A Colorado Tree House Builder Builds a Tiny House on Wheels (For Sale)

John Griffin of Treehouse Colorado was looking for a winter project and had been intrigued by the Tiny Home movement for several years. (Update: Treehouse Colorado is no longer in business)

He has designed and built over 75 tree houses in the Boulder/Denver area so he decided to build a Tiny House on wheels in his back yard to offer for sale to a serious downsizer.

His goal was to use the highest quality materials, components and construction techniques and try to keep the cost below those of the larger companies selling Tiny Homes.

The result is a cozy 17 foot long and 16 foot high home that is now ready to roll out of John’s backyard.

The main living space has a carpeted living room/dining room area with a built in reading nook with a storage loft above and ceiling fan.  The galley kitchen has tiled floor, a two door cabinet for clothes, kitchen cabinets with 2 sets of drawers and a base cabinet with a door, apartment size fridge, stainless steel sink with a drainboard, butcher block counter tops, windows over the both the sink and the stove, and a 4 burner gas range complete with oven. The interior walls and ceiling are finished in 1” by 6” tongue and grooved blue stain pine.

The bathroom has a 1 piece 30″ fiberglass shower, a Sun-Mar self composting toilet and an ultra quiet exhaust fan.

The sleeping loft is more than 7′ by 7′, 40″ high, carpeted, and has a two window dormer and a reading light.

Heating comes from a high efficient Rinnai gas fired wall heater and the electrical service has two 15 Amp circuits. Hot water comes from an on demand high efficiency Rinnai gas water heater.

The exterior has closed cell foam insulation rated at R-25 in the walls and ceilings, Low E metal clad wood windows, Douglas fir tongue and groove exterior siding with Western Red Cedar trim. The roof is custom made of standing seam metal with a 40 year warranty.

    The price is absurd, that’s like 350.00 per square ft. I’ve built custom homes for way less than that square foot price. If he has 25k in it then add 30 percent and be happy and that’s still very high. I’d buy an rv with all the bells and whistles for 55k before I bought that…..sorry hate to be negative, I love the tiny home concept but let’s keep it real…people are down sizing to live debt free not have a mortgage on a camper without everything. Sorry

    For our Facebook fans, who may not see this post, let’s get right to it…
    This tiny house is for sale. The owner/builder set the price. You can buy it and have a fully finished turnkey home. Or you can build your own. But wait, that will take a few months of steady work after you purchased plans. Or, according to others on these pages, it could take at least a year of regular weekends with the help of friends. If you choose a self build to save money there are a few things to factor in to compare to this unit. Reread this description. Buy a trailer to build on. Remember that it’s clad in solid wood toungue and groove interior and exterior, and very well put together I might add. Apply one of the best roofing systems money can buy. Then install high end gas heating and hot water heater. Install all of the listed appliances, bath and kitchen fixtures. Run all of the electrical, plumb it. Install flooring, cupboards, counters. Carpet the loft. That was the easy part. Now you have to do math!
    Add up what you just spent the last year of you lives assembling. I would estimate for these high end materials about $27,000, give or take, depending g on where you live.
    Most builders charge for materials, a little more than retail, and something for their time. Runs about double the cost of materials. … well?
    How did you do on your total budget if you wanted to sell the unit you just built? Your friends helped so you really don’t have to pay them. Your significant other helped as they should have so you don’t really have to pay them either, right? You didn’t expect to get paid either, did you? After all, it only took a year of all of your available weekends to build. Perhaps we should set the price of your unit at cost, $27,000. You break even.
    Wasn’t that a fun learning experience!?
    Now, let’s build the next one. We learned so much on this one! Watch you profit margin on this one!

    I agree with some of the comments. I do not understand how using ‘high end/quality’ products lower cost. Longevity perhaps but not for the average or low income person/couple who are just getting started. If one looks hard enough they can find quality products used and more reasonable in price. Some product may even look barely used. Some folks charge a high rate by the hour and their work quality may or may not meet standards for that rate. These are things to consider along with personal skill, knowledge and funding. We have all heard financing and insurance are very hard to find for mobile or homes under certain square footage.

    For Denise R. I think your question has merit. 16ft high requires a special transport with permits and pilot car. Cost may be higher as routes are planned to avoid lower overpasses and tunnels, maybe even electrical cost to raise wires for clearance. Most states have a legal height limit of 13ft.6in. to reduce these extra costs/transport issues. I don’t think the ‘owner-on-the-go’ would want this extra expense.

    How about building a collapsible roof for transportation purpose. It’s way overpriced.

    Hi John, Your Tiny House is nice but I have seen much better use of space, equally excellent materials and a much lower( 8-10 k) price.
    Your treehouse customers are most likely very well off and have disposable income.
    Small house people again a broad generalization are looking to live a bit more affordable lives.
    I am going to wait out the market.Everyone and his brother are building. Some are real companies,someone time builders but there are alot of them currently for sale.
    If I were you I would put this house in a tree . That is your expertise stick where the money is free flowing.
