$120K for any home is unheard of, especially in WA state. Although a curtain is not a door, making it NOT two bedrooms by definition. Outside that, it’s a very, very nice house, well appointed and has a lovely deck. Too close to the neighbors for my taste but beautiful landscaping with trees helps mitigate that concern. I’d buy it.

Ella, that price is cheap to me because from the Zillow description it’s in a lake resort area and home prices are very expensive in Washington, to begin with. Also, it would be easy to put a door on that one room and given the fact that the other bedroom is up the stairs, it is a 2 bedroom home.

I think it’s a lovely home, but I would put an oven in the kitchen, a walk-in tub in the bathroom, a door on the one bedroom, a fireplace in the living room, and a washer/dryer in there somewhere. Other than those few changes, this house is perfect.

Under Washington state building code, a fireplace still need tight fitting doors and external air. And if you want a “real” fireplace with a mantel and chimney, that will cost quite a lot to install. If you just want to see the fire, a better idea than a fireplace is just to put glass doors on the wood burning stove.

Yes always good to consider the location! It drives prices.

Love those A-frame cabins/homes as well. They give a lot of light into the rooms.

They’re all SOLD!!!! I’m getting SO frustrated!!! How do you find a builder to do a tiny house like this that’s LEGAL, off wheels???? On a little piece of property one can afford? Like these up to $150,000 ones?? We’re disabled and want a tiny place where it’s cool but we can’t be driving it around! Please help!

Hi Stacy. Sorry! We try to post small homes on land that we find. Right now tiny house builders have a great niche and then there are normal builders, but builders specializing in small homes are harder to find because it hasn’t quite taken off. There are many pre-fab home manufacturers, however, that sell smaller homes and might be able to help with the legal issues. I recommend talking to Clayton Tiny Homes: http://www.designerseriestinyhomes.com/about/
