About” section of this blog. It will give you some definitions that will explain why dwellings of various sizes appear here.

I did not express myself well…I think for younger people or people in terrific shape that are built like Jack Rabbits TINY HOMES is the way to go…I just have a problem equating cost effective uses and needs for most seniors…And it’s not my niche…Although there have been a few(Van Zyle) that really get my buttons pushed…

Love these homes especially the Northwest and Aktiv. livable, realistic, plenty of room to cook and entertain. Nice to have different designs of the exterior to choose from.

Sometimes a little luxury never hurt anyone (especially for same price). I love knowing what you can with a little extra. The amount of books I have I need wallspace, so many tiny houses just can’t cut it. This is nice.

I love it. Its perfect. I have been wanting a 400 – 500 sq. ft. for the last few years. This one is beautiful.

If I could find property to put this on, I would buy it.

    Pretty nice non-trailer house.

Just one safety nit-pick. Someone is going to get seriously injured when they walk into the out-tilting awning windows at the deck. An out-tilting hopper window would reduce the injury potential.

Better yet, and in-tilt hopper window over the W/D cabinet in the bath area and another one next to the sliding deck door in the “Great Room”

If you really want to call it a Great Room, then ditch the in-swinging man-door that costs a ton and does zero for livability and function of the living / kitchen area. The door also hurts the budget.

Lastly, steal a foot or two out of the bedroom width to make the the living area more livable. Also ditch the too trendy and improperly used barn door. A single moderately wide pocket door near the foot-end of the bed would make for a nicer living area and possibly a better sleeping area.

Just wondering – do any of the other readers think that the nice exterior perspective drawing does not come close to matching the photos?

It is not nice to fool prospective buyers with bogus drawings.

AVD I suppose showing the backside of the structure rather than the front side is why you were thrown off on the pic. If you flip the print you can see the doors and windows line up better. But what I design is more cost effective at 4Fathoms Designs.

I love this house! But I do agree that having to walk thru the bedroom to get to the bathroom is not optimal. I definitely recommend checking out their website (Ideabox)… they have several models, all sizes… one model – I think it’s called the Northwest – is the same size as this one, but has a much better layout.

The layout is not good. You should put the kitchen and bathroom back-to-back to avoid extra plumbing runs and save money. And $85K is just too expensive for 400 sq ft. Those houses in Detroit had a better layout for 300 sf ft and cost only $50K.

but to put them back to back would eliminate the possibility of windows on the end wall of the kitchen and put the potentially stinky bathroom right next to where you are cooking and eating…if it were going to be my tiny house, that would be a deal breaker. i’d prefer that the occasional guest go through my bedroom. And 87k may sound like a lot but that’s only $217/sq. ft. and where I live in Maine, that’s what a very basic house with simple finishes starts at if you’re doing anything but a “builder special”.

I personally really like this tiny house.

Not a fan. Don’t like the price or the lack of imagination. Dining table seems out of place.

Its very nice and just the perfect size. Please keep showing us these tiny houses. For some of us, this sf is just right. Not all of us want tiny on wheels. And I love having everything on one level. Many of the ones on wheels have way too much hard surfaces for my liking. Nothing that is soft and where to just be comfortable.
