Park models are still built on trailers but they’re bigger than tiny houses on wheels. They’re usually around 399sqft.

They usually have a residential-style floor plan with a proper bedroom, full-size appliances, and things like that.

    Before you buy a “tiny home” decide where it is going, and get approval of a “tiny home” for your lot, or land. We bought an unrestricted lot and even had a title search done and it showed no restrictions listed at the Courthouse for that County. We even had it written into the real estate purchase contract and told the realtor that we did NOT want to buy the lot if we could not put a tiny mobile cottage on the lot. I have thought more than once about reporting this Realtor to the TN Board of Realtors, but I know the state of TN would do nothing.
    As we were setting our “tiny house” up the a City Official came out, and said that they considered it a single wide mobile home, and single wide mobile homes were NOT allowed in their City. They forced us to move this really nice custom cottage that day!!! BEWARE of YOUR REALTOR lying to make a Buck!!! ***ANYONE WANT TO BUY A REALLY NICE LEVEL LOT,WE HAVE ALREADY HAD SEWER, WATER AND ELECTRIC AT THE STREET (we had already had all of this done), it is a very buildable lot (or was told double wide/modular home) close to I-81. Not far to Knoxville, Gatlinburg, Sevierville, etc.

      Brenda…that totally bites, especially after you put out all that $ for sewer, electrical, etc. THEN have to put out MORE money to move your home and probably put out MORE $ for sewer, etc again! Beware the hand that is out for greed. So sorry to hear this.

      Don’t report them then the obvious happens, nothing happens. Self fulfilling prophecy.

      Reality is, you could even now still sue them in court as well as report them to the Tennessee board of Realtors.

    Just love this tiny home!! Beautiful kitchen!! Love the little picture hanging on the cabinet, it matches the flowered pillow in the living room so nicely!! The twin beds are perfect fit up in the loft area. Everything goes together so perfectly. Enjoy!! Carol???

    Brenda: That really sucks about what you had to go through to get a lot and finding that you had to pay more out of your pocket. But I am so hoping that it will turn out okay afterwards for you. Thank you so much for sharing your experience, I will keep in mind of your advice in the future.

    How much does it cost to build one of these Tiny Cabins? I am a 75 yr. old widow, I would like to put one of these in my children’s back yard.

    I read somewhere that municipalities won’t allow living full-time in a park model. If that’s so, it seems these municipalities just don’t want ordinary (i.e., non-rich) people to live, period!

    Love it! Sleeping and bathroom on the same level is good for more people. Like the full sized appliances and porch, too.
