I’m excited to share with you Monarch Tiny Homes new offering, the Half/Half model. The idea is they will build the structure and leave the inside empty and open to the creativity of the buyer. It’s considerably less expensive, at $22,000, compared to their Twenty-Footer model.
Just like the Twenty-Footer, the Half/Half model comes with SIPs walls and roof, Newtechwood lifetime recycled siding, windows, door, and all of the utility lines roughed in. Water, sewer, power, and gas lines are pre-installed.
“We build the first half” means the heavy lifting is done. “You finish the second half” means creative, custom interior design is in your hands. – Monarch Tiny Homes

This model should squelch all the ‘pissin’ & moanin’ that goes on about “I thought that the Tiny House Movement was all about NO MORTGAGES!” bellowing.
Nice for the Do-It-Yourselfer’s out there with a flair for Fixer-Upers. I couldn’t find any additional photos of the blank interior at their website. I gather that most people know “empty” looks like. 😉

I think you pretty much covered the usual questions. My personal favourite is when a vintage house built 80+ years ago is peppered with “Where do I get the floor plans?” and “Can someone tell me how much it would cost to build this?” 😉
This is becoming an increasingly popular idea, especially amongst the shed companies looking for a foot into the tiny house market.
Both Tuff-Shed and the Crafted Cabins division of Better Bilt storage barns offer a “cottage” format where the outside is finished and basic doors/windows are set in place, but the interior is completely blank.

Its a pretty solid structure.
You know…this past month I’ve been living part time in a 160sq ft camper. Husband races, so ive been going there. Has a full real bed in the back, two clothes closets, 6 storage drawers also in the bed area and a door with four huge shelves built in. Bath, shower, toilet in a small bathroom also lot’s of storage in there. Full kitchen, stove, oven, fridge. Tons of storage in the kitchen. I put in a microwave above the stove. Front has a dinette full bed, that I have down made up as a daybed. Has a bunk above that. Storage in both sides of bottom of dinette and storage cubby next to daybed area where tv sits. Front and back doors. Anyway, I am just LOVING living in this space and having minimal “junk” all around me. I dont even have 1/3 of the storage used. I have what I need and nothing much more. Easy peasy. Clean the entire thing in 10-15 minutes then off to the beach. It’s fun cooking. Just have whatever. Eat outside. Doing laundry manually and hanging dry. I’m just in heaven. I cannot wait until I make this a full time life one day in a larger tiny with hub. ♡♡♡
What a great idea! Getting “the heavy lifting” done gives you such a boost toward the finished house. All the uninteresting, dangerous and better-get-it-right work is done for you. And not only can you design all those great ideas for a tiny home that have been keeping you awake at night, you could do things a little at a time, as you can afford it. I love it!!
I realize the interior isn’t complete but still, not too bad at $129/sq ft.
