This is a three-month-old Oregon Tiny House on one acre of land for sale that has sold.

The owners are motivated to sell within the month because of an upcoming move, and will sell the house and land together, or separately. It includes beveled cedar siding, pine tongue and groove walls, a fully-functional kitchen, bathroom and loft bedroom. From the Owners: 

We are selling our custom built Tiny Home as well as our 1 acre property the home sits on. Being sold as is with 200 amp RV connection, 70 foot gravel driveway and a gravel pad the home sits on. Price of land is $32,000 (REDUCED!) and price of Tiny Home is $60,000 (REDUCED!).

      Exactly my question. This could be a lovely area, or in the middle of a clear-cut wasteland or next to a quarry. The fact that they aren’t even naming the place (even, say, “20 miles from Roseburg” or “east of Portland”) makes me wonder why.

        I think it’s mostly because giving your address away to strangers on the internet isn’t wise 🙂 If someone is interested and contacts them, I’m sure they will give you the exact address. — Tiny House Talk Team

          Other “sale” listings here generally link to the online listing. Posts with Tiny Homes for sale w/o land still include the town+state part of the address (not full street-# address) so you know whether you’ll have to spend a fortune trailering a THOW cross-country. In Oregon, knowing the nearest town is IMPORTANT. You could be up that 70′ gravel road from a paved street, or up 10 miles of un-paved Forest Service fire-road from the nearest paved road, which is then 30 winding miles from the nearest store/Post Office, or in a currently-rural suburb that’s about to be developed and turn into a tract-house neighborhood (where likely, THOWs could be zoned out).

    Seems reasonable. If you are sure you can get your money back out of the land I’d grab that too. House seems nice and reasonable. And if one wants to build conventional on the land someday then just sell the thow.

    Location? Longitude/latitude? Images of the land going out from the house? Need a siting to see how the house sits on the 1-acre. As well, who and what are around the house?

    I think the house would show better if they took that gigantic wooden dog crate out of the living room area. I wonder if the dog ever got to use that “rare” dog walk connecting both lofts.
    The house is by Mint Tiny Homes and they do quality work.

      I’m sure the crate was just for when they left. It’s a challenge to keep a pup out of “rooms” when you have only one haha.

      Just because it is used as a dog crate now does not dictate that for future use. It could be any type of storage.

    What I don’t understand is that the whole idea behind going small is to reduce debt! And the prices of these tiny homes are outrageous, how on earth can one justify these prices?

      For people who come from areas of the country where a starter home is $300K (the average single family home price in the US is $350K), they justify the price because it’s at least a third of what they’d need for a starter home. In some cases, it’s the down payment. So if they live in an area that has higher wages, they look at these prices like a huge savings. Of course, if you live in an area where you can get a home for $60K, it doesn’t make as much sense 🙂

        I just don’t get the complaining and same ol’ argument, people think they’re going to get a house for the cost of materials only ? There’s labor costs too and like Natalie said, the average house price in you’re area, my area is almost $700k, about 16 miles from me in Newport Beach average is $2 million so go figure !

      As mentioned above, it depends on the area you live in and the house prices there. Where I live, that amount for the tiny house and the land would maybe maybe cover the cost of a kitchen and bathroom in a ‘much older’ converted from a rental bldg to a condo with only basic finishes. And then you have the condo fees etc on top of the purchase price.. So………you must also consider the quality finishes and the fact that it is basically brand new.

    I can’t help but wonder why someone would go to all the effort to build a THOW like this one, only to put it up for sale three months later. Ads like this one always send up red flags for me. If this package is such a great deal, why are they bailing out? What is the problem here? I can understand the occasional ad like this, but there are all too many like this for my comfort and “caveat emptor” echoes in the back of my mind. I know that some consider that private information, but when you go public, the public wants to know.

      Her spouse got accepted to graduate school in the city and there isn’t a place for them to move the THOW (legally) there. Nothing sketchy, just an unexpected life change.

    Exactly where is the land? Near what city? How many miles away from it? How much are annual taxes on the land?

    I guess my question is, is this on a piece of land that is legal to have a full time RV(tiny house)? I have lived in my tiny house for 6 yrs. and cant find any area in Oregon where I can live on acreage with an RV(tiny house) for more than 180 days. Most are deemed recreational and so I bought 2 parcels and have to move twice a year to either site. So i’d love to know where this is located or if it is legally set on full time land for an RV?

      Hi Joni — You’d have to contact the owner and ask her what she knows. Then I’d probably double check with the town and make sure before purchasing!

    I don’t know what it is about this house I have looked at it more than 20xs and I just love it.It looks so warm and cozy. I bet it was hard to leave.
