Hey, I love brainstorming – what sort of interior ideas do you need? I will say that for wonderful flexibility, having a fold down table is one of the best things ever. Also, appliance-wise, a propane fueled tankless water heater is like, your best friend *ever*. We did this in Spain, and many homes and flats do this there, and in a four adult household, we only went through a small tank of propane a month. Also, any good gas stove can be converted to propane also, and a small tank in the same household lasted us nearly three months. The small gas stoves that don’t have clocks on them and such, are best, you know the type – just a narrow 20″. That gets you some oven space, but don’t go plannin’ anything big like a massive turkey. They’re a snap to convert to propane, or a repairman can do it for cheap-cheap. (Like, under 80$. *Especially* in St. Aug.) Then again, you are building an 8×12, so if you like cooking, a full size range is plenty feasible if you like to cook/bake a lot. But again, to save energy costs, grab a gas range and switch it over to propane, you’ll save a bundle, even if a tank is 45$ (which is about the usual, and of course that’s partially for the tank rental – getting it refilled is even cheaper.)

I will be retiring soon, and would like to build my own home. I would like to buy a tiny home that was already started and then finish it. Can you help me.

http://tinyhouselistings.com/ They have lots of varying housing lists. If you check your surrounding area to see if someone’s selling theirs, that’s a good way to go. Also, some of the companies offer partially finished ones, where you can polish off the interior yourself.

Tumbleweed currently has a few. http://community.tumbleweedhouses.com/tumbleweed-blog/finish-this-tiny-house-yourself/ but they are on the spendier side, but they are good quality. Also, Tumbleweed homes qualify for some financing from banks, like a small RV or carloan.

Sorry to be flooding you Hallie, I am just doing some fast rapid searches here.

Have you considered some of the kit homes? Do you want on wheels, or something on concrete blocks foundations?

If you don’t want wheels, here’s an idea:

Home Depot has some nice sized barns that aren’t massive, and aren’t hugely expensive (ranging from 4-15,000usd) that you can finish off as a home. If you went with say, a 5 or 6,000 usd one that is sturdy as can be, you can do much of the interior insulation and finishing off for a fairly manageable amount. It all depends upon how fancy you want it.
