For such huge house such bad layout? Not impressed at all. And the inside doesn’t warrant the price either.
There is a trend to higher prices with worth design, layout, and interior, isn’t it?

You have the right to your opinion but I happen to think this is a very nice, simple design that would make a nice place to live for those of us who want a bed on the main level. It has everything I could need and more.

It has everything I’m looking for in a tiny house all but the price it’d take me many years to pay off i don’t understand the price.

Mary I usually go to my Facebook page and type in 4Fathoms Designs in the Search Box at the top of your page just to the right of the “f”. If you want you can PM me at my site and I will send you a floor plan to get an estimate from a Diamond Industries as I believe they ship to your area. Materials cost is what drives prices so finish is where you need to concentrate as $50K is your budget. My singles plan has many cost cutting features while giving the advantages of larger homes. but usually you will either have to own your land or be in an approved RV or Mobile Park subject to their fees.

Agree with Kim. This is a nice little house and some of us could be very comfortable in it, permanently. The price as far as I’m concerned is a smoking hot deal. of course I’m in a province which sells condos for $600K and 400 sq. ft. parking space is extra.

the house would also be great as a weekend get away. No problem having it delivered because its small enough to make it through most logging roads, lanes, etc. No need to hire tradespeople to build something in a semi or remote area.

People’s tastes vary. This is going to be some one’s idea of a castle, others not so much. I like it because of the use of wood and the colour. Many people don’t have big wardrobes once they retire and don’t need a lot of closet space. Usually people who live tiny are minimalists and their personal wardrobes reflect that. Some of us have gone from 2 walk in closets when we worked to one regular closet in retirement, and some have gone to two suitcases.

For merely the cost of Two 400sq.ft. Park Model RV’s you get the Knotty Pine minimalist tow behind without wide load sign…For that price they could have at least put a couple of super slides to try to be competitive…Too many ’70’s Ideas in one package for me.

    • Eric
      October 26, 2016, 3:55 pm

But… don’t RV’s start packing up in a couple of years? Fiberglass skins on metal (aluminium?) framework?

      • Bill Burgess
        October 26, 2016, 4:49 pm

Cost effective..Park Model RV’s can be any of a number of designs. From said metal sidings to advanced SIP’S including Therma Steel or Adobe Finishes…Cost relative to need. The units I design have 1.5 bath, W/D, D/W, L.E.D. lighting and set up for solar panels or the latest solar shingle /tile systems. Some even have lofts and all start at 400 sq.ft. Want Ideas look at 4Fathoms Designs on Facebook.

Keepyourpower my works can be found on Blurb Publishing if you are made out of money. I have yet to find a reasonably priced book publisher. A soft cover should never exceed $12 in my opinion but as I write mainly for the Manufacturing Industry I have not been concerned with the cost of these design books.

I’ve seen the quality of these homes and they ARE worth the money – in my opinion. I saw the photos of the Vintage and liked it with reservations but this XL answers most of those. I have been working on my own storage ideas and personalizing Escape Vintage. Is a bit too small for my needs, but not 10′ too small!!! The price on the original one is WAY TOO HIGH!!! No wood on ceilings or walls…..$60,000…..25′ long. but they will haul it for $100 to where you live. But they make up this cost with skimming off quality in the 25 footer. So, NO SAVINGS!! I only need it 3 feet bigger to squeak in my desires!!! These two homes also need some creative storage ideas.

Look at the amount of countertop space in the new model. Ridiculous and I don’t want to sit on my nice couch looking at my mixer, broiler etc etc up on those open shelves. that is not storage…storage is behind closed doors. Like the song!!!! (*-*) Even someone as non creative as me thought up an extension to the countertop space….in original model there is countertop at the left end. I thought of hinging on a piece of countertop and lay it towards the wall and when in use it comes out across the countertop and out 2′ over the floor. I have decided to put in a tall hanger closet in the bathroom counter, incorporating the smaller one on the right into it. In original model, there just are no closets for mops and brooms, clothes, food, shoes. Creative ideas are just lacking in that model. But I also do not want a bowling alley for a home. What attracted me to this TH is the exterior look and separate bedroom. I am too old for a loft!! So back to my thoughts to think up other storage ideas!!!!!! Have fun with yours too!!

    • Bill Burgess
      October 27, 2016, 12:15 pm

Mary you might go to craigslist and look for a fifth wheel with two slides in the 30′ or larger range…Many of them have the things you mention and start around $2500 depending on the area you live in. Of course they will need work and TLC but when compared to $60K for a bowling alley a nice alternative and even paying a carpenter for custom work you will save half the costs..A good way to test your ability to cope with small mobile spaces..Most have large storage areas. Eight years on the road taught us a lot.

Tx Bill…an option, just not for me….female….. I am almost 72 and just had two back surgeries in one week. Then i fell in DOGGIE PEE and hurt my knee pretty bad. So I prefer simple and easy and STATIONARY!!!!!!!!!!!!!!!!!!!!!!!!!! I can no longer clean floors and take care of a yard. I am currently on an acreage and a 1500 sq ft home that i alone take care of. “COME, TH, COME TO ME NOW!!!!”
(*-*)…………….. I need to find a builder near Chatanooga or Memphis that will not charge me 20% just to design and price out my home. I need to compare prices. These 2 areas have TH community parks coming after the new year . i want to live in one of those. Have a good week end coming up folks.

    • Bill Burgesst
      October 27, 2016, 8:51 pm

Mary you might look at the 4Fathoms Designs pages on Facebook as I design mainly for us seniors and a lot of your needs are the same as a lot of people. Everything you need, nothing you don’t need. Park Models start about $20K and go up from there. The best builder as far as quality is not far from you in Alba Texas, Diamond Industries. Brad make a very good product done right. I have a singles plan I think could be pitted and you would not even have stairs.

Very nice house. Spacious feel. Love the separate bedroom. I can see a lot went into this design. As for price, I am an under the hood kinda gal. (Having worked in construction) Two TH may look identical on the outside but one can cost twice the other (sturdier designed-for-tiny trailer, 2×6 enclosed, insulated, vented, moisture barrier, properly set windows, flexible well done electric, strapping… the list is endless). Congrats to those who want to design/build their own, but this is one of the nicer more practical TH I have seen.

Hi Bill Burgesst. Went to Diamond Park on line. The quality looks awesome but I am sure way above my $50,000 max. And several I saw are basically on top of each other. November 27, 2016, 9:57 pm

Mary first check your area for a place to put the home. You might want to wait a bit as I believe the New Fuhrer has plans for the aged and under wealthy…Small Housing is probably a moot point in this country unless sanity awakes before January 22nd… You may PM me from Facebook. I am hiding under my name there…

      • Katherine Bresnahan
        December 17, 2017, 10:51 am

I don’t know whom your referring to as the “New Fuhrer”, but the connotation is simply put, not cool. Considering that you really don’t know what or how this administration is going to react or even care about the “tiny movement” is grossly unfair of you to put such a thing out there. As for the pricing of this unit, as nice and minimalist as it is, $73,400.00 is way overpriced. You can get a 3 bedroom, two bathroom home for that much money. I’m all for living in a smaller foot print, but it seems as it is becoming a bigger notion, the price tag is getting larger also.

      • Angela
        January 28, 2018, 1:29 pm

Beibg an aged person myself, I believe your New Fuhrer comment is more than deserved for our current…ahem…’leader’. I would like to add Dummkopf , since he knows nothing about what he’s doing, doesn’t care to know, and…well, he’ll be gone soon, and good riddance! I am worried about the aged, disabled, and poor until he’s gone.

    • Bill Burgess
      December 16, 2017, 4:49 pm

4Fathoms Designs and almost any Park Model Manufacturer can do a custom design from my drawings so just find an outlet near where you want to live. Although I have seen a lot of used Park Model RV’s in senior parks that can be had for less than $10,000 and the cost to move and reset them would be less than $5000 in most cases.
At one time while in our travels a neighbor in a Tucson mobile home park where we were renting a space tried to GIVE us a 12’X55′ mobile home in great shape….Deals are out there you just have to be in areas where it can happen.

  • Amanda Dolecheck
    December 6, 2016, 12:23 am

I am just starting to look into building a tinier house. I like this floorplan but are plans not available? I guess I always thought the whole tiny house movement was more of a DIY cost saving type thing…

This is my favorite TH. If I ever win the lottery, I will buy it with solar.

  • Michael
    February 16, 2017, 6:45 pm

This would be my choice. However, I would move the bathroom to the opposite end to get it closer to the bedroom, put an u-shaped kitchen and relocate entrance to living area.
But 35′ are easier to tow on a goose neck trailer an then roof shape
should be modified for better wind resistance.

I love this house. Nice and big. The bedroom really looks great because the mattress doesn’t go wall to wall. The wood on the ceiling, etc., is so rustic and pretty. I think having a 35′ long house allows a couple to have one end to themselves in the event of an argument.

Nice house, but I would change the bathroom door to a sliding door (pocket door?). Seems quite cramped to open the door and the only place to go is between the sink and toilet or ON the toilet. Maybe a swing-out door could work too.

Do you think it could get any plainer? Minamlistic at the most.

  • Ivlia Blackburn
    December 17, 2017, 3:59 am

Nice simple design. I can see where the costs are on this model but it would be easy to copy the floor plan for less money. A washer dryer unit is a luxury not an essential, but for many a ground floor bedroom is essential. If built on foundations instead of a trailer it would definitely be a tiny home. You all seem to be set on a tiny home having to be on wheels, if so buy a caravan (lived in one for years with husband and daughter moving around the country for work and it was probably about 17feet long) but shouldn’t a true tiny home be a house rather than a fancy caravan or trailer which is more of a holiday or temporary unit. I know plenty of people who live in them part of the time while they work away from home because they are better than hotels and cheaper as well but I would never class them as a home. And I currently live in a 45 foot caravan (mobile home/trailer) but one which is stationary and hooked up to the mains electric, water and septic tank. Home for now but I wouldn’t class it as a tiny house, although it has been here for 21 years now and constantly been lived in. But trailer in article would be a good way to have all the comfort of a house but would hate to have to it. Interior design is great and worth every cent, would enjoy living in it but would think it would be best if put on a site for good and an outdoor living area added like a patio or something, that would make it near perfection.

I love that the bed is on the first floor, and is a walk around bed. I’ve seen some nice designs with loft bedrooms, but I cannot climb in and out of a loft on a regular basis due to mobility issues. This design is great. Lots of windows for cross breezes, and light. I like the storage, too.

    March 5, 2018, 1:47 am

I like it overall, especially having the downstairs bedroom but i don’t see the need for the two very large windows on both sides of the room (the head & foot of the bed.) With only one set (of wide windows) you could make use of the solid wall space on the opposite side of the room. Love the bathroom with the very large counter.

    • e.a.f.
      March 2, 2020, 3:27 pm

if you’re some one who craves light, the windows are the necessity. What is nice about these tiny/small homes, is you can simply not have as many windows, if you want more wall for book cases or art.

Katherine, $73K and change in Greater Vancouver, Victoria, Kelowna, B.C. will get you two parking spaces to go with your $600K condo which will be 400 to 600 sq. ft. Prices in parts of California and Seattle Washington are about the same as some areas of British Columbia, Canada.
If you wanted to purchase a 3 bedroom, 2 bath home, on a lot, you’d be out $600K in some parts of the province and in others they start at a million. Its the cost of the land.
