    it surprises me that a cabin built in 1989 and used in winter, has no insulation, at all. makes me wonder what impact is of the deed restrictions …
    kerosene light, 1/2 bath…cute but a little rugged for my tastes…i would rig alt-energy, pipe water, set up composting toilet, and a KITCHEN that is more than a freestanding stove.

      Dana, you’re likely correct about there being restrictions as there’s at least one nearby land trust that can’t be developed and there are usually restrictions on any property near a body of water.

      Some places won’t even allow any house to be placed too close to a body of water and you may only see structures that were grandfathered in…

      Though, for those who enjoy wood stoves an old school off-grid cabin with no insulation means you can run that fire pretty much all the time, which you couldn’t do in a well insulated structure because it would trap the heat and quickly over heat it, especially in a small space and is one of the reasons why it can be so hard to find a wood stove that will work for a tiny house as most were made to generate too much heat for a insulated small space.

      So good for camping, nature getaways, etc. but just not ideal for full time living…

    Bwahahahaha! Are they dreaming? We’ve been studying property in Maine for several years – maybe someday… And this is GROSSLY overpriced. Go on Zillow and look for yourself. LOL – I needed that chuckle!

      Uh, what exactly do you think any property by a lake, with easy access, is going to be priced at?

      The Zillow estimate actually puts the property value at $94,848… but they’re only asking for $84,500… So how is that grossly over priced?

      Besides, try getting a similar property in one of the west coast states if you want real sticker shock…

        There are plenty of lakefront properties in Maine with better access for far less. This place is near the coast, that is the only reason I can see for such a high price. It is a SEASONAL CAMP, on a seasonal, private (read: no maintenance), dirt road. It has NO utilities, a summer only water tank, and what looks to be a privy. Oh, and the taxes are another thou a year. You can buy a really nice real house in Maine for that price.

        Yes, west coast prices are ridiculous. Just like this one. LOL, call a camp a tiny house and someone will pay a fortune for it.

          In real estate it’s not really about the house or whatever may be on the property, but rather about the land and where it is located.

          The house just either adds to that or subtracts from it… Even simple plain plots of land with nothing on it can be priced higher than this if it’s a high value location.

          Even surrounding properties can either raise or lower the value of a property, which is one of the reasons so many owners care so much about property values and what their neighbors may be doing as that can raise or lower the value of their property… Along with other variables like how much in demand a given property may be…

          Besides, the listing doesn’t call it tiny… That’s just in the title of this article, thus it has nothing to do with the pricing, and as pointed out Zillow actually estimates the value of the property as higher than the asking price…

    Bathroom? Anyway, maybe an Airstream would be a better purchase for that kind of money, and you can move it to wherever you want…Like Florida in Winter =)

    @ James – Well, you can ask whatever you wish for a property, but it is only worth what someone else will pay. Evidently there are a lot of people with more money than sense in the world. Sadly, no one wants to buy land in the South – for obvious reasons. Our place would be worth a half million if it were somewhere other than the South. LOL.

      In real estate, it’s not just what people are willing to pay but a list of variables like simple supply and demand.

      We live in a world with an ever increasing population but the amount of available land is remaining the same. So there’s an increasing level of competition with ever diminishing resources.

      In addition to the trend for people to live in ever bigger houses, fewer people share space or otherwise would live on the same property than they used to. Something like a multi-generational home is increasingly rare and thus what resources there are isn’t being as efficiently used as it can be…

      All of this contributes to how the prices can fluctuate by up to extreme amounts…

      While the down side to booming economies is it usually goes hand in hand with a boom in population density… Mind states like California have Silicon Valley, Hollywood, and other major employers who also provide high wages that in turn draws ever more people to try to live in the same areas.

      This unfortunately leads to higher costs and fewer resources to cover those who for whatever reason can’t compete. Thus the west coast states have seen a rise in homelessness of over 14% from the last two years and an increasing number of them have no form of shelter at all… Thus why we are seeing a growing effort to establish villages, as you may have seen in the other article posted recently.

      While people will also pay for what they may consider hard to get, like a back to nature retreat that you can be sure won’t get developed any time soon… City life can be especially life sucking for many people and it is getting increasingly hard for people to get away from the daily grind and find even a momentary respite…

      This property is surrounded by long term privately held lots, including a land trust that can’t be developed… So like a national park, you can be pretty sure it will remain much like it is for many years… Though, that’s probably also why the property hasn’t been more developed as those other owners would similarly not want any form of development in the area and it usually ends up cost prohibitive to make any serious changes.

      A lot of times what people are looking for is what the land and/or location provides them and the property is just a gateway to be able to access what they are seeking.

      So it’s simply that the actual house isn’t always the most important consideration for everyone… It doesn’t mean they lack sense, just different priorities…

      But I otherwise agree, the system is clearly prone to corruption and favors the interest of those with a lot of influence while bulldozing over everyone else… There are elements that are good, but there are no safeguards to prevent abuse and too many people don’t even see it as a problem and thus it’s likely to get worse before it gets better…

      But that’s why an increasing number of people are seriously looking for alternatives but what that entails and how it will ultimately influence the rest of the market remains to be seen but it’s the legacy of the existing system that provides such disparities and that’s something we’ll have to keep in mind when comparing properties…
