This is the Kokosing, a Nantucket-esque cottage on wheels built by Modern Tiny Living that’s for sale in Ohio.

One of the coolest features of this THOW is the raised living room with comfortable u-shaped seating to create a cozy spot for watching TV or catching up with friends. When the night is done, the space converts to another sleeping area. Storage steps (with space to hang clothing!) lead up to the vast loft bedroom, and the large kitchen means you can cook whatever you’d like (ok, maybe not a turkey) for dinner.

    Where in Ohio? Would sleep downstairs and let hubby have his man “cave”😉 Only thing I would change would be composting toilet! Love the colors and deep sink

    Well I would make some changes to this house. I’ll start with the bathroom. Window should be in back of toilet,Put mirror over sink,hate composting toilet,put in RV slow flush toilet. Next Kitchen. I would remove that large blue cabinet,it is too high up,remove the large refrigerator and put in an apartment size in with a small cabinet above,next take out that cook top and put in a apartment size stove,remove that washer/dryer unit and put in small cabinet. Under staircase put washer /dryer unit. Remove the bench next to washer/dryer unit. Hand rail need to be on other side of stair case. This would then be perfect for me especially at that price that they are asking.

    lI do not say this often…….but I love this house! Especially the kitchen! And I would make that front area my bedroom! Bath a little larger to have a larger shower. Love the colors! Would bring that range hood further down. Not doing much good, up so high. I think that is a convection/microwave…so may not need a range..but would rather a range. I could ramble on..but until I have that kind of cash…it is just a dream. Will keep it in my files, though!

    And I am sure the builder could come up with something. Now where to find that kind of money!

        If you don’t move it often, it would make more sense to rent a truck for a few days.

    Wow! I think this is a fabulous build. The bay window approach on the hitch end is really nice. Love the acacia floors & the blue cabinets. The overall interior design, layout, & colors work so well together. The tile in the kitchen & bath is very nice & doesn’t overpower the surroundings. Tasty! There is next to nothing I would change on this build. Very modern yet still has an amazing homey feel to it.

    Wow! This is very nice. I love the clean, bright look inside and out. The loft has plenty of windows, and the downstairs seating area is so nicely different from what I’ve seen in too many tiny houses. A lot of versatility and well-planned storage spaces. The built-in book cases give this house a luxurious feel that many of them lack. LOVE the kitchen, especially the big fridge and the “big house” look of the place. Well done!

    I love this home as it is. Finding a place to park one on private property is my biggest challenge in Michigan.

    What’s not to love? The layout and colors are fabulous! I wouldn’t change anything except the toilet. It needs a regular flush toilet. I’d make sure to be on land with a septic system/hookup.

    One of the best floor plans I’ve seen.
    I love the colors.
    The only change I would make, if ordering one,would be to move washer-dryer to corner by fridge and shelves over it for laundry soap, towels,etc..

    This is one of the best designs, and well thought out tiny houses I’ve seen. Hit pretty much every one of my “must haves”. Beautiful colors, great layout, awesome design. Love it. I’m saving for this one. Hoping there would be an option for solar power as well.

      Re the high “inaccessible” cabinet — it could be changed to a 2′ depth, extended into the loft, and and adding one of the sliding closet rods that opens from the end in the loft. Great hanging space.

    This is definitely one of my favorites. I would love to see it with a few less costly features to bring the cost down. My only real complaint on the house is having that heat pump unit on the front of the house. It really takes away from the exterior look. (Of course I would tweak the design to what would work a little better for me.)

    I love the concept of tiny houses and this one really makes use of little areas for extra storage. such a shame that housing costs have risen so high in some areas that young families cannot afford even a 1000 sq ft home. but in some areas of the country for 80,000 can buy a 3 br 2 ba in a nice neighborhood. (Paris TX)

    Add some built-in cutting boards (which no one seems to be doing anymore) to increase workspace/counter space, and you’d have a nearly perfect place.
