This is a Massachusetts Minim Tiny House that’s for sale in Andover, MA.

Completed at the beginning of 2015, this modern tiny house was built using the plans for the original Minim house. The Minim design contains a number of unique elements, including a roll-out bed & office in lieu of the traditional lofted bedroom, an extra 2 1/2 feet of width, an open “studio” feel and multiple banks of large windows. The house was built with high-quality finishes including high-grade cedar siding, professionally finished drywall, bamboo flooring, cherry kitchen cabinets and black walnut table and desk and has been well maintained over the past two years. The house is now ready for a new owner.

    Looks nice, but so much money. I built my 800 sq ft “small home” and equipped with high end finishes for that price.

      Doing the labor yourself saves a lot of cash. But, for those that don’t have those skills, this isn’t a bad price. It’s much better built than a Park Model Trailer for about, or less than, the same price.

        Dave, definitely… Especially, in terms of insulation…

        R-26 for the walls and R-40 for the roof are very high for such a small structure. You’d be looking at best half those values in a Park Model RV…

        Along with better coverage as SIPs offer continuous layer of insulation with none of the usual gaps for studs, etc. in the walls. So it’s more effective overall…

        Using plaster to professionally finish the walls and tempered double pane windows is also pretty high end things to do too…

        When it comes to windows, regular insulated Low-E windows can cost a couple hundred each but custom double to triple pane windows can go into the thousands each… But you can go from around a R-4 to 6 for a Low-E window to R-12.5 to R-20 for the high end windows… Which, for a house covered by lots of windows, can make a big difference in how well insulated the whole house is and whether you’ll have to deal with condensation issues around the windows or not…

    Love the look of your inspiring house. Is it possible to raise the area that is above the roll out bed? How much space is there in the study area? Also where will the washing machine be? I didn’t see one.
