If you’re looking to go tiny or downsize but don’t exactly want to live in less than 200-square-feet OR be limited by an 8.5-foot wide trailer, then you might like this option. It’s still a tiny house on wheels but it’s a park model because it’s much bigger.

    Very nice layout!
    Love the side door and porch off the bedroom and arched windows. Looks very room and easy to navigate for bigger people. Good job!

    I have been spoiled for all other tiny houses since I first ran across this one about 6 months ago, and not just because it’s cute as the proverbial button. I think it is also VERY well planned for a retiree with a hobby and a few possessions, and grandchildren who like to spend the night. Not to mention a retiree who does not want to climb a ladder. I want to think I could manage in 150 sq ft, but who am I kidding? I would probably go nuts, or more so than I already am!! 🙂 I need to see this house! And if any one has any clue as to the price range I would be most grateful for the info!!

      Kathy: I visited the decorator’s website.

      As you see this unit, with all the upgrades, it sells for $70K.

      Barebones, no upgrades sells for $35K.

          Yes, thank you, Cahow, for this very valuable information. If I ever have to have a foundation house, this one would head the list; it is so well designed; just love it. I would use the upstairs as an office. Love the colors and LOVE the Belleek type tiles in the bathroom…wooohoooo!!! 😀

    I have been in this house. The stairs are real narrow. The pictures make it look big, but the living room is real small,so is the bedroom. They want too much for this unit. I think it cost between 30,000 to 46,000. They are located in Tampa Florida. Right off of I4.

      I’m thinking that at 376 sq ft, I am not surprised that the bedroom and the living room are small……THAT’S the whole idea of a tiny house isn’t it? *Grin*

      Hello This Palm Harbour Homes is in Plant City, Fl I live here and Its a great facility. Ive been in that model home and its nice with a big price tag.

      I’m thinking the sq. footage advertised includes the deck space.
      Interior living space is probably closer to 200-250 sq. ft.
      That’s probably why it felt a little claustrophobic to you, when you visited.

It has big porches at either end, but the house itself is 11.5′ x 34′. There is only one interior photo there and it shows the kitchen and stairs area without all the upgrades presumably, because it is much “plainer”. And you will see that this model is apparently available only in a handful of states/locations, Northern CA being one of them. Good for me!

    Definitely an intriguing design; nothing conventional about it. With all the odd angles, though, and the upscale finish materials, it would have to be an expensive cottage to build or buy. As another poster noted, too, it feels cramped inside. I’d rather spend the money on a more spacious, open floor plan, cladding the structure in traditional clapboard or Cape Cod shingle siding — which to me says “Cottage.” But that’s just me. I’d also opt for a more subtle color scheme. To my taste, the strong pastels used here are overkill. It would be like living inside a candy jar.

    This is the best tiny house i have seen yet and i already live in one! Great design, I live all the added in storage and upgraded finishes. Looks great and this is definately a house i would not be ashamed to invite anyone into. Kudos!

    The link takes you to the Modular homes page. I would have liked to see it at least take you to a place you could see other Park Models. Diamond Industries in East Texas builds the best quality of this type to date and they are NOT as expensive as Palm Harbor was when Palm Harbor quit building the Park Models. This unit was probably sent to a builder for all the custom work and at $70K I am not sure it works. This is what… 2012 info?

      Park Model Lofts have about 50″ of head room so you will not be able to stand up. I have several models I design that will have a Cupola that is installed after the home is placed and hooked up. One of my designs even has a second floor loft that comes out on a separate trailer and set with a fork lift or cherry picker crane@4Fathoms Designs on face book.

    I love this little house! I realize it’s smaller than it looks. I live in a 460sf loft apartment that’s mostly open. What I like about this house is the kitchen (the shallower sections of counter are great for small appliances or ‘stuff.’ Good storage for such a small place (definitely more storage than my kitchen). The paint/decor is lovely. If I built this, I would probably expand it just a bit, up to maybe 500sf.

    Lovely beach cottage. I fell in love with that staircase and its hidden space. It is filled with expensive details: the trim work, extensive crown molding, the bead board with trim in the bedroom and the beautiful tile work. I imagine that one 20′ container on top of a 40′ container could make this work with a more minimalist, modern style. Love the shape of the kitchen. I could definitely live here with less frou-frou and saturation of color. Saving this plan.

      The Industry owners all copies each other…All four of them…So any dealer has all the standard plans. I have been to 11 factories and they pretty much build the same thing they have been building for years..They are unaware of the paradigm shift in spite of all my beating on their desks and sharing plans. So I am writing some e-books on new designs at 4Fathoms Designs and giving away the Ideas. It’s not like any of the owners would be caught dead in one of their Park Models.

    Yuck. The living room looks like conflicting patterns puked in it. Just looking at it makes me claustrophobic. You wouldn’t be able to sit up in the loft beds and you couldn’t open the cabinets in the master bedroom. Backless stools are uncomfortable and impractical for eating or working. Having to climb over the bed to fall out that bedroom door isn’t appealing either. I’ll keep my 3000 sq. feet, thank you very much.

    Love love this floor plan. I’m sure it is super tiny but I love the stairs and the finishes. BUT $70k? WTH?!?!?!

    I sometimes wonder how much we really SEE of the actual structure vs the decor on these things. This is real purdy–but very spendy as it is presented—it’s like seeing those commercials for some car and the “As Shown” price is 2x the regular price!

    I suspect that a lot of the charm of this place IS the decoration and the lovely windows—The stair case is nice (altho now they have given AWAY the “Secret of the Safe” so any theif can easily access it!—

    I would recommend to anyone looking to seriously build something with interesting details to start stockpiling windows and doors and trim from a Re-Store or similar; we often see interesting and sometimes custom designed windows selling for a FRACTION of their retail prices; my husband sells windows and other millwork for a Big Box Store and he is shocked at the prices there. Sometimes companies even donate custom items that they don’t have room to warehouse or showcase and wait for them to sell—we recently saw some interesting custom windows from Pella that had never been installed selling for something like $200 each–the retail on these would have been several 1000’s.

    Worth the price of a storage unit or garage rental if you are within sight of building or re-habbing something. Even if you did one of those storage shipping containers in your yard—around here they are about $50 a month so even for a years rental if you save more than that on ONE window—

    Love the layout, the headroom upstairs and the beautiful windows. Has lots of storage built in. Definitely could live in this house. Would not have to have such fancy window treatments but would not give up any of the beautiful cabinets.

    This one is almost deja vue for me, as my home is a slightly larger version. These stairs are nicer, but I have a large (8′ x 11 1/2′) screened porch, electric fireplace, larger kitchen and bedroom (with a bay window), utility closet at the right of the stairs, washer and dryer . . .AND a half bath.

      the split A/C units are excellent. some will heat and cool. some just cool. LG makes a great induction unit that is relatively inexpensive to operate. I love mine.

    I do not think the base price is bad for this home. The additions make any house cost more. But overall I think it is a good design. Remember it is not just about cost. It is also the size of land one might need for a home. It is about the cost and work to maintain the home. Thankfully we all do not want to live in the exact same house. That would be boring.

    I think this house has a lovely “beachy” look and feel. Since I’m more a forest and mountains person, I would furnish it differently, as well as a little more sparsely. Just personal preference. But overall I think this is a beautiful offering.

    This is my favorite tiny house. I had to e-mail the builder because I could not find this model at their website. I’m not sure they make it anymore.

      Me too. I just emailed the manufacturer. I’ve been trying to find this house since it was shown at the 2012 Homebuilders Show. I look at Tiny homes every day, and nothing compares to this one. The most exciting one shown then was the one placed on pontoons as a houseboat. I’d think I died and went to heaven.

    When “they” (manufacturers) label a pre-built house as a PARK BUILT house they mean what most people call a trailer and it will be sited in a trailer park. The fees for trailer park space rental vary by location and will start about $400 per month and go up from there. These houses are generally profitable for the manufacturers. also they are meant to be stable, not moved from a permanent location. They do not have the same classification as RV like most Tny houses with wheels.

    If the house does not need to be on wheels then I would definitely NOT have such a skinny restrictive floor plan. Simply no need for it. Calculate price per SF to see if you’re getting a deal. Every house needs an exterior entry that doesn’t go into the dining room, kitchen, or bedroom. Also no bathrooms that open to kitchen, dining, or living room. Lofts (in houses on wheels) are always crawl spaces with scary ladders or stairs. Seniors–consider these as you age and wheter you really want to live like this…or is it all a gingerbread pipe dream? I am sure some prefab builders are building homes for seniors (which might mean handicap accesable.)

    I love this… Wanted to go tiny since I became a hermit widow… I’m crushed each time I look, they almost cost as much as me 2600 sq ft home I can’t afford on a fixed income….
    Wish they were like everything else… As time goes by things usually get lower and lower in price… At this point I don’t see myself ever fulfilling the tiny house dream!!!! I guess dreaming is still free, at least until the government figures out how to tax that too!! ????

    Champion homes up here in pa.has 12’x58′ tiny house for $35,000 fully furnished.the one I looked at has master downstairs,loft up and another small bedroom for kids it would be great for me I would use it for storage.i think $70,00o for this one is too much but champion told me they could custom any plan you want.and the dealer I talked to told me payments would be about $200.00 a month
