Would you want to live in a 252-square-feet tiny apartment? I would!

If only they were more common.. And this well designed. This particular apartment studio in San Francisco has a lot of features that a tiny house has. For example, an upstairs sleeping loft to save precious space on the first level of the house. At just 9 feet wide and 28 feet long you’ve got to be smart about everything you decide to bring into space.

When the tenant moved in from Portland she had to start over as far as furniture goes. So she went the reclaimed route by finding furniture on Craigslist and utilizing it for multiple purposes.

Like the television stand in the living room for example. It also serves as clothing storage. She was also able to get a good deal on a beautiful vintage looking desk thanks to Craigslist.

The apartment has exposed beams that look pretty cool but actually make designing the space even more challenging.

The kitchen, just like in most tiny houses on wheels, is located directly underneath the upstairs sleeping loft.

Unfortunately. this apartment doesn’t have its own private bathroom. There’s a shared one down the hall so it’s sort of like living in a dorm when it comes to that.

    Love it…definitely would live in it if in a good neighborhood…I’m looking for a lot in Bend,OR where I can have two or more tinys built…one for me, and one or two to rent or sell. Not willing to share a bath, though, unless the other person would clean it 🙂

    252 sq ft? Absolutely palatial to many of us, with our eyes and hearts set on tiny houses on trailers! It is a sweet little place for an apartment, if I were a city dweller, I’d love it!

    Beautifully simple and spacious. I wish the loft had a skylight. For a city apartment (in which most people don’t spend much time) it’s great! I’d definitely move in : )

    Ya I could probably make it work.. Having your own bathroom would be better… Love that 60’s looking vintage furniture that is shown

    A bathroom would be nice…but not necessarily a deal breaker. I like the cat steps and as the caregiver to 3 felines I’m very much interested in maintaining a good environment for all of us when I build my tiny house on wheels…any creative solutions?

    I WOULD live in it. The tiny house I am getting ready to build isn’t going to have a “bathroom”. Hahaha!

      I know some old timers who can’t believe this generation – specifically, they can’t believe we do “that” in the same space as we cook and sleep. That’s why they continue to use the little house outside…

    Heck Yes, and I don’t mind sharing a bathroom but having my own would make this perfect. I live in a 16 by 16 cabin in the woods and it does have it’s own bathroom. It is actually a bit large for me but I love it.

    I have lived in something similar yet smaller. During college I lived in a fraternity house and each room had it’s own bathroom. My roommate and I had a carpeted deck over about half of the main room so that we could have seating and entertainment above and sleeping/storage underneath. It worked out amazingly well once we added a mini fridge, hot plate and microwave.

    Would LOVE to live there if it had a bathroom in the unit. I would not like to share a bathroom. Other than that it is GREAT!

    I wonder if you could have a sawdust composting bucket for a toilet? Then you’d really only need to bathroom down the hall to shower. Where could you dispose of the filled bucket? I’d live in this place. LOVE the cat stairs!

      Erica I have a composting toilet in my Tiny Home on Wheels, (NaturesHead) and if need be, dump in trash and dispose of!

    These are cool little lofts, I looked at them 7 years ago when they were going for $700 a month! Basically a converted office building with industrial bathrooms that were kept pretty clean. The units are large with really high ceilings and a HUGE window and if you supply your own kitchen you’ve got a cool urban pad. This one looks great. Some had much better layouts than others, i.e. the earthquake beam in the middle of everything. Downside is the lousy mid-Market neighborhood. Wonder what they are going for now.

    I love this apartment!! I could easily live in a space like this, though I would prefer having my own bathroom. Still, if I was looking for a rental and the price was right, I’d go for it.

    I would be curious what she pays for rent for this space.

      Yes, I’m also curious as to how much her rent is and does her rent include all utilities: water, sewer (from kitchen sink), electrical, and gas or other heat?

    Faye, I have not tried it, but have recommended it to mobility restricted clients with inaccessible bathrooms, as a temporary emergency measure. Use a bit of cat litter… especially the deodorizing dessicating kind …
    Love the idea of living in a smaller space, which is why I troll this website, and engage in reverse shopping (The latter being a clandestine and covert operation of sneaking previously acquired goods in a manner that will not be noticed or missed by hubby and kids.)It took me too long to come up with this comment.

    I love the used woiden furniture, and the couch looks comfy. The apartment has good style, and I love the coziness of the loft. But even though I don’t use kitchens a lot, that one loooks a little too snug, like a boat galley. And the last piece of furniture next to the cat stairs really solidifies the “bowling alley” look to the place (furniture in a straight line to the far wall. How can we avoid this in small narrow paces to make “areas” and not just sections on a continuous wall?

      I was thinking the same thing. I’d start by doing some kind of window seat in that window wall and not placing too many things opposite each other along the walls. If you have something long on a wall keep the wall opposite it open and place a shorter piece at right angles to the wall now and then. An L shaped sectional couch would work at the end wall too. Lots of tiny house floor plans are too much like those trailers with stuff lined up on the walls with a tiny walking space between.

    Ah…great. Tenant is using space efficiently. Like others I’d prefer it had its own bathroom. Like Pamela, I’m wondering how much rent the tenant pays, how is it heated and does her rent include utilities. I’d surely build something like this and rent out several apts. but would design bathrooms for each apt. Though I like her window-treatment, I’d include some kind of pull-down shade for more privacy.

    I have a house with a separate garage with an apartment (14 x30) above it. The apartment was a fish camp, built in the ’30’s on stilts in Pine Island sound before it was moved here in the ’70’s. Maybe your readers would interested in it. Gene Stiles, Bokeelia Florida.

    Legal obstacles can be overcome with a lot of energy or like minded people. Homes on wheels get around building and safety issues just like travel trailers and rv’s. Where to live and build? Mobile home parks, empty apartment lots or old motel sites. Most zoning law needs to be revised to allow a tiny home as a guest house because this saves resources and energy as well as no new streets and infrastructure. Go talk to your local zoning board. Until there is a lot of voters and business people wanting change and seeing dollars to be made this is what you will find. Right now they will defy and deny but if you have support they will comply and apply.

    My studio flat is very much like this apartment, except I have a tiny bathroom and no loft (the floor space is virtually identical). Change the sofa to a day bed, and that’s me! Even the sofa/chest with TV in front of the window is the same. The only thing that drives me nuts is the sound of the fridge motor when I’m trying to sleep, otherwise it’s perfect, LOL.

    Nicely done. Is the closet opposite of the kitchenette?

    Yep, I surely do approve the cat steps; but one wonders whether they were originally meant for steps. My daughter’s cats preempted her dishes shelves as their own access to the ceiling-high top of china hutch.So long,teacups.This gave me the idea of giving her a sturdy 7-ft Cornice atop a window-wall in the home office. Its 6-inch wide top board is like a wide highway/lounging retreat. Room-full of bookshelves & computer desks, sure. Show a cat a high perch and she will FIND a way up there. Remember, “Cats have Staff”

    Very serene, very calming. No bathroom? As a female, that’s a deal breaker! No piss bottle for me! LOL

    Alex, if you read new comments on old threads, are all these “apartments” that have no bathroom illegal conversions? I’m just curious. When I was single and moved to Chicago, I ran across quite a few of these situations in attics, add-ons, and basements. They were all illegal so you couldn’t get any Renter’s Insurance, therefore, I avoided them 100%, no matter how charming they would or could be. But, this might not matter to most people.

    Nope. NO BATHROOM, no closets, lousy ventilation, inadequate natural light, loft bed with steep ladder ( damage a knee, sleep on the second hand couch), exorbitant rent. It would be like living in a decorated storage unit or the trailer off a semi.
