452 Sq. Ft. Tiny Victorian Cottage

This 452 sq. ft. tiny victorian cottage was built in 1998 by the homeowners in Hagerhill, KY.

They built it for their grand daughter after finding out about tiny houses on Oprah back in the day.

It has central A/C, TV and phone wiring, a full kitchen, full bathroom, and one bedroom.

Over the years the tiny home has had over 2,500 visitors and it’s been featured on several magazines and television shows.

The owner is also the author of a book called Mayor of Nut Valley – Managing Life’s Nonsense by Rosa Lee Pack. The book features the little cottage on the cover.

As of right now the cottage is for sale but it also includes a really large home on the property. The lot is 1.8 acres and the main house is two stories with 5 bedrooms and 3.5 bathrooms.

      Hey John, I know it’s pricey, but it does include a pretty huge and really nice house as well that’s on the property so that’s why.

    Stunning little place, I could move in as-is. To me, it has a warm Scandinavian Country look in the interior. It’s nice to see people unafraid of color.
    I wish them the best in finding a great family to appreciate this unique property.

    I love the way this house has been decorated. It proves the range of homey looks that one can have with a Tiny House and that not all tiny houses must have the “camping lodge” look. Thank you fro sharing this. I’m taking a copy for future reference!

    Oh come on now! As nice as that house is. It’s still over half a million dollars. I’d like to know what kind of jobs people have to afford such ridiculous realstate prices. and why would anyone be willing to buy something like that in that price range….It probably doesn’t have a hundred thousand dollars in materials in it to have it built. (which that is a lot of money as well)

      Im not sure that you read that this listing also include a FIVE bedroom home with 3.5 bathrooms on almost 2 acres of property.

    I have just solved the problem of the LADDER. The ladders in the tiny houses drive me insane. They are ugly, and they are always in the way, and it’s not like they are especially sturdy and safe. Here is my solution I just came up with: A rope ladder, attached permanently at the top, with metal slats. In the floor below, beneath the surface of the floor (so you dont trip on them) two hooks, which you can hook the rope ladder to, making it fairly sturdy. In the morning, you unhook it, roll it up, and put it maybe, in a little hollow at the top of the stairs, to rest in. Is this do-able, you think?

      I’m not wild for the ladder thing either, but I’m having a really hard time imagining how a rope ladder would be any more safe that a wood ladder. I one house, Holly, that had bookcase/shelves on the wall, and the ladder set on top of them when no in use, so it looked just like part of the shelving.

      Holly have you ever tried to climb a rope ladder? Remember this is a home not a tree play house…And good luck carrying that furniture up that rope ladder. Maybe you should look at some of the things on my 4Fathoms Designs Facebook pages for Ideas about small space ergonomics.

    It is a cute house and looks warm and inviting. That said, I feel that filling any space with doo-dads, furniture, wall hangings, knick-knacks, etc., makes it look smaller. So it’s a matter of taste, and if you like decorating every spare inch then you will love this house. Personally, I would feel the walls closing in on me.

    Additionally, after looking at all the photos, I realize now that I didn’t even notice the layout of the house; all I saw were the decorative aspects.

      Well, that is the quintessential Victorian aesthetic, and it is a Victorian-style house. Busy-cozy feel, floral patterns, knickknacks, curtains, wallpaper, etc. So it makes sense in this context.

    Dominick, the price is for a large 5 bedroom home on 1.8 acres with this cute little Victorian house in the backyard. Without seeing the larger home or knowing what the real estate prices are like in Kentucky, there’s no way to know if it’s an inflated price or not. Watching Property Brothers, I’m always incredulous at the prices of houses in other parts of the country. That’s why tiny houses makes so much sense, because you can have an affordable roof over your head.

      I did find one comparable in Hagerhill, KY…it is a 3 bed 2 1/2 bath home, looks like the same type of brick, it is 3100 sq ft so it is a little smaller; has a 1 bedroom apt and sits on 1.88 acres. Only a two car garage (as opposed to a five care garage) and nice landscaping, etc. It is $249,000 so, yes, this other property does seem overpriced.

    It is a very nicely done guest cottage . It would be nice to see the main house but if this nice house is the secondary I can only imagine the big house to be nice. Then again I may be showing contempt in the positive direction !

    I adore the exterior! I’ve always loved the details on the huge Victorian houses near my job and had thought the look wasn’t compatible with a small house. So glad to be wrong!

    Whoever built this little gem ought to offer to sell plans for it. He’d/she’d make a killing. This is totally the house I want. Just perfect for a single person. The only change I’d make is to build a staircase in place of the ladder. But otherwise it is perfect!

        You know…I think that some enterprising homebuilder would do well to consider building tiny/small houses that reflect classic house styles – like this Victorian. Small Tudors, Cape Cods, Gothic Revivals, Dutch Colonials…I think there’d be a market out there for them. A lot of people want tiny/small houses, but with style and charm, along WITH making a smaller footprint and affordability. I hope someone finds a way to do that someday…

          Starling, I would “LOVE” to see someone do just that!! We own 3 acres of land right beside of this Victorian Cottage. I think a “Village” of quaint tiny houses with character, next door to ours would be simply gorgeous. We’ve considered it in the past but now we are retired and don’t have the energy to tackle such a project. Someday I believe our Victorian Cottage will be a historical landmark!!

    ARE YOU HIGH??? Almost $700,000 for that and a tiny bit of land? The house is awesomely cute on the outside but the inside is hidious with the wallpaper and other items painted or stuck to the walls. Not even close to being worth that amount of money.

    Alex you REALLY need to explore this design further. The availability of “Ladder Stair” designs would make this home perfect even for those that can not see past color or wall paper selection. That little Paris number of Piggalley I redesigned with the Mansard roof would go well in the little village Idea Rosa Lee has with this home. Get us a floor plan please and I will share on 4Fathoms Designs.

    I’m reminded of a attention test I took in second grade as read the comments about the price for the tiny cottage .Plus the surprise 5 bedroom home attached. Adorable cottage and just what my Granny would have decorated for me. But this post wasn’t about the decorations was it? Lol. Love the details of the cottage. My father built a mini two story with central heat and air . Real appliances in the Kithen and custom made wood furniture and couches ,for one of his clients daughters about 33yrs ago. It had stairs. I must admit it was a mini stunner but it was a dream play house with all the aminities,kithen, bath, carport to park her golf cart and stone Fire place, even ceiling fans and a balcony.But most of us imagine a tiny home to live in and store our things not just the ones we bring out of our 14,000 sq. ft. Home on the other side of the Olympic size pool complete with water fall. Lol. This house is live able and a built before its time in the tiny house movement. Very well layed out of you pay attention to that part and I feel safe to bet can be built for under the $110,000.00 that the one I had the privaledge of seeing as a child cost when complete. Though Grand and Amazing in every detial it’s not the goal that most in the movement are aiming for. Or the price either. Surely not the guy who can’t see that the $700,000.00 “tiny house”is a steal of a deal with its extra play room . The 5 bedroom along side . Thank you for sharing this Alex. It’s sweet and it made most of us smile. Maybe there Granddaughter will bring them home a great granddaughter to enjoy it for a while before it sells. I have no doubt she would think of it as it is. The perfect little house from Grandma and Papa. It’s adorable

    The new owners could live in the small cottage and operate the big house as a bed and breakfast. I have done this and have much wisdom to share. First, you have to have $$$ for the purchase …

    I believe that happiness exists if you live in a lovely, little house of fairy tales such as this one. Everything is well balanced: colors, available structural shapes (exterior-interior), available materials and furniture environments.
