Highlights:

  • Unit #1 – Kitchen/Bathroom for $22,000 USD (left side in photos)
  • Unit #2 – Office Unit for $21,000 USD (right side in photos)
  • Decking $500 USD (fits if they are paired)
  • Price does not include delivery cost, insurance or shrink-wrap, if required (although we can assist in arranging those)
  • Both Unit Interiors Include:
  • Durable Wood Laminate flooring
  • Smooth finish sheetrock
  • Modern wood-stained trim around windows and doors
  • Fixed vinyl windows
  • Ceiling track lighting
  • Two commercial manual rollup doors per unit
  • One entry door per unit
  • 30 amp electrical panel per unit
  • Multiple power outlets throughout
  • Both Unit Exteriors Include:
  • Black standing seam metal roofing and cladding with Grace Ice & Water Shield underneath
  • Siding is Pattern 105 Western Red Cedar, primed and painted Grey on all sides
  • Rain Screen beneath the cedar with HydroGap Drainable Housewrap
  • Windows and rollup glass doors are dark bronze (almost black) and match nicely with the black roofing
  • Entry doors on both units are fiberglass and painted red
  • Exterior light fixture at each entry door
  • Exterior was built to be out in the elements and stay durable and long lasting
  • Units sit on black Iron Eagle trailer rated for 10K lbs. with trailer brakes and adjustable tongue height. The trailers have traveled about
  • 3000 miles, and are in good condition
  • Trailer deck sits 32′ off of the ground. The underside of the trailers has road barrier (epoxy coated marine grade plywood). The trailers are insulated with R23 Roxul insulation. The walls (2 by 4) and roof (2 by 6) are not insulated because they were made to be in a showroom (so that would need to be insulated at some point if outdoors)
  • Currently licensed and registered as trailers, not RV’s
  • Measurements: 20’4″ long by 8’6″ wide. The lower side height is 8’7″ and the high side is 10’4″, the tongue of the trailer extends 4.’
  • Overall height is 13′ tall
  • Weight is roughly 7500 lbs. each (decking not included, that must be transported separately)
  • Unit Differences:
  • Unit #1 – Kitchen/Bathroom Unit (contains “mock” kitchen and bathroom)
  • Comes with unused IKEA oven, stainless steel sink, kitchen faucet, toilet, pedestal sink, and shower kit. Please note: all of the appliances are not fully connected at this time since it was used for display purposes
  • One wall partition that doesn’t extend to the ceiling
  • Kitchen shelving, butcher block countertop, tile bathroom floor, vanity lighting, bathroom shelving and fixtures
  • Includes one pendant lamp and kitchen light in addition to track lighting
  • Unit #2 – Office Unit is all one open room with no partitions or appliances
  • Units come As-Is with buyer to do own desired modifications (like adding plumbing, heating, wall or roof insulation or removing existing fixtures)

    Nice except the roof should angle up to the side so 2 mirror ones could be 20′ apart, then cheaply roof, wall and floor the space in between as your family grows or for a workshop, business,
    etc..
    One can get a permit for the whole unit but only do 1 to get past size codes.
    12×12′ modules work good like that.
